THIS IS ABSOLUTELY THE WORST PLACE TO LIVE! As a resident with the most recent review, all I can say is this is by far the most disturbing and disgusting place to live. I was forced to stay here due to the fact that I was a transfer student and I needed a place quick. First I thought I got lucky to find 1 single bedroom which cost more than a thousand dollars, which is ridiculous for this nasty apartment. On my move in day nothing was even clean, me and my parents had to clean the apartment and they still did nothing about it, if only this place went out of business, that would be the best for everyone. I wish I could give them 0 stars but please listen to me and DO NOT LIVE HERE!!! What ever you do, don’t do it!!! And those pictures you see at the end of the gallery are all old and fake, the new disgusting pictures is really what your gonna get when you move in.

Horrible apartments. High rent and the entire property is infested roaches! DO NOT LIVE HERE.

For the amount of $ I’m paying for my apartment, Cambridge oaks is not worth it.
I have roaches in my apartment and its beaten up left with holes and stains. The utilities are outdated, old and rusty. My AC has an odd odor when it turns on. And also the restroom was filthy and half broken (sink and toilet) when I first moved in. I asked the front to fix my issues and none of them have been resolved yet.
I would not recommend you to live here. But however if you were desperate enough to move out like me then be prepared to tell yourself that «I’m just trying to make the best of it»

Don’t do it. I chose to live here for personal circumstances and it’s close to campus. The day I moved in, my apartment was not ready. There was spilled food and liquids in the refrigerator, roaches were everywhere (including the freezer), everything was filthy. The shower– filthy. The floors– disgusting. I’ve drowned my bathroom walls and floors with bleach and it is still dirty. My roommate discovered mold covering her closet walls, all they did was paint over it. The wood flooring is cupping and rising. It is also rotting. Management is okay if you talk to the right people: Jessica and Ryan. Katie is okay, but she was interim and I think she was over her head. However she is nice. Some of the student workers are a tad bit ditsy. They keep forwarding mail of another resident to me, even after I made them aware that the address and name isn’t mine. If you could afford to live somewhere else, do it. I’m staying another year because it’ll be my last year in school. It won’t make sense for me to move.

Don’t live here. You’re better off living off campus. Horrible quality of apartments. Ceiling’s peeling, wooden floor pieces peeling. I put a work order to fix my floor, a YEAR later they fix it. And only fix a few pieces, not even all of them. Pest control is awful, find spiders and cockroaches in my apartment occasionally. Shower quality is bad; You barely turn the knob and it goes from scalding to freezing cold. I live in a one bed room so for the price i’m paying I’d expect it be a lot more decent.

Hated living here even with free rent. Avoid this place and management, it’s the absolute worst.

Worst place you can live on campus.
Robbery, theft, murder a common incident here.
Charge fine for no reason. for eg:
One of my neighbor left their trash in the front of apartment and they are fining everyone.
Don’t lock the doors!: no point, the «RA» or maintenance worker barge in without even knocking!
Shower at home: water quality is terrible! The shower in my apartment has been broken for months. To fix, they say, I will need to stay away for a week! Wtf?! I’m paying here and living some place else?!

I absolutely HATE the management. I wish there were zero stars that I could give, but there isn’t. I’ve lived here for 3 years and management has been a pain in the ass. They are also very rude.
There was this one chick, her name was Rachel and she came into my apartment ripping out my Christmas lights that a very close friend gave me as a present. Of course I can understand that it’s some fire code, but geez this women took my belonging and who knows she probably chunked it in the trash.
Also, they have the worst roommate pairing ever. I signed up for specific details of how I would like my roommate and they end up doing the opposite and pairing me up with someone who I can’t live with. I’m fact, I didn’t even get to know my roommate until literally the DAY OF move in. They forgot to mention that my original roommate had backed out of the lease and failed to mention that I would be getting a new roommate.
They charge you for the MOST RIDICULOUS things that I have ever seen in my life. I literally can’t believe it. You have to clean thoroughly before moving out and if you leave one spec of dust or if it doesn’t look clean, they’ll charge you for almost everything. I’m pretty sure I accidentally left a mere penny in the closet and they freakin charge for that too. If it’s not spotless, you get charged no matter what.
They force you to make your bed, take out your trash even if it’s not even remotely full, make you clean all of your dishes… etc if I would be told to do this, I would have just lived at home with my mother. This is ridiculous. I absolutely hate this place. Let’s talk about the patio. I barely left a bin/​tub on my patio and got a warning saying to remove it immediately. Apparently only patio furniture is allowed. I mean what the hell… I don’t really understand why it’s such a huge deal.
I hate that there’s so much rules on EVERY little thing. They’re so worried about everything and making excuses and finding ways to charge us students.
The only reason I chose to live here was because it’s the closets thing to an apartment like style and we’re not forced to buy a meal plan.
Other than that, this place is awful. Complete and utter sh*t.

If I could give this place zero stars I would! I lived here for four years total, and the management changed about two years in. This past year was by far the worst living experience of my life! The complex started charging ridiculous amounts of money without advance notice, like charging each resident 40 dollars to upgrade the internet. Students were outraged and tried to complain, but got nowhere. The upgrade, when it kicked in, was really just a limitation. Residents were given one login to the internet, meaning that having friends over to study became impossible, or even having a phone and a computer on the wireless at the same time was impossible as well. I feel like the management takes advantage of the fact that its residents are primarily students, and complaints are often not even addressed unless a parent gets involved. My rooming assignment was not given to me until the week i was supposed to move in, and only then because I called and pestered the office on a daily basis! When I moved out, the complex refused to return my deposit until I got my father involved, and even than they insisted on charging me for «cleaning» my room and bathroom. My roommate still lived there over the summer, hadn’t even moved out, and I most DEFINITELY cleaned thoroughly before I left. Furthermore, my roommate informed me that they haven’t even come to clean what they charged me over 60 dollars for. What’s most concerning is that I have tried several times to contact the general manager and let him know what is going on, make sure he is aware and proved negative feedback. He did not even have the courtesy to respond my emails, much less address my concerns, and the few times I was able to talk to him in person he was a condescending, patronizing jerk!
if that’s not enough to deter you, just remember that you’re paying $ 400/​month for a fourth of a small apartment. That means that management is bringing in at least $ 1600 a month, per apartment, and STILL trying to nickel and dime their residents for every little thing.

Lived here for 3 years absolutely hated it!!! The worst. They say they pride themselves on putting you with compatible roommates WRONG guess again! My first year I was paired with 3 foreign Indian students. Just horrible and you get crap for what you pay for! I transferred recently to a school in Denton for 420 I get an already furnished apartment (couches tvs microwaves etc…) and my own room. But at Cambridge I pay 402 to share a room and bring my own stuff!!! A bunch of crap and wasted time and money!
