AMLI Memorial Heights

I have lived here since 2011 and I really like my experience so far.
I have looked around in this neighborhood and chose this particular complex because of the following reasons:
1) friendly staff in the leasing office. They call to follow up with you after a service request is completed and they are good at accommodating special requests.
2) there are plenty of guest parking so if you like having people over, this is a great plus.
3) directly connected to buffalo bayou park which now offers running trails, biking trails and dog parks. All that is within walking distance from the complex.
4) different unit styles are available for rent. I have been in a high ceiling, 2 story loft since I moved in and it’s my favorite style.
5)it’s also within walking distance to Spotts park.
6) newly renovated gym.

The maintenance crew is awesome– they respond and fix issues promptly, within 24 hours, from minor things like unclogging the tub drain and changing the AC filter, to fixing electrical sockets. In addition, the office staff is always friendly, helpful— and happy. Even with about 300 residents, they remember our names and make us feel special. Thankyou AMLI Memorial Heights!

Elise and all of the staff at AMLI Memorial Heights have been so incredibly patient and nice. I have been late with paperwork and disorganized pretty much every time I have worked with Elise, and despite all that, she is always extremely understanding and accommodating. She always has a pleasant and cheerful demeanor and remembers me when I come in to get packages. Elise worked with me and answered all my questions when I was initially looking at the AMLI Memorial Heights apartments, and it is her professionalism and customer service that helped me make the decision to join the AMLI community. It is really hard to find the customer service and hospitality in this city and in the apartment industry. I think AMLI is very lucky to have Elise and the rest of the Memorial Heights management team as the faces of their business.

This apartment complex is incredible! I have lived here for a year and can assure you it has everything you need to live comfortably!
Top Perks:
1. Friendly and APPROACHABLE staff. Elly and others in the leasing office go above and beyond to make sure all your needs are met. I know I can turn to her for anything!
2. The maintenance team is AMAZING! Any issue (which were rare) I had was fixed perfectly within 36 hours.
3. The location is AMAZINGGGGGG! You have easy access to every major highway and all the fun neighborhoods
4. The rooms are spacious and up-​to-​date
I’m sad to be moving soon, but I know if I come back to Houston I’ll live here again!

Tonight I could not get in or out of this entire property. When I returned at 11:30 at night… ALL the FAB boxes were pulled apart… because NONE of the gates were working, and obviously somebody got very pissed about it! I called at 8 PM tonight to their SUPPOSED Emergency number and left a voice message that NONE of the gates were working to get out.
I had to ROLL under the drive in gate on the ground, to get into the property so I could get home. I am 60 YEARS OLD!!! EVERYONE on this property should be writing these reviews to get these guys to get the gates working.
I only hope that there are not a bunch of teeny boppers at the pool tomorrow who do NOT live here!!!
I think we all need to get our lawyers together to get this property working properly! WHY is nobody answering this EMERGENCY voice message???

I have lived here for a year and have renewed for a further year. I looked at some of the previous reviews and I’m frankly amazed at how angry some people are. It’s true that the gates have been an issue recently but the staff are as frustrated with them as other reviewers. I too have had to drive around to the other gate twice in the last year, although I do try to do it in a less than reckless manner.
But the service from the maintenance crew has been better than I would have thought it would be with most issues being taken care of the following day. I have an ongoing issue but it’s a problem that anyone who has owned a home knows and sometimes not every problem can be taken care of immediately. The front office staff send me updates if I have an outstanding issue to let me know they haven’t forgotten about me.
And speaking of outstanding, those same front office staff definitely fall into that category. Elli, Jennifer and Franklin are the nicest, most helpful people I’ve met. They really go out of their way to acknowledge me whenever I go in and make me feel a part of the family there.
The rent is on a par with other places in the area, which has been noted by others as being very well located for downtown and there’s ample nightlife close by.
I can’t comment upon the pool as I am not that type of person but everyone I’ve seen there has definitely been enjoying themselves.
The complex is clean, dog-​friendly, has excellent access to Buffalo Bayou park and well maintained. I knew what the rent was when I moved in, I knew what I was going to get for that price and AMLI has delivered on their promises. I am very happy staying here and heartily recommend the place to others.

RUN! Find someplace else to live!!!
Ok, so you live in the inner loop and you have a TON of options to choose from as far as places to live. You choose a AMLI property and they tout themselves as a luxury property with all these great benefits (underground parking, gated community, pool, free coffee, trash pick up etc). Personally, I would rather pay less in rent and not have these «fluffy extras» that make them think they can charge such high rent rates. (NOTE: I lived in San Diego ON THE BEACH, with my own parking, 30 seconds from the ocean, ALONE for only $ 850 per month — Oh, with utilities included.)

Every year our rent has been raised by $ 100 (we’ve been here 4 years; this will be our last). We are not paying $ 1800 a month for a really not that great one bedroom town home.
The Problems:
1. The gates NEVER work. Sometimes you go to one gate to find out it doesn’t work, use some expletive and drive your car recklessly through the complex to get to the other gate because you’re so pissed off it’s the millionth time this has happened.
2. Not only do the gates NEVER work, but the property management can’t seem to notify vendors to NOT LEAVE THEIR VEHICLES over the censors at the main gate (to the right of property) so then you have to pull into the garage, turn around and use that censor. Couldn’t they just put up a sign?
3. They DON’T always notify you of when packages come in and furthermore their offices are sometimes just RANDOMLY closed, especially when you’re expecting a delivery, one that is time sensitive.
4. The interior of the apartments are falling apart and they don’t get their maintenance to come fix them in a timely manner or at all. Currently our door will not shut and lock and they don’t seem to know when they maintenance people will come to fix it, then we get a call (after they’ve called to figure something out they should already know we get notified «It won’t be today».
5. The pool is sub-​par and looks like a pool at a Holiday Inn Express.
6. Some of the staff is nice, some, not so nice. And Meh, care little about their jobs.
7. The coke machines don’t always work, in fact nothing here ALWAYS works. Isn’t this what I’m paying $ 1,800 a month for? It certainly isn’t the horrible rush hour traffic on Studemont, or the valet service, or the preemptive problem solving skills of the staff. Spend a extra $ 400 a month and like at the Windsor, it’s like staying at the Four Seasons. OR, save yourself a TON of money and rent from a landlord and not a conglomerate like whoever the hell owns AMLI.

I have lived at Amli Memorial Heights for 2 years. The complex overall is great, and I have enjoyed my time here. The location is perfect, right near Washington, with several areas being within walking distance. The staff has been wonderful to me while I lived here, including Elly who has always been so sweet and accommodating. She has always been so nice to talk to and very efficient when helping me with something.
All of the staff always go above and beyond to help their residents, no matter what. Had I not relocated for work, I would have continued to live at the Amli. Again, great location if you are wanting to be in the middle of everything going on in the city. They have been great to me the last 2 years and I would highly recommend the Amli at Memorial Heights.

My fiancée and I are in the market for a new place because the historical building we live in was sold and is now managed by GreyStar. The community has lost its sense of community since they took over. There is a very long list as to what displeases me but I am not giving that building a review, I am reviewing AMLI Memorial Heights.
I have made an extensive list of places for us to go visit. This property was on the top of my list. Reading the reviews and viewing everything online, this seemed like the perfect new community for us… until we went there in person.
We were totally given the bum’s rush by the leasing agent. AND to top it off if we did not want carpet throughout and wanted up to date counters/​cabinets the monthly amount would go up by 250. WOW. I have found other communities with leasing agents that actually take an interest in you. We were not shown anything other than the model. I have no idea what the business center looks like, nor the gym, nor the dog run.
Needless to say this property is no longer on my list. I was not made to feel welcomed whatsoever. I think we were disturbing her from a hot game of Candy Crush. Damn us!

AMLI Memorial Heights is awesome. This is the best apartment I’ve ever lived at. I’m sad I have to move but I need to be closer to work. The staff here is great and Elly is always a joy to talk to. I have a few more months here and I’m going to be really sad when I move out. Elanor Tinsley park is my backyard and I LOVE that.

My BF and I have lived here for a year now and we are about to renew our lease. We couldn’t imagine moving anywhere or to any place else. Ellie in the front office is always a pleasure to work with and the other staff are always helpful when you go in there. They have an awesome system of sending out email notifications. They are currently doing a lot of updating to the property and it’s really nice. The dog community here cannot be beat. Dog owners come outside with their pets and let them play and hang out in the many green spaces in the complex.
There is a gate that leads you right onto the Buffalo Bayou trail. It’s soooo easy. The new dog park will only be a 5 minute walk away once it’s complete in Fall 2014. Parking is easy for those in the large buildings. The parking situation for those who live in the lofts along the fence could be better because there is only one spot per household and the other car has to go into the garage.
Maintenance is always quick and responsive. The dog waste stations are always full of bags and the trash bags get emptied out often. I enjoy the valet trash service. They even grab you RECYCLING! How convenient. Everything here has been great for us. The location is perfect and the actual apartment is amazing. We live in a large loft that faces the bayou. It’s an amazing spot to just enjoy a coffee in the morning or a glass of wine when getting off work.

I lived here for 2 years and I cry every night for having left. this place is stellar and the manager that was there at the time Russell was just awesome. so clean, excellent maintained grounds, friendly, quiet. I cant think of one bad thing to say about this place.

Great apartment complex. Very nice pool area, big exercise room for those of us that try to stay fit. Management is wonderful. Very polite and helpful with any questions, maintenance requests are taken care of within 24 hours. Staff works hard to make the living experience here a pleasurable one. They have had movies by the pool, ice cream socials, and brunch for residents, just to name a few of the activities. Premises are kept neat and clean, and nights are nice and quiet so no problem sleeping. I highly recommend Amli at Memorial Heights.

I have lived here for over 2 years, and have been in both a one bedroom and a two bedroom. When I moved in the complex in 2011, honestly I had my reservations, as I read stores about crime, break ins, and every where I looked there was dog poop.
In the last year, they have made VAST improvements on clean up, although if you walk outside the fence it is everywhere, and if I had one complaint, it would be that people don’t clean up after their dogs as much as they should. I have a dog, so I get it, you’re lazy, but seriously people, this is where I live, you wouldn’t want me to come let my Shih Tzu poop on your front door.
The location CANNOT be beat, you have no excuse not to exercise. The new 5 mile park/​all paved running path on the Bayou runs right in front of your door. The dog park is a short walk from your apartment, as is the skate board park, and a bike path. For someone who loves the outdoors, the location is ideal. Also, if you own a dog, you will love this apartment complex, as they are very dog friendly, and even have yappy hours for the people who live here. The Washington Wave will come by and pick you up, and will take you anywhere for $ 15 round trip, we used them for groups several times, and it was super easy. The staff is friendly, helpful, and always quick to respond. I had my wedding dress delivered while I was out of town I requested they take it into my apartment, and they very easily did so. The maintenance is quick, and responds well.
Gym is decent, but they have lots of options in the area including Cross Fit facilities, The Washington Gym, within walking distance, and a new LA Fitness that is going to be built. It’s also close to several bars, dining places, and several grocery stores, including Whole Foods, and Kroger. Also, close to Happy Belly a yoga and Pilates studio.
All in all, my butt will be planted here due to the location, and my apartment until i buy something, which will hopefully be sooner rather than later.

Pool is great. But during the summer it gets to b quite a party. Nothing obnoxious though. Otherwise great lounge area and a nice grill to cookout when u want.
Gym is awesome. Roomy and most of the time ur not bumping into people.
Parking is awesome. Always room to park.
You have direct access to the buffalo bayou park trail. Dog park is right across the bridge
Location is ideal. Close to Washington, Midtown, the heights and the galleria is down the road.
Maintenance is responsive, for the most part. They tout this «we’ll fix it in 24 hrs of you get free rent» but it’s mostly bs because there are a lot of variables in the small print that has to happen.
Dog are welcome. But a word about the messes these pets make. I don’t know why people wanna blame the complex when its really those irresponsible individuals who don’t clean up after dogs. In fact i always see these poor maintenance guys constantly pickin up poop these morons leave around the complex. I mean, at least the complex tries to keep things clean.
I’ve lived here for 6 months and will actually be moving to another Amli property in Dallas because I like the property management so much.

BEWARE.
Yes the apartments are nice, the pool is a frat party, and parking is really convenient.
Things the leasing office doesn’t tell you:
CRIME IS A HUGE PROBLEM. Notices left on our door twice a month regarding car theft, car vandalism, apartment burglary, and attempted entry. There are NO SECURITY CAMERAS, no NIGHT GUARDS (there is a «patrolman» who periodically rides around in a golf cart from 10am-​6pm), and the gates stay open for at least 6 cars to tailgate through. The policeman who handled my tire theft claim told me the complex must be targeted due to its poor gates and lack of security presence since the 3 bordering complexes hadn’t ever had our issues. Management takes no responsibility. After tires were stolen off 2 cars in February, speed bumps were installed. Unsurprisingly, tires have been stolen since. We can’t get out of this place fast enough.
If you value safety and security over convenience, this is not the place for you.

Don’t get me wrong. It’s pricey. But you get what you paid for.
Moving out from California, I couldn’t believe the rents were comparable. But for what I got vs. sharing a spot in Cali, I ended up with a loft apartment with a spiral staircase on the top floor.
They had wine socials, poker nights, Mardi Gras parties, dog days, etc.
Great location, decent residents, the walls are thick enough that you don’t hear the neighbors.
Yes, the pool gets packed. It’s Texas, it’s hot, it’s sweaty. Deal with it. Who wouldn’t want to go to the pool?
I thoroughly enjoyed living here and I def would do so again.

I lived in a one-​bedroom at this location for a year. Out of all the apartment complexes I’ve lived at in this area, this is the only one that I can confidently say is worth the money you spend.
Pros:
–The apartments are extremely nice. You pay for the slightly larger floorplans, as compared to other places in the area, but the $/​sq. ft. is very reasonable.
–Maintenance is responsive! This makes such a huge difference. I had a little water damage from heavy rains and they fixed it in less than 24 hours.
–The grounds are gorgeous and the pool is very nice.
–The gym is well-​outfitted and the machines were upgraded not long before I left. Obviously it’s hard to find a treadmill from 5 – 7 p.m. (not that it’s any different at any gym you’d pay for) but they have plenty of other stuff to keep you busy until one frees up.
–Parking is AMAZING. Compared to other places, the spaces are roomy, the lanes are wide. There are no speed bumps so people go tearing through it, but that’s the only downside.
–The staff is very helpful and responsive.
Cons:
–The pool is SO popular that by late Saturday afternoon, the water has turned a disgusting shade of greenish-​yellow. *puke*
–The gates were frequently broken, which didn’t make me terribly confident about the security. However this was mostly due to idiots hitting the gate, and the AMLI would fix it as quickly as possible.
I do highly recommend the AMLI — the only thing that might keep you out is the price!

I thought I’d update this review as I promised.
Just a brief recap: We received a collections notice a month after we moved out from AMLI stating that we owed them over $ 1000. We weren’t told about this bill until a month later when it was sent to collections. There was also a discrepancy with the date of the final statement versus the date of the collections notice. Basically, the collections notice was sent out a few days earlier than it was supposed to be sent out. The final statement said we had 14 days to pay it back but the collections notice was sent before the 14 days was up.
Needless to say we were both upset because we are in the process of buying a house and we always paid our rent on time. Also, we never knew about this $ 1000 payment.
Today, my husband and I went to AMLI to settle the dispute on our final bill and they were very professional and helpful. They contacted the collections agency and managed to pull it just in time before it hit our credit. And they also took out the «30 Days Late Payment Notice» as well so now we can smoothly get our house without this hitting us either. It turns out, too, that the bill collection agency they use wasn’t supposed to send out that notice yet so that explains the weird dates.
We are both very happy they did this and we can finally breath a sigh of relief. As I said before, we never had problems with AMLI until after we moved out.
I really thank them for solving the problem. :-)

I visited here often before I moved here and was always impressed with how nice the place was & it seemed like a good value relative to the nice high-​end places like the Bel Air across the Parkway. But most of my time here was when it was «The Quarters» under different management before AMLI bought it.
Now I will caveat the rest of my review by saying that I am not from Texas so perhaps I don’t know what passes for «luxury apartments» in Texas… So I would just tell anyone to scratch the surface a bit before you move here.
This place tries to cater to 2 different groups, and in the process fails on both counts. So, you’re either an urban professional, married with a kid on the way — Or you’re looking for a place with a nice pool to bbq at on the weekends.
The problem with AMLI is that on the weekend, the pool area fills up, but its not filled with anyone who actually lives there. Because AMLI has no weekend supervision, the gate is opened for whoever wants to stop by. Great party right? Well, I have a feeling if you can get in to the nicer apartment complexes, then you’re not coming here. I think these are the guys who drive in from Katy or Dallas or Kema for the weekend and basically trash the place for a few hours before heading to Red Door.
Its worth stopping by for a beer on the weekend, I’ll say that.
So there’s enough chaos that parents with kids, or anyone not ready for the beer & bikinis crowd has to avoid the pool — and anyone who actually lives in Houston has a better offer. On the upside, the pool never appears to close so you may as well join everyone else for a beer at 3am.
So just based on the party scene, i’d give it 3 stars. If you’re 22, this is probably a decent place and its a short drive from other places you will decide to move to in a year anywa.
Ok so that’s a lot about the pool. What really bothered me about this place is that the prices have been significantly jacked up, like its the Ritz Carlton, but the place is basically a big parking lot for anyone who needs a place to park for the week, from construction workers to heavy drinkers or anyone who wants a nice view of the skyline from the roof of the garage. I heard there is a security guard, but I never saw him. Even after the hurricane, not once. I guess that’s not included in the rent.
This is not a premium complex. They keep the front lawn and office nice, and the price list suggests a level of sophistication that just isn’t there.
This last part may be the Texas-​New York disconnect that I have, but the entire complex always looks like a huge ballon full of dog dookie exploded and shot random droppings all over the place. And I’m not a dog hater — just a dogsh*t hater.
That huge beautiful lawn in the back with the deck chairs that looks out toward the Bayou? That’s the toilet. Dont let your kids on it.
The sidewalks? They must have just cleaned them before you got there. Go by at 8am and you’ll see the real AMLI. And if you live in a bottom floor apartment, your front door is like the Fed Ex drop box for an express delivery of well-​digested Puppy Chow.
From the point of view of a normal 25 year old+ professional or anyone married, this place gets 1 star. So balance out the 2 stars depending on what you are looking for. If they’d just market the place as a party spot when you don’t want to head to Kema Boardwalk or Galveston, it would be fine — although the rents would have to come down to justify that.
