I will NEVER live here again! I lived here for one year and could not wait until my lease was up to get out of there. I lived in the front and would constantly hear noise from the people across the street at 7eleven. Not too long after living there we started having these weird little flies in our house, we went to management and they took forever for someone to come out and basically did nothing. They placed these ugly traps all over the apt and after about 3 to 4 weeks the flies were finally gone. The charge of the water bill is OUTRAGEOUS. They dont tell you that there is no meter and you basically end up paying more than you should because they just split it by how many people stay in your apt, and you also pay for the community areas no matter if you use them or not. The staff at the leasing office are rude and unprofessional. One time my boyfriend went there to speak to someone and waited thirty minutes inside only to have two of the girls come back with bags from Ross smh. After moving out they charged me a bunch of crazy charges and when I asked about how it came to exactly what my deposit would be they gave me some lame answer about how they actually gave me a discount. All in all, this was the worse experience I have ever had with an apartment building and I will never live here again or even rent from any place that is a part of Riverstone management. Look somewhere else if you dont want to deal with BS and a bunch of people who dont know how to do their jobs. Also I dont know why they have gates because they are always open and never close, another thing they forget to tell you. They charge you to use the gym as well as to have a car port. Even if you dont want a car port it is a part of your rent. I can go on forever but I think you get the point, stay away from these apartments!

This is a gang community. When I moved in, the apartment was ok. Shortly thereafter, it started becoming sketchy. It’s changed owners a few times over the past years and each time it gets worse. They’ve painted the outside and changed the name, however, don’t let that fool you. The management office is only concerned with filling the apartments to maintain a high occupancy rate to keep their jobs. They are not concerned about having a safe community where people want to stay. There aren’t many residents here that stay longer than their initial lease unless they’re on Section 8 and part of the ‘Gang” mentality and low life thugs. Cops are in the community almost nightly with theft, domestic violence, or gang activity. Even outside of the apartment complex you see cops arresting gang members on the sidewalks. This has become a very dangerous place. As long as the management are held to occupancy numbers rather than qualified, safe, tenants this place continues to decline. The management office is like a pyramid scheme. Usually the actual manager will great you upon viewing the property, but after that, good luck getting to actually speak to them. Your only contact is the leasing agents who fill these apartments with criminals. But from their stand point, it’s all about the numbers. Most over the past few years don’t live on site so they don’t care about their safety. At nights, even walking from your apartment door to your car can feel like you’re walking down a back alley in East LA with people standing around watching your every move as they study you to see if there might be something they want to steal from your apartment when you leave or even rob you of when walking to your car. A few weekends ago, there were cops parked up and down SE 240^th St almost all weekend arresting gang members as they came and went into the apartment community. Check with the Kent Police on crime and violence here. Look on
and see there are no reviews because they keep changing owners and changing the name of the apartments because of all the VERY negative reviews. This place is a nightmare. I had to move out for fear for my own safety. I can’t imagine having a wife or kids to worry about. It’s just not worth the danger, and no one should feel fear living within their own apartment. Once you sign the lease and move in, you’re stuck, and they know it. From the street this place has nice curb appeal. That’s as far as it goes. They couldn’t pay me to live here again. Not without evicting 50% of the gang members & thugs and doing a major overhaul of the property. New paint on the outside does not change the quality of the people living inside. It’s a VERY dangerous place.
