Bella Casita Apartments

I just moved in in May, me and my husband can’t complain really about anything. It’s quiet neighborhood is nice. They just changed out the computer room for a bike room. Gym is nice. Pool is nice.
BUT the only thing that absolutely sucks is parking. There are nights where we can’t find parking. The spaces are small so you have to squeeze into a space. I think people let their friends park here. I wish they would tow everyone that isn’t suppose to be here.
They will charge you if you leave your trash outside for a minute.
Management is not great.
There’s a theme where everyone moves in and then moves out consider this your warning. We will be moving at the end of our lease.

Where to begin?
I Just moved in a few months ago and the elevator has been broken multiple times– not convenient when you live on the 5^th floor. Thank God we are not handicapped or elderly. Not to mention the fact that there are TWO total elevators for the entire complex.
There is one, maybe two, trash chutes for the entire complex and don’t you dare set a bag outside of your door for a few minutes bc someone will snap a photo and they will charge you. They will nickel and dime you for everything.
Parking is very limited and to deal with their parking issue they send the tow trucks out in the middle of the night to haul cars away. That is not a quiet process. Was up for 3 hours one night listening to cars being hauled away by a tow truck. Oh and, one of our cars got broken into in the parking lot recently.
Walls are paper thin… I can hear my neighbor snoring at night.
I have also been told that transients from the dart jump in the pool during the summer.
The leasing agents are not friendly. It took them 4 – 5 tries to get the spelling of our names right. They also had different quotes for pet deposits/​fees on each lease agreement we were sent.
The door to the «mail room» is always broken aka never locked. Don’t really need a code to get in… Can’t wait to find someone sleeping in that room one day.
Needless to say, renewing our lease will not be happening and I can’t wait to see how the remainder of our months go here at Bella Casita. Wishing we would have spent a tad more money and moved to one of the nicer complexes in the area.

Notice there haven’t been any reviews in a couple years… Little update. Complex appears to have turned things around, no complaints. Have lived here for about 3 months now, mgmt couldn’t be more helpful and responsive in a timely manner. Complex is clean, limited noise, etc.

I’ve lived in various apartments for over 18 years, and really thought I had chosen well with Bella Casita. The consultant I rented from seemed friendly and the tour was nice enough. But everything changes after you sign that lease.
I really feel it’s only fair to warn people about this place– the management is dishonest, and they hit you with the most incredible fees I’ve ever experienced upon move out. Not only are they dishonest with their assessment, they report you to credit bureaus, add in interest, and BEFORE YOU EVEN MOVE OUT put the remainder of your lease on your credit report. So, this means if you have perfect credit and want to buy a house, it will look like a black mark. They DO NOT TELL YOU THIS when you sign the lease, but it’s important.
Upon move out, they will charge you a percentage of the carpet replacement fee. They hand you an itemized move out list with associated charges and WILL STICK TO IT, regardless of what they tell you. You get the bill mailed to you after you move out though… it’s like nothing I’ve ever experienced.
They solicit some residents to fill out a review. They actually asked me to go on-​line and give them a positive review because they were getting so many negative ones.
I never review apartments, but since it’s only fair to tell you folks how it really is at ol’ Bella Casita here goes:
1. The cable system (AT&T is the only one you get) was installed incorrectly in the main room. The 4 technicians that had to come work on my system in the time I was there all said this. There’s no fixing it, it just means that you’re cable will go out periodically, and you’ll have to call for a technician, take off work, and wait for the repair. Ditto for the work out room TVs. Cable is constantly out in there and won’t be fixed for a week.
2. Trash is filthy, over run with garbage, stinks to high heaven and not emptied enough.
3. «Community grill»? Bring your own propane. This sucker’s always running on empty.
4. Office hours are at best, variable. Usually no Sundays, and when they’re open, usually «showing property» I.e. not there.
5. Got a package? Good luck! They lost 2 of mine. One at Christmas turned up 3 weeks later. They tried to give me some of my neighbors though.
6. Plumbing hell. My toilet kept stopping up and not flushing. After 7 repairs they brought in a new toilet. I won’t go into details, but it was an inconvenience, an internal plumbing problem, and another «apartment first».
7. I do not use the word «liar» lightly. This is the first time I’ve ever lived somewhere where the management is so unprofessional I truly feel the need to warn others. Without the exhausting details of my move out, just know that they fabricated the most ridiculous carpet charge then charged 50% of the replacement value for the whole carpet… it was 5 years old. Basically, they get you to pay for what they need to replace anyways.
Good luck with your search. My friend lived at The Oaks of Valley Ranch. They aren’t as modern but the management was great, they raised her rent $ 20 in 3 years, didn’t charge her anything at move out, and overall run an honest business. I rented from Bella Casita because they were cheaper than others in the area, but in the long run have cost me so much more, and been a miserable experience. After they report you to a credit agency for refusing to pay a fabricating fee… burden of proof is on you. Just a warning to my fellow renters to steer clear!

I was really excited about moving to the Las Colinas neighborhood of Irving in February of this year. After looking at nearly every apartment complex in the area, I settled on Bella Casita off of Lake Carolyn Parkway for a few reasons. It seemed nice and low key, the price was great, and it was close to Walton Walker.
Let me tell you.
This apartment complex is GROSS. The trash rooms are literally TRASH ROOMS. Everyone throws their garbage in there and by Sunday evening (when last pick up was Friday AM), the trash is literally spilling into the hallway and you can’t close the door. Expect to open your front door to the strong stench of someone else’s refuse.
Dog pee EVERYWHERE. Word of advice to dog owners: don’t live on the fifth floor, your dog won’t make it to elevator/​stairs, much less the grass. Gross.
The apartments have wood flooring, so you can hear everything your upstairs neighbors do. Mine liked to have wild and raunchy sex on Saturday mornings. Nothing like waking up to the unmistakable creaking noise of a mattress.
And finally, the world hardest partiers live here. I had to call the police AT LEAST once a week for noise issues, people peeing off balconies, screaming racial slurs, and the straw that broke the camel’s back was a FULL ON, RAGING pool party at 3:30AM on a Thursday night/​Friday morning complete with barbecue, music, and margarita machine. WHO DOES THAT?
Management will not stand up for the law abiding residents and they don’t care to be bothered with anything important. Don’t let the price get you, go elsewhere.
