The only reason I am giving this place 4.8 is maintenance is wonderful! Front office I would give 4,1 only because they will sign for a package but will not let us know when it is in the front office Now as quiet times go. It should be between 10 – 10:30 some people don’t know to stop yelling and it keeps everyone awake. Like 144 and 146.

I have made several attempts to try to contact someone who can help me with my situation. I have sent numerous phone calls, emails and several Facebook posts. I was told that Brandy Campbell would be able to help me with my problem, but obviously, with this message, she has failed to do so. Since I feel that my issue has not been taken seriously or with any sort of real urgency, I have decided to make my problem more public.
On December 9^th, UPS delivered a package to the Villa D Orleans apartment complex that Trinity property consultants runs. Erica Lee, the property manager for the complex, signed for the package. Since I was expecting this package, I checked with the front office regularly to recover the package. After the package was past its due date by several days, I had my father to check the status of the package. I was then informed that the package had already been delivered.
The contents of the package were an estimated $ 400 worth of Christmas presents that my parents had sent my girlfriend and I.
On December 17^th, I confronting the office about the whereabouts of the package, but they had very little to say other than that they did not have it. I went through the normal routine of asking the manager how this may have happened, or what they can do to help. I explained to them the importance of the package. Management was insistent that they would not take responsibility for loosing the package. However, I would presume that when signing for the package, they assumed responsibility. Nowhere in my leasing agreement does it say that the property is not responsible for packages that they sign for. I would like to also make it known that I do not have a mailbox for my apartment, or an actual apartment number since I live in the apartment complex clubhouse. When I moved in, I was told to have all of my mail sent to the office and I could recover it there.
My next step was to contact the property supervisor since I was not being helped with the situation. After a week and a half of leaving unanswered voicemails, I emailed Brandy Campbell (the supervisor) for the fist time. In sequence, I also tried to contact someone for help through the Trinity Facebook page. I received a reply from Facebook that Brandy Campbell would contact me shortly to help me with my problem. The message that I received from Brandy Campbell on January 2^nd was far from helpful. It stated that I needed to file a report through UPS in order to be compensated for my loss. She even sent me a link to the website so that I could read all about going through the process. When I clicked on the link, the very first line on the UPS website states, «If a package is not delivered, UPS can help by performing a search to locate your package.» However, the package was delivered and signed for by the property manager. So this was not a viable solution.
I had already spoken with representatives of UPS prior to Brandy Campbell’s message, in which they informed me that since the package was delivered and signed for by an employee for the apartment complex, UPS was no longer responsible and would not investigate or pay a claim. They held the apartment complex responsible for the loss.
I replied back to Brandy Campbell three times trying to follow up and informed her of my issues still. I received no response from her on the matter. In sequence, I sent a fourth message to Brandy Campbell and a Second message to the Facebook page of Trinity Property Consultants. I finally received a second and third email from Brandy Campbell on January 8^th. In the third and last email that I relieved from Brandy Campbell, it was stated that, «Management is not responsible for lost packages.» My understanding of this is that the property is not responsible for packages that they sign for and then loose.
On January 12^th, I sent Brandy Campbell a message explaining my frustrations still and that I was not happy with the speed in which my issues was being handled. I still have not received any response back from Brandy Campbell. I was very clear in my first email to Brandy Campbell that I wanted to resolve the problem internally and if this could not be done, then I would need to file a police report. Today, on January 14^th, I filed a police report with the Houston Police Departments theft division. I was also advised to take this matter to civil court.
Before this insistent, management and other employees did not keep a log of any mail that they receive and hand out to residence. In recent past, my girlfriend has actually been told to look through the packages to see if anything had come in. The property has since changed this practice and now keeps a log and has residence sign for packages. They don’t see a mistake on their part, but have since changed practices??? I have also been given a mailbox as well, which at this point, I would prefer.

Regarding the not responding to the request for rental information via email sent as a pdf: After being told by Donna to send in my own rental release form in addition to that, I called back and asked to speak with Erica when there was still no response to that form. Someone who claimed to be Erica and sounded like her spoke with me and definitely told me that she would get to it ‘on her break’ as if it were not part of her job. I will say that other than that comment implying that is not part of her job regarding our rental information, our interactions with Erica have always been fine. I certainly don’t appreciate this not being acknowledged.
The person who knocked on the door on Saturday morning may have been that Donna person, as my husband answered, not myself. I am pregnant and had a bad cold and I am usually the person who speaks to the office. Some package delivered to someone in that office certainly smelled like fish but it was absolutely NOT the package that came for us, which as I said before contained crib sheets. I do not appreciate the fact that whomever that was disturbed us to be rude about something that had nothing to do with us. We’d lived here for over a year and have not had that happen at all before and were absolutely shocked. Regardless of the official policy, I have never showed ID to pick up a package. Perhaps because the management used to know me by name and were polite. I doubt it is part of the policy to beat on resident’s doors and yell at them about other people’s packages smelling badly on weekend mornings either.
The response given by Villa D’Orleans staff here confirms my thoughts that the management here most likely lacks integrity due to the continued dishonesty therein. Regardless of any issues that may be temporary, it still leaves a lot to be desired.
Further, I have emails dated for between the 24^th and 2^nd from Erica apologizing about the incorrect dates on our lease renewal and the untimely notice. That was in early December and we gave notice less than 5 days after that and confirmed that the end of the lease was what is stated on the signed lease we have. This incorrect date was also far from professional, of course. I do not have any questions about this as I have a copy of the lease and know exactly when the lease term is up as well as that we have given notice to leave by then. At least the response here did acknowledge that this was an error of the management, though note that we also did not receive any notice 120 days in advance, it was 24 days from the date on the notice in error, 54 days from the end of our lease.
I certainly hope that the client service here will improve. Perhaps knowing that this is something that will have consequences in reviews and possibly with lawyers if errors such as the lease renewal date errors continue, will make a difference in that because the prices here are not competitive enough to warrant poor service to residents.
