Not worth it. Landscape horrible. Garbage every where. Not safe. Apts too many serious issues like black mold, pipes bursting Manager don’t care, maintenance just BS you. Just put bandage on things that break. Renter be Very Aware. File complaint with Fair Housing.

Do NOT rent here. Ant infestations, pipes burst, carpet soaked and ruined along with furniture. Black mold. Holes in walls and ceilings. Wasps nest right at front door. NOHELP. NOREIMBURSEMENT. There was caution tape around her front door! They completely screwed my daughter. UPDATE: Management now all of a sudden wants to make things right after this review(which they can’t make right and let’s face it, they won’t either — this is just for show). Why didn’t they make it right the first dozen or more times in person a year ago?

We had water seep into our apartment through the floor, due to overflow condensation from the complex air-conditioning unit in the crawl space next to our apartment. We had a ton of water damage to our stuff, in multiple rooms, and their solution was to put a fish aquarium under the leak to collect the water… so when the aquarium overflowed we got water damage again. Total incompetence. Water leaked from the ceiling every time it rained(in large quantities), management never once fixed anything that was broken in the apartment, and the apartment they showed us was very different from the one they gave us the keys to. Neighbors were noisy, too. Would not recommend renting ANY of the properties owned by this management company.

Don’t pay the deposit unless you’re sure of which apartment you’ll actually be getting! These thieves tricked me into paying a deposit by basically sucking up and being extra nice to me and guaranteeing a refund of my deposit if I don’t go through with a contract, which was very attractive at the time. However, after giving them my deposit in confidence they show me the apartment unit that I was actually supposed to get and it’s this dirty, nasty, and disgusting place as compared to the model apartment unit they showed me before. They lied about so many things; I would never rent with them. I’m still fighting with them to get back my deposit of $ 99… I don’t recommend them at all.

STAYAWAY! I will not try to scare you with horror stories but I will offer cautionary advice. Go to the complex and look closely at the rain gutters, wood trim or iron work. You will notice it is all in a general state of disrepair; what does this mean for the things you can’t see? Do yourself the favor of talking to residents before you make the mistake of moving in. I have lived here for 2 years and finally got the money together to move, there are a lot better complexes out there available for cheaper prices. Move her if you enjoy the water turning off unexpectedly, having little to no hot water, pipes bursting, disrespectful office staff, slow maitnence, no communication, eviction threats and delapidated buildings.

Pros– 1. The staff is professional, friendly, and maintenance responds quickly, 2. They do upkeep the landscaping quiet well 3. The pricing is affordable and the location is in a safe area Cons– 1. The worst issue: the insulation in the buildings are awful! Our electric bill was $ 200+ in the winter with the thermostat set at 70, and it was still cold. The AC in the summer broke 3 times in a year and it was always too hot. 2. The carpet and flooring in our apartment was poor quality 3. The kitchen in our apartment was quiet dated as well as the bathroom fixtures 4. We had trouble with noisy neighbors, however to be fair this cannot be well avoided in complexes regardless. 5. I do not think the railings in the apartment stairs meet safety codes– they are so wide its a safety hazard for kids. 6. Some residents neglect to clean up after their pets 7. When we moved in the apartment did not appear to have been well cleaned, there was obvious damage to things that were never replaced, it made me wonder if they had charged the previous owner for the damage but neglected fixing the issue. **to sum up, great staff but outdated and drafty buildings.

High time to update my review. New owners took over Georgetown of Kettering in December, 2012. I resided at the apartment complex under the new management until the end of March, 2012, fulfilling my lease contract. Here’s what I can tell you about the new management up til then: The property manager, Oksana, tries. She does. She knows how to smooth ruffled feathers and hang in there talking to her tenants. She can only do so much with what she’s got to work with. When they came on board they(property manager and ever-changing office staff) over-promised and under-delivered. «We’ll be better; you’ll see» became more of a «Well we didn’t know what we bought». Really? Your excuse for not asking the right questions and doing due diligence on your end becomes the tenant’s problem? Sigh… Action speaks louder… The entire staff was overhauled; to be expected of a new takeover; I get it. Then, the new staff kept changing, as well, from office staff to maintenance leadership. Oksana is the glue that will help smooth the transition if there is going to be a smooth one, in the end. Regardless of the management change, know these points: 1) The place is cold in the winter and your electric heat prices will be more than you’ve probably ever paid before. I paid $ 300+ both December and January for a 2 br townhouse and that was keeping the thermostat at 68 at night and always sitting on the sofa with socks, a sweatshirt, and a blanket. Seriously. Yes, this was before their promised window replacements throughout the complex. Just sayin’ be sure to ask to see utility bills before signing any lease. 2) The price advertised is quite a bit different than your actual rent price. Ask to see the itemized list of extras. They’ll say it’s pre-wired for tv cable; they neglect to tell you that costs you $ 50 a month for not even movie channels. And, don’t know how all the apartments are wired, but mine was wired so that only the downstairs living area had cable. Ask, ask„ ask. You’ll also be paying for those street lights around the complex with a detailed line item. I’d really prefer honest pricing up front with a total monthly rental price. What’s behind the scenes causing that price I couldn’t care less. It looks to be a complex that used to be decent. It obviously has undergone quite a bit of neglect under previous ownership/management and yes, now the new guardians have to make up for it. Feel sorry for them, however? Don’t think so. You, as the tenant, shouldn’t have to hear their sob story. You the tenant should still get quality apartments and maintenance at a fair price. I didn’t see evidence that this place fits the bill for that — new or old management.
