Sandra Shustak was the escrow officer for the sale of our home. Sandra did a great job in handling our HOA paperwork and all the other little details. She was fast and courteous and kept us informed. It was a smooth transaction and escrow actually closed on schedule.
When we got the settlement statement, I was happy to see the escrow fees were very reasonable and there were no bad surprises (which has happened with OTHER escrow companies I’ve used in the past). Sandra seemed very knowledgeable and competent and I would use her services again.
Our experience with Palm West Escrow (and Sandra) was excellent. Not one thing to complain about. Thanks again for all your hard work, Sandra.

I completely agree with Lisa D. My husband and I just purchased a home and the Sellers chose this escrow company. I found Teri Radford completely incompetent and negligent. Here are my reasons why:
1. She gave me the wrong closing date because she failed to actually read the counteroffer. She made the excuse that counteroffers (all two pages) are difficult to read.
2. She misspelled my husband’s name. This delayed our signing and our close. She then sent out a second set of documents with his name spelled wrong again. She failed to communicate about this situation with her assistant. This caused a lot of confusion with the mobile notary and her assistant.
3. She had the attitude of «what is the urgency?» and wrote this several times to my loan officer. He had to stay on top of her for the necessary paperwork to be done. She had zero concern that we wanted to close on time.
4. She failed to include any of the Seller’s credits back to us. I just caught this today, after we have already recorded. We were so focused on getting my husband’s name corrected that we missed this. I am now having to collect directly from the Seller. This mistake cost us $ 1,194.
I am extremely dissatisfied with the service I received from Palm West Escrow. I wrote the owner and left her a voice mail. I never heard from her. She obviously does not give a s*** about customer satisfaction. If you want to save yourself tons of stress go elsewhere.

Teri Radford was fantastic! I am a real estate attorney/​broker and work with a lot of escrow companies and can say that Palm West Escrow and Teri Radford are second to none. Responsive, organized, diligent, and pleasant to work with, if you have a real estate transaction you want to have Teri as your escrow officer. Thanks again Teri for all your help and I look forward to working with you again soon!

I called this business to request help finding and printing a grant deed. The individual spent time talking with me and looked info up on the computer — knowing there would not be further business short term. We found the deed hadn’t been properly filed by an attorney. I received advice about how to handle the situation. Gracious customer service for someone who isn’t a customer.

WATCH OUT! Talk about a group of SHADY people in one building! At first, I couldn’t decide if they were incompetent or liars. I now realize they are both… wish I could elaborate as to what they did. Their policies kept changing everyday to cover up their «mistakes» when I questioned them. I’ve never heard of a document being binding with only one party signing it. I’m surprised they haven’t been shut down by now. You entrust thousands of dollars of your money with them and expect professionalism and honesty. DO NOT use them! There are soooo many other escrow places that are ethical, respectable, honest, and professional in the South Bay! Try Crest Escrow in Torrance.
