The Hudson at Westchase

First I’m glad you are reading this review I wish I would’ve done more research beforehand!!! PLEASE PLEASE PLEASE don’t move here. I’ve been here since July 2015 and stupidly signed a 12 month lease with the first month free so i am under contract here until the end of July. This place is so bad that I’m paying an extra months rent at a new place on top of this one just to leave a month early. I can’t take it anymore.
If you just need a place to stay and have very low standards and a high tolerance for messiness and rude inconsiderate people around you (including the staff) then by all means this is the place for you. This place is very noisy and has kids screaming everywhere. People don’t keep their dogs on leashes and theres poop everywhere. But I can say that the poop is only partly the residents fault. There are has bag dispensers around the communist but they’re always empty and never refilled and the can is always full of trash. I see it every day and it makes me disgusted to know I live around people that don’t even respect where they live.
I haven’t personally experienced any type of criminal activity here but this place is very prone to it and can be seen as an easy target. The gate is always open. They say they keep it open during business hours but I’ve seen it open after those times. The lights go out around the property at night on the weekends. It’s literally pitch black and super unsafe. If you dont have your own washer and dryer and have to use the laundry room, DONT! You’re better off finding a laundry mat down the street somewhere bc you’ll end up with soaking wet clothes on a Sunday night with nothing to wear Monday morning. This hasn’t happened to me personally but I’ve seen people standing there helpless trying to contact centerpoint after hours with no luck. I haven’t even cared to ask why the lights go out bc I make sure I’m not here most weekends. It’s horrible.
I didn’t experience any roaches until about 2 months ago. And yes that was probably because the crazy rain OR it could’ve been the huge pot of cooked white rice i saw spilled out all over the grass. Like I said it’s sad people don’t want to take care of their surroundings.
The inside of the apts arent horrible but the «renovations» are pretty subpar. The handle on my fridge broke a few weeks after moved in and according to the maintainece man someone apparently painted my tub «incorrectly» and now everything sticks to it. It’s disgusting.
The staff are what I would call revolving not evolving. Luckily I don’t really have to deal with them much since they only do online rent payments. The times I’ve been in there there’s always a new set of people. I guess they realise they’re working for a pretty crappy place and they’re selling a scam product to people. They are all pretty young so I expected some cattiness and immaturity being that I’m in my mid 20s and just got out of college and dealt with on Campus foolishness. But I recently just bought a parking space bc of the 2 crime watches they emailed me and I didn’t want any issues when trying to find parking late at night but of course someone parked in my spot so I went in the office to ask the number of the towing company and they suggested that I just park in the other free spot for the time being. That’s pissed me off and they showed their true colors. But like I said I’m trying to stay calm bc I’m out of this shit hole in 2 weeks.
I would give this 2 stars bc I like I said if you just need some where to stay and don’t expect much for what you pay for then this isn’t the worst place to live but if you enjoy your sanity and a clean and respectful environment around you then please PASS UP this place and the Crosby (the sister property) next door. If have a few extra bucks to spend a month please look around for something better.

If I could give a –5 star rating I would. These are the worse apartment I’ve ever lived in. I was robbed at gun point coming in to the gate (which for once was closed). I’ve lived here 2 years now. I told the leasing office they couldnt have cared less. No notice went out. No security. If you make a maintenance call it takes week to complete. And it’s usually not fixed. They change staff every other month. They all have bad attitudes. And never want to work. They allow towing companies to run rampant in the apartment. They apt makes money from towing your car. It’s very dark lighting at night. So people are probably getting robbed all the time. Please don’t move here if you care about your safety.
This place is a scam. They tell you your deposit is 99 and then the day you’re supposed to move in the tell you a ridiculous deposit it for like $ 800. That should be against the law. This place is over priced. You pay more for the location than the apartment is worth. I’m moving out ASAP

This place is ridiculous !!! I moved in here 3 months ago. And can’t wait to move out … Actually I’d rather to be homeless than live in here
My first water bill was $ 38 or something, second month was $ 48 and now the water bill is $ 110. When I called and asked why it’s so high for only 2 bedroom apt they said cause many people moved out so we have to pay more ! It’s not my first time that paying bills and never heard that ! And Way you’re more than welcome to move in here if you like to take a shower with cold water or dry shower !!! And right now I can’t even flush the toilet :/​that’s a pressure of water most of the time
And also when I was signing the contract they said the gate is open only mornings and would be closed after noon and people get in only by code but it has been open this whole 3 months and the «lady» lied !
And also there was a dead cat right behind my patio and it took couple days for them to take it and it was stink even though I called them many many times and asked them to take it.
Problems are a lot here …

I have lived at The Hudson at Westchase since July 2014. After reading the reviews left by former tenants, I have to admit I’m a little shocked. I moved here from Los Angeles when I moved into my unit. My immediate neighbors are great, and I admit I have seen more roaches than I would like to see, but I attributed that to the heat and rains we’ve had in recent months. However I can count on one hand how many roaches I’ve seen since the Memorial Day flooding.
I moved in right after the new management/​ownership had taken over. Edward, Luz and Shelia are great. In my personal opinion, I feel that management will respond in the manner to which you address them. I’m always friendly and personable with them, and in return all of the staff have reciprocated. ANYTIME I have an issue, or question (s) about maintenance the staff answers my questions, or has maintenance to come and assess/​fix the problem. The large burner on my stove went out… so Shelia had my stove replaced with a stainless steel one, and even swapped out my refrigerator for a stainless steel one so that it will match!
The community itself (from what I’ve seen in the past year) has greatly improved. There’s a lot of families that live in the complex, and it’s really quiet (especially at night). Management is really good about communicating with tenants as it relates to property issues. The one thing I do wish is that they would at least allow access to the pool area in the cooler months (even though Houston doesn’t get that cold) for tenants who want to bbq food on the outdoor grills, or if it does happen to be warm to be able to sit out by the pool and enjoy the sun (even if they bought a pool cover to prevent people from getting into the water).
The only downside to living at the Hudson, is The Crosby Apartments next door. They give us a bad name. The tenants from over there come over to our complex to use our swimming pool and have caused our pool to be be closed twice this summer. Apart from that, The Hudson is centrally located… two blocks from HEB, Starbucks, Jamba Juice, Chipotle, Walmart, Buffalo Wild Wings, and a host of other good eateries, and shopping (i.e. Kohls, Target, Sears, J. Alexander’s steakhouse), and a quick 8 min drive to City Centre, and 15 min to the Galleria. I enjoy living here, maybe because the building I’m in has clean people, who are quiet.
I truly believe the roach problem has mostly to do with people’s cleanliness. As I previously mentioned, I have had some issues with insects (roaches/​fleas)… but it wasn’t anything that Raid Fogger/​Fumigator didn’t solve. $ 13 at HEB/​Target… they package them in a 3-​pack. Set all three off, leave the house for 2 – 3 hours and problem solved. I think (now) management is doing a more thorough job at screening prospective tenants, making sure they get the right people approved for the community. I just renewed my lease in July for another year. For what I’m paying there’s NO WAY I could have had even half the amenities I have living in Los Angeles, let alone a 1 bd apartment in a decent area for even under $ 1000. I pay $ 760 for 735 sq feet and a closet to DIE for… so, The Hudson gets my vote.

I’ve expressed my concerns with these apartments before. The property manager did help me with the many issues I had since moving in June 2014. However that didn’t make living there any easier. The roaches are unbelievable. I am not a dirty person so I really can not understand how I’ve had roaches for an entire year. I have to throw away all of my furniture because there has been roaches in my bed, couches, floors, ceilings, clothes, closet, carpet. Literally they are everywhere! There was one stuck in my Tupperware bowl under my cabinet and I made sure to give it as a gift to the office staff. I pay $ 625 for a 476 sq. ft. apartment. My apartment is worth about $ 500 ONLY because they replaced my refrigerator. My stove is old and rusty. It’s been replaced with an even more old and rusty oven. The front staff is HORRIBLE!!! They got rid of the only two people there that were nice and caring. Edward is ok, he’s the only person I’ll talk to. The property manager is helpful as well but that doesn’t take away from the fact that the apartments are horrible. I have been frustrated for a year living here. First it was roaches, then it was fleas, then it was a pipe burst, then it was mold, then it was my oven, then it was my refrigerator leaking, then my carpet was torn, and between all that there was roach infestation. They use Pioneer as there exterminating company and they are also full of crap! They must be spraying juice because whatever it is they are using isn’t working. The actisol treatments don’t work either. I have one more month to get out of these apartments and never turn back. I plan on posting a review on every website I can find about how NOT to live here. I’ve already told everyone I know and caught two people standing outside the office because they were «closed early for training» and I told them to run far away from this place. The area in general is bad and dangerous. I am moving into a 740 sq. ft. apartment for $ 690. The apartments look better inside and out. The staff is nicer and the prices are actually reasonable. Even if they weren’t anything is better than The Hudson at Westchase.

If I could give no stars, I would. The one star probably only would be for the location. But even the decent location is not even worth it as there are many other places in the area that seem much better for a comparable price. Management is HORRIBLE. Or should I say most of management is horrible as there is ONE person on staff (Briana) that is great and always makes sure to get my concerns and problems addressed after several other staff members said they were going to do something but don’t. The problem is, Briana is not and cannot always be available. Each time I call, I ask for her and if she isn’t available, I still put in my service request but can almost bet on it that it won’t get answered. It isn’t even that they are just slow, its that the other staff NEVER puts in the request when they say they are because when I call and ask, I am told that no request was ever put in. Ridiculous.
I am not one that constantly complains about silly problems. In fact, in other apartments and this one, I let many things go because it wasn’t that big of a deal. However, in this apartment, things that are a HUGE deal are constantly going wrong. For example, the water isn’t always clear, our refrigerator has stopped working, our oven has stopped working numerous times and I am told this isn’t an emergency, and the heat and air has went out. These are major concerns that shouldn’t take days and numerous calls to get addressed. It is also annoying that it seems that something big is happening every single week! There was a lot of changes made since I moved in and yes, it looks somewhat better cosmetically, however, underneath, this place is still crappy at best. There is garbage all around the place and quite frankly, I don’t feel safe in my own house. I addressed all these issues with the property manager which I tried to reach for a week before I was even called back and all I was told was that things were going to get better… they have not. The only thing that got better is that on the outside, it looks slightly better. I am so miserable every day going home, I do not look forward to it at all and I count down the months till I can move. I moved here from out of state and had to get the place site unseen which is a horrible situation to be in but I feel like the worst of the worst happened and I am stuck. I have tried to get out of my lease but it is an obnoxious amount of money. There are so many other problems with this place and I won’t even go there in this post but I just needed to vent my annoyance with this place as well as warn any and everyone to STAY AWAY!

Please be aware that these apartments used to be called the Mediterra at Westchase. Read the reviews on the previous name! It’ll speak for itself. The owners are new… And it seems as though they have a plan to get this place up and running like it should’ve been ran buttttt… I’m trying to see how that plan will be executed since this place basically needs to be torn down and rebuilt.
