Post 510

After 9 VERY LONG AND EXHAUSTING months the VP of Post Properties finally agreed to let me out of my lease at no cost to me and waived all fees and penalties; as they cannot do anything to stop the noise. I have moved a week ago now and for the first time in 9 months I have been able to stay home and relax without having to deal with banging on my ceiling it almost feels like a luxury. AGAIN I WILL STRESS UNLESS YOU ARE ON THE 5 FLOOR do not consider this complex as you can spend $ 1600+ a month elsewhere for a 1+/1 and hopefully have a quality built unit.

I’m moving out in August because I’ve opted to get a house with a few roommates. Yes I can hear my upstairs neighbors every move, but I also realize this is still an apartment complex that was recently built. Any new apartment complex in this city will have the same issues. If you’re looking to rent, be sure to talk to Oscar. He’s a great person who will watch out for you. I live on the 2^nd floor and it’s very quiet. The only down side is our complex faces Colquitt Street and that tends to get a bit busy from parking and people having their guests meeting them by the complex entrance that faces that street. That means you should be prepared for a few loud drunkies on the weekend, but it’s nothing major. There’s a great gym, the computer room printer always works, and yes the delivery services leave the packages outside your door but I’ve never had any issues. (In fact our neighbor sometimes gets the package for us and personally delivers it when she knows my roommate or I are gone for an extended time). This is a good spot, but you should just remember it’s a new apartment complex in Midtown/​Montrose. You should be prepared for the area. If you want absolute quiet, move to The Woodlands.

I’m really leaning towards 1 star, but left it at 2 because this is a great location and has pretty good amenities. That covers the pluses. As I will describe, the excessive negatives more than cancel out these 2 pluses. This is my first apartment in Houston, but I’ve lived in apartments for the previous 10 years in the metro Atlanta area.
I would bet Leila’s 5 star would be different now, as I moved in ⁶⁄₂₀₁₄ and also, initially, thought I had landed in a wonderful place. It really was a) when Monica G. was still the property manager, and b) before there was more than 50% of the units leased.
Of course this is an apartment building in the city, so you have the typical road noise, sirens at all hours, slim parking options, and you can hear it when your next door neighbor has loud music/​tv going.
As Chris and Gordon have already stated, the noise from the direct upstairs unit is completely ridiculous. The unit above mine was vacant until February, and since then it’s been pretty much unbelievable. Yes, the footsteps cause light fixtures and cabinets to rattle — it sounds like a bass drum pounding. I thought other residents were exaggerating when they complained of the noise, and now that the unit above mine is occupied I am living the nightmare as well. It is incredibly disappointing to experience, and I find it difficult to convey in text what it’s like — I’m literally in disbelief how bad this is. My wife and I use ear plugs and a large fan in the bedroom to mitigate the noise but it’s basically futile. You think that a brand new ‘luxury’ residence would have been better constructed. I’ve lived in apartments built in the 1960’s that were vastly better acoustically insulated.
Perhaps just as infuriating as the extreme noise issues, is the ignorance of the property management (by this I mean ignoring residents). At least when Monica G. was here she would acknowledge the complaints of residents, even if she couldn’t/wouldn’t do anything to address the issue — but since she left (in January I believe) I haven’t gotten a single reply from several inquiries. Some of these were related to unannounced outages in water and/​or power, but also include noise complaints.
It is useful to know, also, that packages are left at your door or sitting on the floor of the mail cage. The property refuses to hold packages in a secure room for the residents to sign out, which is a first in all of my apartment living experiences. The community room is locked at 10 pm daily, including weekends, even though we were told it was open until midnight when touring the property. There have been a few incidents of theft, however I do not feel unsafe here.
This is the most expensive apartment I’ve ever leased. I also rented from Post Properties in Atlanta, with very much more positive experiences. Given that this is a brand new residence, is marketed as ‘luxury,’ and is a Post Property only makes the disappointments of being a resident greater.
If you are considering this place be cautious, I agree with Gordon — I would only consider a top floor. I also challenge you to find anyone who has renewed their lease here… If you think I’m just a whiner, feel free to disregard this review and move into Post 510 — you’ll more than likely be writing something similar in due time.

My new home! This place is beautiful, quiet, safe and convenient. The leasing office staff is very friendly and professional. The maintenance is very thorough and efficient. Moved in end of August and it’s been amazing since, the security is also a huge plus.
