Bostonian Appraisal

We have had our home appraised twice by Bostonian Appraisals, once when we purchased our home, and again to help us cancel our Private Mortgage Insurance. We were very pleased with our appraisals both times. Bill Russell was a pleasure to work with. He responded to our inquiry quickly, scheduled our appraisal right away, and sent us the report just days later. It was so easy. We were very pleased with the whole process and would definitely recommend Bostonian Appraisals.

We recently set-​out to get a home equity line on our property. We originally purchased the property in 2007, in a very different financing world. Describing today’s environment as painful and hair-​pulling is an understatement. So I was pleasantly surprised when we worked with Bostonian Appraisal and they were consummate professionals.
Our appraiser, Bill Russell, arrived on time, walked the property and listened to the history I provided on the renovations done of the property since we purchased it. Our property is actually a multifamily with renters, and we had a bit of scheduling hiccup so that we had to ask Bill to wait with us for 30 minutes until one of the apartments opened up. Despite the fact that we were just completely chewing up his day, Bill was really nice and accommodating. He was also really friendly to my two kids, which I appreciated.
As for the appraisal — it was thorough and fair. The real estate markets are obviously in a high degree of flux right now, but Bill did a great job integrating local comps, our renovation work, and the current state of the market to arrive at a value that I was very happy with. We’ve undergone 4 different financing events on this property since 2007 and Bill’s appraisal was an appropriate progression from everything that had come before it, and by far the most professional.
I would (and do) recommend him to anyone who asks.

I have worked with several appraisal companies over the past few years for various properties and generally have been pleased with the consistence in service and assessment various companies offer. One could say there has never really been a need for me to shop around, that is until I mistakenly hired these guys. We hired them based on the recommendation of our mortgage broker and the report they issued contained simple online facts that I could have put together, I think they might have simply plugged in a few numbers into their software and hit print. Fortunately we also hired an appraiser through our lender who had an appraiser designation from the Appraiser Institute (AI), and the discrepancy in assessment was shocking to say the least. The latter actually factored in improvements and looked at recent sales in the area completely differently. If any of you out there have ever been shocked by a poor assessment, get a second one! Especially if the former was Bostonian Appraisal.
