Precise Property Management Services

I’ve been trying to contact Shannon Motter or a staff member since march 20 to understand rent collected for my 4plex. I’ve tried calling countless number of times, emailed and text and my calls are not excepted. I don’t know anything more today than I did then. I was paid half of the regular amount without an explanation.
I’m due to have surgery soon and trying to get my affairs in order.

I was a newbie in the rental market and I was looking for a manager to represent me in a professional way with my tenants and transparency to show me what was expected as a property owner. My first experience was a huge disappointment, Precise Property Management has not been a good example of what property management is. It is advertised that they were on Angie’s List, unfortunately it was not verifiable. That should have my first warning. Several contractual agreements were violated, they did not represent in the contract the expectations that we asked to cover, my bad of course, for trusting I could expect Shannon to help me cover my bases. To name a few issues; it was extremely difficult to get phone messages returned and rarely would you get a direct answer. Work was done on the property without our knowledge until after the fact when we specifically ask to be notified before any work was done. They charged us for services that were not rendered. They did not inspect the property prior to the tenant moving in to establish a baseline of what condition it was in so the evaluation of the property would be accurate after they moved out. We were told that we could expect them to do periodic visits to monitor the property but when they met me at the property for final inspection they did not even know which house it was, evidence that there were no visits during the 5 months they had the account. The deal breaker for us was when we found out that Shannon had to notified them of an eviction 14 days before we were notified. Shannon did not let us know there was a problem, and the results were that they moved out without notice, This created a hardship that will be very difficult to fix because of the neglect of this company in failing to «manage» our property. Several promises were broken and timelines not met. The final blow was that they left a live check taped to the window OUTSIDE of the office in full view from the parking lot, this was grossly negligent and certainly not something you would expect from a professional.

Precise Property Management is a relatively new company, but create by an extremely professional and experienced property manager, Shannon Motter. As a client, I’ve worked with Shannon for a year now and been extremely pleased with her professionalism and her responsiveness. Moreover, her inventory of homes is growing daily and generally focuses on mid– to high-​end rental properties.
What I’ve found, working with Shannon, is that she is both highly professional and a great judge of character. She’s kind and thoughtful but still a strong manager. You honestly couldn’t find a better combination because she represents her owners well while also satisfying renters.
Until very recently, I hadn’t had any rental experience for the majority of my adult life and Shannon’s company has definitely made the transition from home-​owner to renter a pleasant experience.
I cannot recommend Precise Property Management highly enough and encourage all renters to look to the inventory and rent with confidence!
