Pavilion Place

I’m so glad leaving no stars is an option for this dump. From the ever revolving «management» and leasing crew to the high school JROTC «security» guards this place is the worst. DO NOT BW FOOLED BY THE LEASING OFFICE AND DEMO APARTMENTS!!!
This place is infested with roaches and rats. I leave no food or water out. No dishes in the sink and always find roaches. That’s because there’s leaks everywhere in these buildings so there’s moist areas for breeding. I pulled open my condiment drawer and saw mice droppings and teeth marks in everything. DISGUSTING!!!
The water pressure/​temperature/​color/​and smell is terrible. Every other day there is some reason for «the city» to turn the water off. Yet we never see a decrease in the water bill. And of course NO notification is ever given when water will be off because there’s always an «emergency» or «urgent» situation. BS!!!
Instead of replacing old tubs they just paint over them. The paint isn’t even waterproof. I’ve had my tubs repainted and the cracked paint is back. You can literally peel it back in sheets. The small pieces are down the drain which is causing my tub to back up.
I have cracks and leaks in almost every room. The carpet is so cheap it’s sickening. I’m so glad my lease is almost up so I can finally leave this horrendous place.
I give this place a year before its run down like the apartments a block away. The management team surely doesn’t care anything about the appearance or upkeep of this place. I don’t even know how/​why I stayed here as long as I did.

Security here is a joke and there are never any visitor parking spots here at night. I went to visit a friend at night and could not find ANY visitor parking spots with almost an entire hour of driving around. Some of the empty parking spots looks like it doesn’t have any marking, but as soon as you park and get out of your car, you’ll see that the painted marking is just faded. There are signs posted everywhere stating «towing enforced» so I did not want to take the chance to park at an assigned spot. It’s ridiculous! I was later told that finding visitor parking at night has always been an issue. Also, I was able to just drive right in the gated parking lot without being stopped.
The apartment walls aren’t that sound proof and the structure isn’t as sound. My friend couldn’t crush pistachios for baking without bothering the neighbor. When she hoola hoops, the room entire shakes a little. She is fit too!
The area is a bit sketchy but you get what you pay for. If this place is close to your work, you are a quiet person, and you don’t plan on having many visitors, it’ll be ok.

I do like my apartment. The inside is very spacious, I have a washer/​dryer and I pay a great price. My main concern with this place is the freaking parking… the visitor parking is close to non-​existent. My boyfriend recently moved to Houston and can NEVER find a parking spot. He’s already been towed once, and has to drive around until he finds a spot after long days at work and the gym. The only way to get another pass is to put him on the lease… and it costs $ 300? Seems quite bizarre to me. I’ve already paid all the fees and dues upon move in.
Also once it starts getting warm I am praying I don’t have another roach problem. I was seeing them at least once every two days.
However, the maintenance is amazing! They are very very quick to respond and fix things when need be. As well as pest control, they come out on Monday’s and will spray your building and place.
Office staff is usually hard to get a hold over the phone. Email works sometimes.

Not a place I would recommend.
Bugs.
Toilet seat and bath tubs are old.
Refrigerator, Owen and electric stove are very old.
No restrictions on smoking, people smoke where ever they want, it’s a huge «NO» if you hate smoking.
Don’t fall for the model apartment or the leasing office, they are awesome.
People and maintenance guys are awesome. They are very professional. Just, the apartments have become very old.

I have seen some of the negative reviews on this site and I have to voice how satisfied I have been since moving in. I moved in 4 years ago and I plan on renewing my contract in September. I have carefully considered moving closer to work in Pearland but the value that the management team has given me during my residency can’t compare. Everyone in the office is always very busy and i can appreciate what they do to keep this place running as tight as it does. All my concerns are addressed in a timely manner, the maintenace team is amazing, especially Sammy! The property is very well kept and I trust the professionals running that office. When any issues have arised, they were handled with my satisfaction in mind. So I highly recommend anyone to be my neighbor.

I recently moved into these apartments from a competing property on the West side of Westheimer, the area of which was slowly downgrading due to a change in management of the former property.
Before that, I had lived in landlord-​run apartments in Montrose, and before that, what could best be described as «slumlord-​run» college housing. I even lived in an apartment in Moscow, Russia (which made me grateful for hot water, and makes me irate when I see silly complaints about a fitness center not being bigger or not enough parking. Really? Try taking a bath in 12 degrees with no hot water — you’ll really understand the absurdity of «first world problems»). Each move was an upgrade from before, and Pavilion is the best yet.
The property is gated ²⁴⁄₇ with security personnel who are polite yet professional. They learn faces quickly which gives a personal feel and let you know that they are paying attention to who comes and goes. The parking lots and courtyard areas are VERY well maintained — no garbage, excess mail, dog poo, etc around (you can see what sort of issues I’ve had to endure in the past). I love that I can feel safe walking my toddler son around and not be bothered by panhandlers or even maintenance crew that seem to think any woman is a catcall waiting to happen. NOT AT PAVILION. There are many families, professionals, and people who seem to have a tacet understanding of what it is like to live in a multi-​family environment. I was wary this past weekend about the 4^th of July — I was concerned (and prepared) for my son to be woken up to drunken laughter and fireworks (all normal for a holiday, in my opinion) and was amazed at how quiet the property was, especially on a holiday known for loud noise and loud celebration. THAT IS RESPECT FOR NEIGHBORS — something not often seen in the 4^th largest city in the nation.
The office staff are professional, nice, and honest. I worked with Adam and he was polite, funny, took the time to explain things to me, and didn’t talk to me like I was an idiot (I have a college degree and I get irked when people patronize me, which often happens in the sales industry). Even though I’m sure he does it 100 times a day, he explain the contract to me, the various fees, and even walked me to the area where my new apartment would be. That is service! Not to mention that Adam didn’t have the stuffy air that corporate leasing agents seem to have (I’ve walked into a leasing office for info on an apartment, only to walk back out when they look at my jeans and tshirt and assume I can’t afford it and won’t even give me a sales pitch).
I feel safe at Pavilion and I feel like, even though it’s a large place, they pay attention to you as an individual and are quick to address concerns — just look at these Unilocal posts — a representative responded to EVERY post! Who does that? An office that doesn’t take their business lightly. And that is impressive.
I highly recommend Pavilion. It is a great place to be.

What a dump! They’ll lure you in with their modern looking leasing office, show you an apartment model that is a complete LIE, tell you that your apartment isn’t ready, so you can’t see it until the actual day of your move in. That there needs to raise a red flag for you. Always check the place before you move in to it. Let’s begin, shall we?
–Parking sucks. If you’re not home by 6pm, you’re not going to find parking near your complex. You’ll still be able to find one 2 miles away. If you get there by 8pm say hello to driving around for several hours.
–Water from the faucets comes out with a disgusting odor. Maintenance never fixed it.
–Roaches and centepieds are your new roommates. But be ready, they don’t like paying rent.
–The gym? Can’t say too much, they never gave us the code since we didn’t want to pay an extra fee.
–Secure property entrance? Ha! The Rent-​A-​Cop is never there to «secure» it.
— Maintenance took literally a month to fix our leaking tub. What did they do you ask? They placed tape on it as a temporary fix. Tape. TAPE! Tape that didn’t even stick. They eventually replaced the whole tub, it only took them a month.
–It’s $ 40 extra for reserved parking.
–My rent was raised from $ 660 to $ 830.
–I was fined for having a water jug out in the patio for my plants.
All in all, if you have an opportunity to look elsewhere, please do. Not even living close to Galleria is a plus, traffic just to get to Chimney Rock was hectic, let alone Westheimer.

It would be a very poor decision to live at Pavilion Place, or probably any imt property. As you see, up to the date of this review, there was been only one positive review in the last year, which was from someone who did not move here. One star is still too good.
When I moved in the leasing agent made special note that noise complaints should be submitted to property management for resolution. This should have alarmed me, but this isn’t student housing so I thought nothing of it. I submitted a noise complaint because my neighbors seem to think that using their surround sound to shake other apartments is reasonable. There was no reply to this complaint, but of course the noise persisted and I submitted another complaint, which finally earned a reply from property management. This reply was that the neighbors were in fact not loud. A third occurrence gave me reason to submit yet another complaint. Property management replied to this by questioning how I could possibly know where the noise causing my apartment to rumble was emitting. I wrote back that the noise grew even louder as I walked toward the wall I shared with the offending party. Apparently this was not appreciated because I was presented with a noise violation warning. Then to make sure I got the message to quit complaining, a second violation warning (this one for trash and property destruction since I had a clean, unused oil collection pan in the corner of my porch). Since property management will do nothing, I have to go next door to get reasonable quiet. Unfortunately the inconsiderate neighbors are not able to realize that excessive volumes are always loud, so requests for quiet do not last. My apartment is rattling as I write this.
Recently, property management decided that new parking stickers would be required for residents. This may have been a good plan to alleviate the parking problems (remains to be seen), but the execution of the plan has been to make the transition a big hassle for residents. It was stipulated that residents had to present multiple pieces of paperwork in the property office only between the hours of 10 and 4 Monday through Friday. This is obviously extremely inconvenient for anyone with a job. While complying, I voiced my irritation to the agent who was unsympathetic and unconcerned with the nuisance. Then knowing I would need a temporary pass for a loaner vehicle, I asked how to secure one. Of course, they were supposedly out and had no provision for replacing them. Their solution was for me to turn in my permit to the office each time I switched cars. I protested this since it is such a hassle, and they relented that I could email paperwork each car change and carry over the same permit. This was only a slightly better solution. I found it odd that no one thought about temporary passes so inquired further, when the «manager» claimed she could do nothing since this was a «corporate» initiative. I found this claim questionable, so later I called imt to verify. The receptionist would only answer, «I don’t know; I’m the receptionist». I asked to speak with someone who would know, but she claimed that she was unable to transfer calls. Since no actual business works this way I continued to ask for anyone who could help. Finally, she said she would pass my contact information to the «regional manager». No call ever came. I followed up by submitting an email to the corporate address requesting a call from a manager above property level. What I got was a voicemail from the property manager Grace. After claiming to be interested in my concerns, she left a contact number that was the Pavilion Place general voicemail box. I left a message that still has not been returned.
Given these experiences, don’t be fooled by the replies to other review acting like management wants to solve issues. I have given them multiple opportunities but nothing good has ever happened. My suggestion is that you avoid Pavilion Place and the rest of imt’s properties, since the corporate office behaves in the same manner. I also confirm that the other complaints are all valid, except the rent charge issues, which were clearly explained to me, at least.

I do not recommend these apts unless you enjoy having pests as roommates. I have caught one mouse and killed hundreds of cockroaches during the term of my lease. The roach problem is probably the worst. They seem to be living in the walls.
The laundry room is shy of being a living nightmare. The water coming out of the washers is yellow (same color as that coming out of the faucet at my apt; I suggest buying bottled water for drinking purposes bc a Brita filter is not going to cut it). The machines are constantly broken or beaten up, I assume by angry tenants that are tired of dealing with the deplorable laundry room conditions. You must request refunds for broken machines with a third party.
Visitor parking is a disaster. There are «visitor» vehicles that have been stagnant for months and take up visitor parking. Visitors must park outside the complex.
For the most part the people working in the leasing office and apparently the corporate office are incompetent or unable to fix these problems.

So the property manager agreed to mutually terminate the lease which I am very grateful for her understanding. She could have made the process more difficult than what it really was. Im sure ALL of the complexes dont have this same issue; however, if they do, dont expect maintenance to be able to fix it unless they treat the ENTIRE building.

DO NOT MOVE INTO 128! I’m moving out this weekend because of the ongoing problem I’ve had to encounter with mice! I live in the same building as the convenient store and have had to catch (3) mice on traps. It’s unlivable conditions to where I don’t feel safe in my apartment. I’ve been staying elsewhere for almost the past two months.
The maintenance has only patched up the problems over the past two years w/​o fixing it. I also had to deal with roof leaks, foundation cracks everywhere and also had to deal with neighbors having break-​ins, hearing shootings at night and especially the break-​in that lead to (2) deaths. I really like the layout of my apartment and how I had it put together inside so I stayed almost two years but the outside was horrible and having the mice problems leave me in disgust and I can’t handle it anymore. They have been there since I moved in and they will be there when the next person moves in. Unless they actually really detect the problem and try to fix it. What makes it worse is that the front office managers have always had a lack of being responsive.
I’ve posted a picture (sorry for being blurry) of the mouse, we caught in my kitchen yesterday 4÷6÷15. The window and kitchen are closest to the side of the convenient store and I’ve always caught them in the kitchen cabinets.

Another Sunday laundry day. For some this chore is tiresome, some have like 5 other people to wash clothes for. But not me. I’ve always enjoyed washing clothes– it’s just me. It’s relaxing. It’s therapeutic. I can put my music on and just roll with it. I love to fold n sniff my warm clothes as they come out of the dryer. *weird*
But since living at Pavilion, I have grown to hate laundry day. Either I’m losing money in the machines, swatting flies or lil bugs out of my face, or trying to avoid stepping and dropping clothes in puddles of dirty water in the disgusting laundry room. This laundry room is worse then a public washeteria in the scariest part of Houston.
I know Pavilions management is gonna come along and try to leave some lame response to my review trying to persuade those who haven’t moved in yet that it’s not that bad. So I provided pictures for your pleasure that way you’re not tricked and fooled like I was. I question why I pay $ 730 a month everyday I live here. You will too. Trust. Don’t make the same mistake.

They do a great job of getting you in. I came a holiday weekend from out of town to check out a few places and thought the model and customer service was good enough for what I wanted and need and thought cool! Reasonable cost, good size for the buck and easy access to shopping and downtown. How bad could it be? Read on…
I requested a unit that came with a washer and dryer, but it had gotten «rented» as I was finishing up my paperwork. Then a few days later the once unavailable apartment became available after the prior renter fell through due to bad credit and to show their level of customer service, they called to tell me it was available but for an increased rate. After asking twice to honor the quoted rate from four days prior, they would not oblige.
Going forward this is my second month paying rent — of which both months have been wrong. To my benefit? Of course not! Cleanliness examples — Day 2 of moving in, cleaned out the refrigerator, there are dead roaches in it. There were a few roaming in the bathroom and finally the clan was killed off once there was a pesticide bomb. The paint job was subpar. No wiping down of walls, but painted right on over whatever carcasses of insects and dust webs. Rusted garbage disposal and washing machine that they were «nice» enough to replace but the no attention to detail, the hoses were put on backwards. Oops! All dark clothes washed in HOT water even though the dial said cold. And after all of this, the service in the front office of the managers was unprofessional and careless. I couldn’t imagine it would have been such a headache and disappointment, but sure enough it is. After all is managed and taken care of, the place is tolerable and for the most part, it is pretty quiet. Just pay attention to your rent basic math goes a long way. #crooks
If you have the patience to micromanage the staff who lack care they put in to maintaining the apartment and failure in professionalism, sure move here. You have been warned.

It’s decent fitness center for cardio but they don’t have free weights :(
They do have one leg machine and another for arms. Unfortunately there isn’t much variety at this fitness center.

I have lived here almost 3 years, from 2009 – 2011 in both the back and front side of the complex. The community as a whole is terrible. There is rarely a place to park, more so in the rear of the complex. If you go out at night or on the weekends you may have to drive around in circles in hopes of finding a place to park a mile away form your unit. The walls and ceiling are very thin, you can hear your neighbor’s play music, watch tv, and walk around. I am young and like to have fun but for those who have jobs the lay out of this place has acoustics that allow the child’s play and neighbors parties to travel directly to your bed side. And noise complaints are a personal waste of time. You will get responses such as suggestions to meet with your neighbors. The best solution is to call the police. Maintenance is terrible, twice my a/​c unit went out, both times on a friday and both time i had to go an entire weekend with out a/​c when the outside temp was well above 90 degrees. The manager refused to discount the rent or reimburse the hotel stay because «parts break down.» This problem could have most likely been avoided if management would bother to buy a decent a/​c unit. I have a 2 bedroom apt slightly over 1000 sq ft and my electricity bill can reach $ 300! Unacceptably for a apt this size esp on the first floor. Water has been another huge issue, it can go out for over day with no notice, and pressure is regularly terrible even on the first floor. Another huge annoyance is the entry. A gated community sounds appealing but is much less ideal when the residents and visitors have to enter from the same gate. Sometimes you have to wait in a 5 car line for 5 mins just to get in. The price is fair but not worth the constant and consistent problems. Take the time find a place you would be happy to live, not a location your contractually trapped!

I lived there for 12 years in the same apt (I KNOW long time !). Worked in the galleria the whole time and only moved when I bought a place close by. This is a great place for the price and location near the galleria. No issues other than the regular complaints we all have with apts. In fact mgmt did not even charge me any more than my deposit after 12 years of loyalty. Thank you Grace and Ginesa you all rock ! Oh yeah, thats the managment team, they are great and will actually listen to your issues and resolve them.
