I lived here for almost 4 years. It was a nice complex when I moved in. However, with current property manager, the place has fallen into ghetto territory. If you like hearing hip hop music after midnight, this is a place for you! Irving Police is there on a pretty regular basis. They charge way too much rent for the small apartments that are very old. They do cosmetic changes but they are old. Tip: countertops will ruin the bottom of your laptop. You will be paying for the many water leaks the complex has on a regular basis because tenants pay 90% of water bill. The pool is not cleaned on a regular basis and it’s been shut down by the City of Irving at least 3 times during my time at the complex. Beware of property manager who tells you one thing and does another. When I left she walked through the apartment with nothing in hand regarding my inventory check in. She said there was a strong dog smell. DUH! I have a dog that I paid a $ 400 non-refundable deposit which I now see is $ 300 non-refundable deposit. Use that deposit plus the $ 15 monthly pet rent to take care of the dog smell. They offer nothing for pets except for a couple of poop stations. You have very little walking areas for dog walks. I took my dog to the park 3 times a day instead of walk him in the complex because of no dog walking area. Great location, however, trying to enter or exit the complex between 3:30pm-6pm is quite challenging and frustrating due to the congestion on Belt Line Rd.

I currently live here and have mixed feelings. In a year’s time I’ve seen 3 – 4 managers making it hard to get problems resolved but the latest manager has shown a desire to provide good customer service. She has admitted when things should have been better and taking ownership says a lot to me. However, I’ve been emailing and calling for months because my parking spot is used as a trash drop area on the days we set our trash out for pick up and I’m continually told they will find who is doing it and deal with it but twice a week, it happens again. Very frustrating. I also wish they had recycling bins here so it wasn’t so hard to recycle.
