One Park Place

This is the nicest, cleanest, and most convenient building in Houston. The staff is unfailingly polite and helpful. The concierges are first rate and incredibly polite and helpful. This is far and away the finest rental property in the city.

We were potential residents of this place. We were very impressed when we entered the building and after visiting a friend’s apartment. However, when we went to visit the pool with said resident, we were confronted by an extremely confrontational «pool security guard» (older white gentleman with a potbelly and an ego trip) who informed us that we were not welcome as guests because each resident has a 2 guest limit at the pool. What is the point of paying premium rent when you are not allowed to have guests? And when you do have guests, they are treated like criminals. It was humiliating and frustrating. We have a combined net worth to literally buy and sell this complex, yet we are not allowed to enter to pool area (which mind you is about half-​full with the majority being families with small children… red flag). After the «pool guard» would not let us-​the residents and their guests-​all into the pool area, we were forced to relocate our pool day to another popular Houston high-​rise, Skyhouse, to avoid the inexplicably rude staff. We will be speaking with management on Monday, and absolutely will strongly discourage any one of our friends in our group to ever consider this abomination of a «high-​end» apartment complex. As we were leaving, our friends who were the residents in question lamented to us that they would not recommend this apartment to their worst enemy. I mean, if they can’t even hire adequate customer service personal, what can they provide to residents?

Parking situation is terrible, you have to through the traffic of Phoenicia grocery store and visitor parking to get into/​exiting resident parking. Overall parking and turning is very tight. Valet? Also takes time since they have to drive around the block. Multiple downtown functions shut down streets yearly. Cheap appliances, noisy A/​C is normal. they stapled insulation (which they have done for many residents) and in the end didn’t make a difference. Would recommend looking at other places about to be completed unless you need to move here.
Management ³⁄₁₀

I lived here for two years and loved just about everything. The staff, concierge and valet people are top notch. However, don’t expect to get much back from your deposit. After two years of renting, the return from our deposit was significantly reduced due to normal wear and tear. The carpet is cheap to begin with and isn’t designed to last more than a year or two. In the time that I lived there, I paid to have the carpet cleaned four times. The wood floor finish, while fresh when we moved in, quickly began to peel even though I used a non-​water based cleaner as recommended. A recent survey done shows that One Park Place has the highest rent per square foot in the city. Most of the renters are friendly, but there are some who feel that paying top dollar entitles them to be very rude. Lastly, if you are a light sleeper, don’t rent an apartment on the side closest to Toyota Center. The sign announcing upcoming events is flashing all night long, It is never turned off.

I have been living at One Park Place for 2 months and it is even better than expected. The apartment itself is perfect — stainless appliances, hardwood floor etc (check out the photos online, they don’t lie!). The common areas are always clean, from the fitness center, the hallways, the lobby etc. The maintenance team is prompt, requests are completed within 24 hours, but honestly I have never waited 24 hours! BUT the really great aspect are the staff and management team. They want to help you, they want your OPP experience to be perfect. Whether its question for management, or the valets getting your car, you will always be greeted with a smile and helpful attitude. I may never move!

One Park Place is incredible. My girlfriend and I moved to Houston in July and spent a month looking at pretty much every apartment complex in the inner loop in Houston, and once we visited One Park Place we kept comparing every other place we visited to One Park Place… so then we ended up moving in!
The concierge service is awesome. They are happy to do pretty much anything you ask for, no matter how silly the request. I’m continually amazed by their lack of judgment, because I’ve asked for some pretty silly things.
All of the amenities are incredible. The valet parking rules, having Phoenicia and the MKT bar downstairs is soooo convenient, especially for us who work from home, we don’t even have to leave the building! More money for us!
The view that we have of discovery green is incredible and expansive, and getting to see some of the events they have there from our balcony is fun!
The maintenance service they do continually surprises us. The staff are actually friendly and willing to do what it takes to get the job done.
I don’t even know what else I could say. This has been the best and most fun place I’ve lived in so far. Let me know if you have nay more questions about my experience, I’d talk about One Park Place any day.

We moved into One Park Place just after it was completed. Everything about our experience in this amazing building was First Class. We enjoyed the excellent staff and management team. Maintenance issues were resolved quickly with one phone call. The valet service for ourselves and our guests is a real plus for a building Downtown.
The Phoenicia grocery store was a such a great addition to an already wonderful place to live. The location of the building is so very convenient. We found that we hardly used our car.
The pool area is like a luxury resort and the rooms available to host parties on the eighth floor are more like something one would find in a Five Star Hotel.
The balcony was a probably our favorite thing about our unit. We would enjoy having a latte from the courtesy coffee bar each morning while sitting on our balcony and enjoying the great views.
Discovery Green in our front yard with a dog park and ice skating rink has helped make life at OPP memorable and very special.

I am sore from having to move away from all of the breath-​taking views as well as all of the wonderful friends I met at OPP. Also, I’ve lived in apartments all across Texas, and never have I met such a wonderful, professional group of people as the ones on the OPP staff. I’ve promised my wife that we will return to Houston to retire at OPP someday, but until then, at least we’ll have all of the wonderful photos and memories.

I’ve been living here now for a couple months. This location is A1A, there is so much happening at this end of town and it gets better every week. The services at One Park are impeccable. The regular concierges are friendly, helpful and go out of their way to know residents by name. The management staff is very helpful and responsive, and have a solid calendar of small special events for residents. When you combine that with a private back door into Phoenicia, you’ve got a plus no other building around me can match. Sure the rents are at the top end of the market, but look at value and location, hard to beat.

It would be hard to find a more convenient and classy building than One Park Place. I have lived here for over two years and still enjoy it every day. The building is kept spotlessly clean and the services are great. With the Phoenicia market and bar downstairs life could not be easier. I have a fabulous view from my balacony and all the activities at Discovery Green give it an ongoing pulse of excitement.

I was just here this past Saturday shooting a small benefit fashion show for CAMSA (Coalition Against Modern-​day Slavery in Asia) in one of the rooms on the 8^th floor.
The lobby when entering is modern and simple having very tall ceilings giving you that luxurious feel.
The apt we were in was simple, basically rectangle center living room /​kitchen and two perpendicular rectangle small rooms on both ends that are closed off. I didn’t see anything else or notice any other rooms as I was taking photographs of the models. It is very spacious and allows you that modern open feel. At least for this layout. The balcony overlooked discovery green and George R. Brown center.
Fairly nice, wasn’t a huge fan of the layout of that particular room we were constrained to. The location of this building is great especially those sports athletes who get to go to work nearby. You better be able to afford an arm and a leg for these places. I wish the people who rent these apartments out would donate to my «I need money to pay back my student loans fund.»

If it wasn’t for the turrets at the top of this building, this place would have NO distinguishing features. In fact, with the cheap bricks it looks more like a housing project tower. The location is barren too. Nobody lives round here. The pool isn’t even heated and they want HOW MUCH in rent? LOL!!!
There’s supposed to be valet service, but there never is. The only employees on duty seem to be a fairly desperate sales staff who have been given the thankless task of trying to lease these basic and overpriced units to unsuspecting newcomers to Houston. It’s part of the Fingers Furniture empire and that’s not surprising because this place is cheap and badly built just like a one big tasteless overpriced armoire. It should really be called «One Bogus Place.»

So I came here recently for a birthday party. One of my friend’s sister actually lives in this building. I didn’t even knew this thing existed. It’s literally behind discovery green.
It is a 37-​story building with 346 units of luxury high-​rise building. It reminded me something you would find in New York or San Francisco.
I only got to check out the 8^th floor but the view was spectacular.
There is complimentary valet for all guests. And when you enter there is a concierge waiting for you. If you are a guest you can’t get on any of the elevators without first getting key carded by the concierge. He also pushes the buttons for you only allowing you access to the floor you are visiting.
I guess if you are paying that much you deserve that privacy. This place was no joke, when I got the invitation the first thing I checked out was the website. I thought to myself this is not real. But I’ve posted pictures from that night to prove how amazing this place really is. If I had the money I would live here, on the other hand if I had that much money to spend on a place like this I’d probably be off traveling the world instead.
