Via Las Colinas

My boyfriend and I just moved to Dallas and we love living at Via (formerly Lincoln) Las Colinas! After almost a year, there is nothing to complain about here. We live in phase 1 which is the garden style apartments and we chose this because we didn’t like the high-​rise, urban feel of the newer phase and also didn’t want to deal with the parking garage. We have never had any issues finding parking right in front of the stairs that lead up to our apartment, which is great! We chose the top floor because we have lived below people before and we are very picky about noise, and we have not had any issues with hearing our neighbors on either side or any noise from the stairwell which is directly outside of our front door. We have called maintenance for several small issues and they have always been at the apartment almost immediately. We had a small issue with sugar ants recently and they were so great – we had set traps and taken so many steps to get rid of them, and after calling maintenance they were gone in a day! The front office staff is always happy to help and friendly and the package service here is amazing. They email you when your package arrives and you simply pick it up at your convenience! They also have trash service where we drop our trash off downstairs on MWF mornings and it is removed promptly. Another great amenity is the dog park which is gated in so you can unleash your dog and there is also shaded seating available for owners while their dogs play. We absolutely love the scenic views of Lake Carolyn from our balcony and the trail around the lake is great for walking and beautiful at night. We knew moving in that we wouldn’t be extremely close to Uptown and that hasn’t been an issue for us– we take an Über if we want to go out and it’s around $ 30 to get there and back, which we think is worth it to not have to park or drive after drinking. There are actually a ton of decent restaurants within about a mile of the apartments along everything else you could ask for: grocery stores, Target, dry cleaners, many stores like Home Goods and Bath & Body Works, car maintenance, fast food, nail salons, etc! Additionally, the inside of our apartment is beautiful and homey and you can tell that Via did not take any short cuts on the fixtures! It was extremely clean and looked brand new when we moved in. And the best part is the price– almost hard to believe what great rates we get after comparing many luxury apartments in the area! We love it here and will happily stay another year so long as rates aren’t raised excessively.

Cons:
Musical chairs in front office. A revolving door when it comes to the staff.
Dog poop everywhere
Thin walls, you can hear EVERYTHING your neighbor does.
Everyone keeps to themselves, neighbors hardly ever speak to you
Gym equipment is inadequate and frequently broken. Also, the gym is tiny and there will be two personal trainers in there having their clients run all over the gym and take up space.
EARTHQUAKES! If you don’t have to live in this city don’t bother! There’s more earthquakes here than in any city in TX. Keep you and your family safe by moving somewhere else.
This area is dead. There’s absolutely nothing to do except go out to eat.
People don’t understand how dumb it is to drive the wrong way in the parking garage. I’ve had numerous close calls while driving and management did nothing about it.
Garage gate in midrise is broken 2 – 3 times a year. Anyone can drive in.
Cars park in garage without decals and management will not tow them or give them a warning.
I really liked this place when I first moved in, but now it’s time to go!

I lived here for just over a year. I liked it. they did a good job on the layout of the community. I liked how the property was right on the lake. Perfect for running and walking. The pools were fun in the summer. They weren’t too full or completely empty. I would recommend living there. One thing to watch out for though… packages get stolen from your front door. It happened to us on 3 different occasions. Make sure you leave a note on your door that they cannot leave packages at the door.

Its like living in a kick drum with a nice yard. Pros and Cons after living here for 15 months.
Pros:
1. The grounds are nice, landscaping is kept up frequently and with little inconvenience.
2. Nice pool and adequate gym
3. Location is great for access to 114 and GB
4. Parking is nearly always available
5. Maintenance is quick a polite.
Cons:
1. The noise. I have a first floor apartment and sound through my ceiling never stops. Footsteps, conversations, dogs running/​barking, cabinets closing, dish ware clanking. You will hear it all.
2. Management is completely non-​responsive unless you speak to them in person. Emails and message go unanswered.
3. Office hours are terrible if you work during the day. Open 10 to 5:45 weekdays, with no after hour options. Plan on leaving the office early or taking lunch if you need to pick up a package from the office.
4. Dog crap everywhere. There are great walking areas along the lake and two dog parks/​areas, but you will encounter dog crap all over the grounds. Watch your step.
For my first 12 months at Lincoln Las Colinas I was reasonably satisfied. However my polite and considerate upstairs neighbor moved out and my new neighbors are awful. Management has been unwilling to take any action and does not respond to my email/​messages. The convenience of the location to my office made me willing to over look the other shortcomings. However after dealing with the noise issues and a management team seemingly only focused on leasing to new clients, I can not recommend this complex with any confidence.

I have lived here for almost a year now and have almost nothing but good things to say. I have really enjoyed living here as it is nice & reasonably priced for size & the amenities that are included.
2 great pools & fitness centers that are never too overcrowded. Leasing office & lobby that have wifi, computers, tvs & coffee, which is a great place to hang out & get work done.
My apartment is very nice as well. Spacious, modern, only 1 year old. Has a huge balcony too! I’ve only had one maintenance issue in the past 11 months– after the first big rainstorm there was a leak in the roof (and I’m on the too level). There was a water spot that I noticed on my ceiling so I reported it to non– emergency maintenance. I got a phone call within an hour if submitting the request and they came to repaint my ceiling, as well as repair the roof (obviously).
My only real complaints about living here are the leasing office hours (hard to make it home before 6 sometimes) and location (which was my decision). Not much to do up here in Las Colinas unless you work here (like I do), then it’s an easy commute! Also not far from Uptown/​Downtown areas (about 20 minutes max).
I definitely recommend living here! Great luxury living in Las Colinas!

I am enjoying living at Lincoln. My dogs are in love with the dog park and their new friends. It is surprisingly quiet — I don’t hear much of anything, except the pool noise since I face the pool, but that’s fine. I have 2 complaints — the first is that I will need to purchase a landline, since my cell phone gets almost no reception in the unit. That was a last minute surprise. The second is the creepy mannequin which is at the front door. Please! Get rid of her! The entry has been beautifully decorated, has great colors and balance, and then there is a hideous looking mannequin which distracts completely from the lovely entrance.

This is a great place to live! The staff is always friendly and helpful, and the maintenance team has always addressed any needs within 24 hours (usually less). They learned our names quickly (even the dogs), so it seems like they truly make an effort to get to know the residents. It’s a beautiful complex that is well-​maintained and it almost feels like a resort instead of an apartment complex.
I’ve lived here 6 months now, and I’m still as happy as I was the day we moved in!
The dog park is the most popular amenity — making it easy to make friends and meet new people (and dogs). Even with its high usage, the dog park stays neat and clean! The dog waste bags are almost always in stock, which I think they should be since we do have to pay pet rent.
The only negative would be cell reception is horrible! We had to get an extender from our provider to get any kind of reception inside. Without it, we were lucky to get reception on the patio (and rarely inside).
If it weren’t for the poor cell reception, I definitely would have given them 5 stars!

I lived at Lincoln Las Colinas for the length of my 13 month contract and was one of the first people in my section of the mid-​rise. The lay-​out of my 2 bed/​2 bath was great and the finishes (dark wood cabinets, granite countertops, etc.) were great. I also really enjoyed the bark park and the walking trail around the canal. However, there were many things that definitely were a negative…
1. You cannot send/​receive calls or texts on your cell phone if you live in the mid-​rise. The management keeps saying that they have added signal boosters but in the 13 months I was there I had to step out on my patio or take a walk around the canal to make a call. That’s ridiculous. This was true for sprint, verizon and at&t (I had several friends try their phones there to verify it wasn’t just my phone).
2. All residents got nasty-​gram letters on our doors about every other week reminding and threatening us about every rule. Certainly there were annoying behaviors going on: people leaving their trash outside for days, people not leashing their pets (I got bitten twice by a small rat-​dog), etc. But it seemed as though the management knew which units were causing problems but didn’t want to deal with the offenders.
3. Rats. Yes, rats. I lived in a first floor unit and there were constantly rat droppings all over my patio. I’d also see them running in and out of the landscaping when I’d walk my dog late at night or earlier in the morning. The problem with them being on my patio is that I had to use my patio to make calls and was constantly disgusted.
4. Rent increases of $ 200+ for renewing lease. See
and you’ll see what I mean. They seem to believe that they’re a «high end» property and can charge that. The place isn’t walkable to any restaurants, shopping or bars. There’s road construction and load construction noises everywhere. There’s rats. There’s no cell phone reception.
5. When you move out, they won’t do a walk-​through with you. The «contract that service out» I was told. Well, I then got a bill for almost $ 1300 for carpet replacement. Excuse me? I can’t fathom this. I actually own a few rental properties in another city and this is something I would NEVER do. That’s why we pay security deposits and pet deposits. I understand that I had some spots in 1 room that they’d probably replace, but 1 room of cheap «renter’s» carpet should NOT cost that much. When I called for clarification (i.e., the # of square footage that was replaced), they said they did not legally have to share that information and that if I refused to pay in full it would be sent to debt collection. I tried to also point out that my statement did not credit me for my pet deposit, but it took them 3 days to fix it. They wanted me to pay the amount on the statement ($ 250 more than it should have been because they didn’t subtract it correctly) and then «they’d send me a refund check.» right… like I’d trust that!
Overall, the physical property itself is nice… but the management is horrible.

I like my apartment and I think that Faye is great to work with. They have always been quick when I’ve needed maintenance. Cell Phone service is horrible so if you move in you must have a land line. I had Sprint when I first moved in and every call was dropped. Now I have AT&T because I was told the problem was solved with AT&T but I still have dropped calls constantly. Security isn’t great. Their happy hours are fun. They suck when it comes to handling your UPS and Fed Ex packages. I’m never notified of when I have a package and have to keep checking with them. One of my packages was also lost. Someone is supposed to leave a delivery post-​it on your door but it never happens. The neighbors here are fantastic… everyone is really friendly. Overall I think it is a great place to live… but the few annoyances are big ones! For a while we also had an issue with the fire alarm going off at all hours of the night/​day. It was happening so much I thought about investing in ear plugs… but feared that it could be the «Apartment that Cries Wolf» and one of the alarms could actually be real. They’ve been pretty good for the last month or so and a random alarm has not gone off. I love the location, feel really safe even though security isn’t great, love the neighbors, Faye is great, happy hours are fun, the apartments are really nice (I haven’t experienced much neighbor noise but I think it is because my neighbors are quiet… I have heard sneezes and other little things so if they were partyers I’m sure it would be loud, cell phone service sucks, the grounds are really nice and kept up well. It’s very rare to find a building that has no faults. I think this one is really great in comparison to others and I won’t be looking for another place to live anytime soon.

Good property I guess. I feel likes it’s been more of a show to get you in then once you’re here then they can’t be bothered.
