The community has gone down quickly as the Irvine company has attempted to consolidate all their employees and minimize labor costs. Thus the quality of interactions with staff and residents are now nearly nonexistent with the exception of the maintenance staff that are always very responsive. By design the Irvine company rotates staff to keep them from forming relationships with the community, that way they can increase your rent by 5 to 10 percent per year and there are no real relationships to get in the way of profit.
There is a nice small playground at one end of the complex that kids congregate at so socially of you have children between 1^st and 4^th grade that is a positive. The community rents are driven by the close location to Turtle Rock elementary, and you can walk there without crossing a road, which is truly the reason we stayed here another year. The amenities are reasonable with a gym and one heated pool and jacuzzi and right next to nature preserve for walking or biking.
I would probably give 4 stars if I just moved here, but since I’ve been here 5 years I know how nice it was then to have neighbors that were not chased out by 10 percent rent increases, resulting in a nearly nonexistent «community» where kids your children become friends with predictably will move when after 2 years the rent has gone up 400 dollars.
The ants are horrible. We are clean and in some seasons or during rain the infestation is terrible. They do no preventative spraying and make no efforts to improve this although they will spray deadly chemicals inside your home if you want. I would prefer a more community wide preventative approach to getting them outside but alas you are left to deal as you can with the ants and silverfish buggies.
To update some of the prior reviews, the staff that all of them discussed are no longer working here. Employees we all knew and said hello to, as well as would keep in touch if anything needed to be addressed, are gone. Today you will be lucky if anybody answers the phone when you call.
I almost forgot to mention the time that the exhaust for the AC unit was not plugged in the outflow value and pumping co2 into the unit, but what’s a little poison among friends anyway? Luckily The Gas Company guy was coming out to fix a natural gas leak in my oven and said he should check the heating unit while he was here!

Update re: Irvine Co comment:
Their comment «consolidation of our offices was done to provide better customer service» speaks for itself doesn’t it? Have you ever heard anything quite so prolifically empty and backwards. That consolidating the office (read: getting rid of staff and now whenever you call you are routed to a centralized call enter) is for the benefit of residents is about as truthful as me saying I work because I love my job. I work to earn a living. The Irvine company «consolidates» it’s offices to make more profit. At least own it and be honest. I have no issue with the Irvine company, nor any of its employees, rather it is the disingenuousness that seems to fill up the now bloated bureaucracy of said company that turns me off. Be your own judge, But thank you Irvine C. For proving my point!

This review is for the leasing office and maintenance staff, my individual apartment, and the community as a whole.
The leasing office team is amazing here. Jacky, April, and Marcella did an awesome job of finding us the perfect apartment according to our preferences. For over a month, they went above and beyond to help find my roommates and I the right place. Thanks for providing us with such great communication!
My apartment unit is 3 bed/​2 bath and it is about 1327 sq. ft. There is not another apartment community within 5 mile radius of UCI that is as big as this place (except maybe Park West) for the same price. They replaced the whole carpet so the place was essentially brand new upon move-​in. The bedrooms, living room, and kitchen are all huge! Kitchen is bar-​style which is great when you have friends over. There is so much space in the pantry you won’t know what to do with it. The bedrooms are nice and there is A LOT of closet space, especially in the master bedroom. My only complaint is that the room layout is not the most efficient, especially with the awkward A/​C unit placement, but other than that it’s very spacious. The living room has a fireplace and the floor plan is really nice there.
The maintenance staff are all so friendly and nice. You always see them smiling when you pass by. If you have a work order, they usually come within the same or next day. Awesome service!
The community as a whole is very family-​oriented. It is always usually nice and quiet. You feel really close to nature since the trails are right behind you. I love seeing all the dogs everywhere and Turtle Rock Vista provides you with posts that have complimentary doggie bags. My only complaint is that there are too many insects everywhere. There are always bees in the bushes you walk by. We had spiders and ants in our apartment already, but at least the spiders took care of the ant problem. Now it’s just the spiders. Another complaint is that the sprinklers spray water everywhere, including on the sidewalks. However, there are plenty of laundry facilities and I’ve never had to wait for one. The community grills add a nice touch. Trash dumpsters are close to the apartment units. And honestly, parking is not as bad as people say. I have had many guests over and they haven’t ever had too many problems; perhaps only at night. You could always park closer to the trail, no one ever parks near there and it is usually free for anyone.
Additional cool tidbits: you can pay rent and request work orders online! utilities are a lot more affordable than previous communities I’ve lived in.
Overall, I’ve had a great experience living here so far! I would definitely recommend to anyone looking for nice, affordable housing.

This community is awesome. We’re here 3 years and love it, for a number of reasons. It boasts the benefits of resort living, the units are spaced within a discreet distance of each other, giving you the feeling that you are [almost] in a private home. The place is spotless, well maintained and manicured. The interior of the apartments is well designed (I have looked at all the models and like all but one). Maintenance comes promptly after being dispatched. Community is within walking distance to preschool, elementary, middle and high school. It is also close to UCI, Barclay theatre, and a shopping center. Directly behind the community is a nature preserve with neat little Irvinian sidewalks, so that you can hike in your sneakers or high heels, as you prefer. Finally, they allow tenants with larger dogs. Management wisely space these tenants far apart enough so that the dogs do not excite one another.
I have read the other reviews and understand the reviewers’ issues, which I will address here: Of course, when you live next door to a high school and within walking distance to other schools, you need to expect that you will be sharing your community with children. You know this going in. Insects: When I see an ant/​spider (usually escaping rain or heat), I call for maintenance and, in a matter of days, the place is treated, and the treatment lasts.
If I had to be critical, I would state that customer care, in this community, is completely dependent on the person who handles your call. We have learned to hang up and not leave voicemail, so that we can better control who handles our request. Since the staff is small, and turnover is minimal, I won’t name individuals. We are extremely grateful to MOST of the folks who work out of the leasing office, who go above and beyond the call of duty. On the flipside, we have experienced consistent issues with one individual who has been unresponsive when we reported thefts on the property. Our lease forbids the posting of information in most parts of the community. Hence, our missing bike posters were promptly removed by staff. When we were away recently, and our potted plant fell (from the 2^nd floor) down on the walkway, rather than contacting us immediately and asking us to remove the plant (we could have called a neighbor), this individual waited for several days (per his word), then removed the plant, then paid us a rude visit, complaining that the plant had not been picked up earlier, and did not address our question – why didn’t you inform us???
Overall, it’s still a five star community. It’s as close to perfection as I have ever experienced.

HORRIBLE parking. They really did not make enough parking spots for the number of apartment units. I have a parking permit, yet I still have to walk a few blocks to get to my apartment because there is never any parking.
EXTREMELY BAD ANT & SPIDER PROBLEM. I’ve never lived anywhere where there have been so many spiders! I see a spider almost once everyday. They occupy all the corners and ceilings. Even if we continue to kill them, they still keep showing up! I left a bag of See’s Candy on the bedroom floor for a day, and I came home to a grotesque line of ants under my bed, along the walls (after walking a few blocks from my car).
The fans in the bathroom don’t suck the air out, so the walls drip with orange residue every so often because the fans just push the humid air around.
And it’s right next to University High School, which has a horrible marching band that plays the same horrible, off tune music during the day.
The rooms are good sizes and the staff is very friendly and polite, but the parking and ant/​spider problem are a really big issue. If you feel like it wouldn’t be that bad, it will be.
It is a very old apartment complex, surrounded by nature, so be prepared.

I’ve lived here for about 2 ½ years and in 2 different apartments (one was a 2bed 2 bath and one was 3bed 2 bath)
Pros:
–close to UCI (where I’m going to school)
–always clean and well kept grounds
–two pools
–numerous laundry locations
–small gym
–friendly staff
–up-​to-​date appliances (gas stove/​mircowave/​granite counter top/​fridge/​central ac and heating
–allows dogs!
–located next to hiking trail
–nice closets with mirrors
Cons:
–a lot of little kids running around during the day time
–REALLY BAD PARKING (mainly during the UCI school year)
–apts on the pricier side
–traffic when University High is starting and ending school
–noise is easily heard, especially at night
–ant & spider problems :(
That’s just the gist of things here at TRV. If you only have 2 cars, parking will be okay, or if you happen to have nice quite neighbors, then you are okay. I guess I’ve just had a very troublesome time living here with the parking issues. Also my 3bed 2bath apt had really bad ant issues, which definitely made living here a little bit annoying. I’ve enjoyed my stay at TRV and their really nice amenities but am moving out for a place with easier parking and cheaper rent. TRV is probably one of the better apartments in Irvine though, I like that I can just walk to the pool and gym. I guess it just depends what you’re looking for in your future apartment.

Lived here for 7 years. I give TRV 5 stars here is why. My appt is quiet neighbors have always been very polite. Lots of 1^st generation Americans who study hard at the great local irvine schools. Pool is clean and heated year round. Gym is great. They take big dogs. Office staff has always been great. It’s expensive but hey this is orange county the most expensive rents in the country. 5 stars thanks
