Place is going down hill. Food is over cooked and hair in gravy. Ordered for a table of four and ever ones meal had something burnt… even going here for many years and never had an issue. Will try again and give this place one more chance to redeem it self.

Food is awesome and you get plenty for your money. Prices are extremely reasonable. Most of the wait staff are friendly and accommodating. I’d definitely recommend this place. Family friendly budget friendly hungry friendly.

Can’t believe people actually eat here more than once. I only went one time for breakfast, never again. The worst pancakes I’ve ever eaten. The place itself is like a trashy small town diner that has not been updated in 50 years.

Prices are great. Food was good. Coffee was good but cold at first. The waitress went and made us a fresh pot. It looks very outdated but that doesn’t bother me at all. It’s such a cute spot but not such a great location. I’m not sure how much traffic that mall actually gets. The specials were unique and appealing. Also a ton of food.

Went there for breakfast. Waitress was very nice but the place is filthy. The carpet on the floor is black giving the place a filthy atmosphere. The carpet looks like it hasn’t been cleaned since it was installed a zillion years ago. Hey owners it’s very important to put your best foot forward. Clean up the place. The vent between the kitchen and serving orders was also filthy. Call Robert Irvine! He might be able to show you folks what clean is all about! Try Restaurant Impossible!

Went for breakfast on Sunday morning. At register to pay my bill. Noticed roach running on counter! Told owner he saw it running he smashed it with his hands and smeared it across the counter! And told me he had exterminator comes 2 times a week. This was so disgusting! My son was throwing up ! I will never go there ever again! The owner acted like it was no big deal!

I had the most amazing banana chocolate chip pancakes here! Their coffee is amazing, which of course is the key factor to anywhere I go before 11AM, and the service is definitely including a smile! Though the lunch menu is versatile as well, nothing can keep me away from the pancakes! Such a wam and welcoming feeling in the Pancake Cottage. I will 100% be back!

Went there for the first time and i was happily surprised. The place was very clean with a retro feel. It’s definitely dated, but the waitresses were pleasant and very accommodating. I had the turkey club and my friend had the patti-​melt. Both were excellent. I also subbed the fries for a salad and got a wonderful fresh salad. I’ll be going back to try the patti-​melt.

The wait staff was very friendly, and well mannered. Upon walking in it felt like somewhat of a time warp.
Probably the worst breakfast we’ve ever tried to eat, as I couldn’t finish my meal. Pancakes tasted like a dirty sponge, omelette wasn’t appetizing at all.

This place is a hit or miss. I do go back for the sole purpose of giving it a chance. Some stuff on the menu is ok and others not so. I had the special steak burger with tostones and yuca fries which I did enjoy. My husband had a spinach omelet which didn’t sit too well with him and my daughter had scrambled eggs, bacon, fries with hollandaise sauce on the side which was a hit. Their hollandaise sauce is way better than Holbrook Diner. Price is also very reasonable.

The best Sundays start off with breakfast at the Cottage. We love this place — my wife, myself and my three and four year olds. We’ve been coming here for many years, and while ownership has changed, we still love the food, the service and the people. And there are always crayons and coloring books for the kids! Come here!

Off-​hours weekdays or weekend, where would one get a late breakfast? At times, I’ve had the «Country Breakfast,» a two plater option at Holbrook’s Pancake Cottage: They do a breakfast all the goddamn day. An odd diner establishment set in the face of the Sun Vet Mall, this place is strictly traditional American pancakes and eggy weggs. The room is airy. The food is okay. Coffee keeps comin’, but it wouldn’t kill them to give us a juice with the specials. A-​OK (see pic).
