February of this year I applied for a mortgage and was told to start looking for my home. I received good faith estimates and all so I’m thinking these are professional and I pointed out very old two negative items being reported on my credit that I was not going to deal with and if that would be a problem, I would wait because they were about to come off and actually one has already. I was told no. Okay my next concern was me paying off my truck. I was firmly advised not to so by my realtor and Cody Grizzoffi, one of the loan officers(this was in February). I found a house April 22, 2015 and put it under contract. My initial closing date was May 29, 2015 and as of yet, I still have not closed. May 22nd, Cody emails me to tell me they made a mistake in my income calculations, now mind you we are 7 days away from closing. Okay so now they have to rework my file and switch loan programs, etc… The very first closing delay, I’m pointing out simple things that haven’t been done like rental verification… May 26 Kathy German emails me stating she needs letter of explanation for address variance, still trying to get rental history from landlord, proof of flood insurance(when I toured the home I was told the home was not in a flood zone)…3 days before closing… My realtor requests another week to close. June 4 my realtor requests a two week delay until June 18. June 5 Kathy German emails stating I should be expecting a call from credit plus to verify that one of the negative account on my credit was removed because now she just figured out that these debts would be included in my debt to income ratio for now the different loan program I was switched to. June 18th request, for June 25 close. Okay now we are waiting on refreshed credit report showing that the negative item was deleted. This refreshed credit report takes about 2 to 3 business days. Two to three business days later, I get an email stating that the credit refresh wouldn’t work because TransUnion wasn’t linked to Credit Plus refresh system. TransUnion was the only one still reporting the item because Equafax and Experian had deleted the accounts the first week of June. Since that didn’t work now you have to pay off your truck. I was less than 10 months of paying that off and I was under the impression that it wouldn’t be included in my debt to income ratio. I was told by a mortgage counselor today that them having me do that was illegal. June 23 I gets an email from Kathy German stating please call me this was at 452 pm. I’m thinking okay now it’s on, I have been calling you all day, now the work day has ended for most people we are dealing with. My reply to her was«Never contact me again.» June 25 Shonie Jenkins(Regional Processing Manager), emails me a long list of items like rental verification, letter of address variance, updated pay stubs, copy of 2014 w2’s because she noticed a discrepancy. I’m up at almost midnight in my storage unit looking for something I sent over twice at this point and then takes over to realtor so it’s midnight, I have to work 20 plus hours starting at 700am. Come to find out, there was no discrepancy all she needed to do was to look on the same page where my other income was reported right below was the missing w2’s she needed. Simple things for them but major problems for now. Now I have had enough of the unnecessary drama. On my lunch break I goes to the credit union and pay off my truck. At 740 pm, Shonie notifies me stating now I need to take a housing counseling course. 1105 pm I sends in certificate this is while I had already at work 16 hours. I’m a longshorewoman so that’s how we work… extremely long hours. The very next morning, my realtor emails the long list of items Shonie requested because I have been dedicated to this process for this long I might as well wait a couple more days. Okay as of June 25, the delay requests stopped. The realtor and mortgage company is now on some type of verbal agreement now I guess. I don’t know. All I know is that everyday I’m getting told tomorrow or 48 hours I will be closing. June 29, Shonie indicates she is still waiting on the credit supplement indicating the removal of that negative credit item, didn’t I say earlier that was not possible per Cody? Simple things!!! Now that still doesn’t work let’s get your student loans put into deferment for at a year. Now hold the HELLUP!!! At this point those are the only people I owe everything else is paid for now if I can’t afford a house than I can’t afford a house. Next, okay can you at least get your payments reduced. I have successfully done that. July 2nd, Shonie emails me stating it will be 24 hours for final underwriting and 24 hours for closing. Here we are a whole week later and I still have no closing date.
