I thought these apartments were cool at first but then it smelled like trash by my apartment and asked to move unit and they were rude and annoyed of my presence. The manager Jackie was very snobby and made me feel like the trash was my problem. The maintenance is awful. It would take at least a week to get to your apartment and they never fixed it properly. Every time you call the office they never pick up. For the past month my water pressure has been super low and now the whole water in ENTIRE complex has been broken for two days. I have had to stay with family 45 minutes away. They best the office could do is «limited» supply of water jugs. When you ask for help all they say is «there is nothing I can do» I move out in two weeks and cannot wait. Worst experience I have ever had at an apartment and I have lived in apartments my whole life.

They cannot decide if I had a security deposit or a dog. Want to charge me to clean the carpet that wasn’t cleaned before I moved in. Was told it would be cleaned and they would send someone over. The carpet was never cleaned but I am being billed regardless. I found a rat inside their outdoor grills when trying to make food and have witnessed people having sex in the stairwells. Place is overpriced and they will nickle a dime you! If your considering this place don’t, its a mistake!

We’ve been here for almost four years and we love it. The staff is wonderful. and the maintenance is also great. Ashey, Jackie, and Marcus are so sweet and always helpful! They make this place feel like home. I would definitely recommend it!

My search for the perfect home in the energy corridor is almost over. I’ve visited Briar Forest Lofts today and experienced a GREAT tour with Oscar! The unique lofty floor plans«hence the name» fit my trendy style. If you’re looking to live in the energy corridor. This is a must see community.

My husband and I just recentley moved here to Briar Forest Lofts. After being in property management for an apartment community recently, I must say that the staff here is amazing! Our apartment was ready to be moved in to, with no issues. They even went out of their way for my hectic move, and were so kind to me with all of my problems. We had ZERO issues with the staff, community, neighbors, etc. The few neighbors I have met are extremely friendly. This is the first time living in Houston that we feel safe. We can actually walk to over a dozen different eateries, take our dog on a walk to the parks nearby, among other activities that we didn’t feel comfortable doing, just a few short miles away. They have really cool community events, and they are always happy to see you. The community amenities are also really nice, the fitness center is great, even equipped with a spin room! They have several social pools, which are really different and really great! Another plus, a parking garage, so you don’t have to leave your car in the sun. We can’t say enough positive things about this community or the staff, they have been so helpful and kind. We are so happy to be living and actually enjoying a community for the first time! I recommend this community to anyone I know!

i lived here for a year, and i had only minimal issues. PROS: Ashley in management is GREAT! super sweet! that’s the only one i can speak of from there everyone else is rude. maintenance takes takes like a couple of days to fix issues that are not urgent, but if they are urgent they will be there within the next day. my gate key didn’t work they will replace it, very helpful. i lived on a first floor and never had a bug problem, i would just see roaches on the hallways but i mean like its right next to the plants and everything, off course there will be bugs, but NON in my house. never had problem with parking EVER everything was great! never had noise issues either maybe once or twice that my neighbor next door will watch his movies with the base really loud or have a party but the noise would stop before 12 and if you call the courtesy officer the noise would always within in a couple of minute, s half an hour at most. CONS: the trash on hallways stinky, sometimes i would smell weed, but i mean that’s out of the management control. And i guess some people had an issue with security, i would get frequent emails from the complex about people’s tires getting stolen and taken out of their cars, or their cars gotten broke into or their apartments gotten broken into or their cars gotten stolen. But nothing EVER happened to my car and i have a nice luxurious car. So I don’t know, oh and at least i would get the emails from the complex they didn’t try to hide it. and i did see cops once or twice, but again nothing from personal experience so i cant speak for it. location is great! Kroger right in-front!, LA fitness at walking distance, but the complex’s gym is great too! again LOVEASHLEY! shes great! if your signing a lease ask for her! oh the only reason I’m moving its because work, i’m working downtown and I-10 traffic sucks. =) hope it helped!

I just got water damage from broken pipeline. Now I am fighting with them protecting my right as a tenant. Their contractor messed up my unit and sprayed chemicals for mildew all of places without any cover or protection. I have 2 little girls and one has atopic skin disease. I noticed not to do any work without my permission, but they just moved forward. I tried to keep my right, but they just let me know their attorney’s number. Never Never Never imagine you stay here.

One good thing about Houston: new developments never cease to erect. Then of course new means way out in the west. But for folks who work in the Energy Corridor, don’t mind the not-so-happening outside-the-loop quiet neighborhood, and still want to be around a few decent restaurants, Briar Forest Lofts offer that AND its minty apartments with lots of natural light and tall ceilings. Maybe this place is not considered new anymore(it was built in 2009 I believe), but the facilities and the apartments themselves are kept in great conditions. Once you take a tour, you’ll see for yourself the gorgeous hardwood floor, 8×5 feet huge windows, stainless steel appliances, oversize bathtub, etc. I can rant all day about how much I’ve missed my old apartment, but this review is really about the great service I was getting while I was a tenant. First of all, I got a killer deal for the apartment. There was a promotion at the time, and they had honored preferred employer discount with my old company. The gal who helped me with the leasing process(Lauryn was the name, if I recall correctly) was very patient and attentive. I had told her that I was moving from out of state and that I had wished to settle the whole process via internet. She was very responsive and thorough with her correspondence on the phone and email. She had given recommendations on each of the available unit as far as its view, noise level, convenience, etc., so that I could come to a conclusion without seeing the units. It was a bit risky that I had committed to a lease prior to checking it out, but with the right help I was able to resolve one of the great unknowns in a new city. While I was living there, quality and prompt service had continued whenever I needed maintenance. What put it over the top was when I had to move out early due to the job situation, not only that they were understanding, they had told me line by line what charges would be expected to close out the lease, and none of which was unreasonable or petty. I was impressed with the transparency of their number crunching, but I kept my reservation because you’d never know until the deposit was in your hands. Weeks later I got my deposit back with only a minor amount subtracted for not cleaning the appliances well enough. I was relieved at last because the horror of wrestling for deposit with the landlord did not land upon me. IMHO, moving is hard enough, and I really don’t need difficult and tricksy landlord/property management to make the process harder than it is. So thank you, Briar Forest Lofts, for helping a nomad out.
