My wife and I rented through Colonial Residential Properties June 2012– May 2013. We never had an issue with maintenance, and received our full deposit back at move out. We would rent from them again and more than likely will have them manage our property when we move.

How are you going to charge us with cleaning when we had it professionally cleaned and gave yall the receipt, turned in all the keys and still get charged for it! Horrible! Dont ever rent from colonial!

As i was browsing the properties they were not clean at all. The bathroom seemed like someone used it and never flushed. I still decided to rent a property from them. I moved out and they lost my file. They ended up charging me everything that was previously broken/unflishined. It has been a year since i moved out and still I am fighting for my money. DONOTRENTFROMTHEM!

This place is AWFUL. I allowed this company to manage my property from 2011 to 2012 and it seemed like every month I was billed for some type of repair or something ridiculous. They even charged me to repaint the exterior of my house and missed spots on the window panes. Oh and the tenants made a hole in one of the closet doors and they did not replace the door they just stuck like a sticker over it and called it good. When I came to visit the house when the tenants left I also saw that the carpet was all messed up because of their pet and I HADTOPAYFORWHATTHEYHADDONE. They also kept my deposit to clean the carpet while I ended up replacing right after(Thanks for wasting my money.) I now manage my property and others and I will beg others not to do this to yourself. these guys took me for a ride every month and I will NEVEREVERUSETHEMAGAIN. I will use anyone else before this place again.

**BEWAREOFCOLONIAL** I can’t believe they haven’t been prosecuted yet for fraudulent billing/bookkeeping practices. Patsy’s the biggest thief and I’m going to prove it! My mother owns a rental property that Colonial«manages». For years they’ve been over-charging my mother for repairs made to the property that I suspect they’ve also billed the tenants for(and pocketed the difference). They’ve also invoiced for repairs that haven’t been made(and taken the money directly out of the repair escrow fund for the property). –Yes, I have proof. My mother lives out of state so she’s unable to view the property herself. When she has questions/concerns, no one will take/return her calls/emails. They don’t get bids for repair work on the properties, they just have 1 guy they use and they bill the homeowner whatever he wants to be paid(I suspect Colonial gets a kick-back for using him exclusively). Here’s the kicker… my mother and Patsy have been longtime«friends»(even before she started Colonial). If Patsy treats her«friends» this way; imagine how she treats everyone else! Well, she’s not my friend and my mother’s now given me a power of attorney to make decisions on her behalf. I have contacted an attorney and we will be seeing her in court. –GUARANTEED. If you have made any kind of business transactions with Colonial, I suggest you do the same. Patsy, if you’re reading this(and I hope you are), you know who I am… I’ll see you soon. P. S. Don’t believe all the 5 star, 1 line, impersonal reviews. –Companies hire marketing firms to write those. Wake up people…
