Back in 2014, I was looking to list and sell my home in Laguna Niguel. I had Chris Katouzi come to my house to hear his presentation and as impressed as I was, I already had given the listing to another broker. WHAT A MISTAKE. My home got listed at a ridiculously high price. But she assured me that it would sell. My property, much to my embarrassment, sat on the market for 90 days and not a SINGLE offer. During this time, Chris dropped by a few times to check on me. I was immediately impressed by his integrity as demonstrated above. His eagerness to help sell my home was remarkable; I saw and heard more of Chris than my own agent; she basically disappeared. He even brought a group of buyers over, but the price was obviously too high. In fact, the only prospect came from Chris, not my own agent. Once expired, I hired Chris. He IMMEDIATELY went to work, and he did so wonderfully. I later found out that he was actually highly recommended, I should have just gone to him first. I would’ve saved a ton of time. When Chris and I met again at my home, he gave the home a detailed check-up, making several amazing recommendations about how we could make the unit as attractive as possible, and I let him stage it himself along with his interior decorator. He seems to have a knack for this!!! Once we got the new listing signed, Chris started his magic; almost like man possessed to sell my home. On the SAME day, he had professional photographs taken along with detailed illustrative descriptions. he also made a dedicated website just for my home that included a photo gallery videos, and a 3D virtual tour. it was remarkable. THESAMEDAY… The worded listing generated lots of interest, my open house was extremely busy and created a lot of buzz. Several offers followed shortly, but he didn’t settle, he KEPT promoting it to generate more offers WHILE making the prospective offers outbid each other. Throughout the process, Chris kept me updated with emails, texts, and calls. All the documents were signed electronically and I did so from my phone at work. Everything was so fast and efficient. With my busy work and family schedule; i didn’t miss a minute working or wondering if my home would sell. I could not have had a better, smoother, and informative experience selling with Chris.

Chris wasn’t just a pleasure to work with, he was the absolute best. He saved my family money, time and a whole lot of heartache. Our process of finding and purchasing a home was more complicated than usual. We felt that our old agent simply couldn’t handle it. Chris came highly recommended from friends that worked with him last year(they told us that they met him at one of his open houses, and they knew IMMEDIATELY that they found the right agent). In fact, we have used several agents in the last 15 years. Some were good, some were ok, and a few were simply horrible: but Chris’ methods and tenacity for what he does TRULY was something we haven’t seen before. FIRST(what pulled off here was amazing), we had an issue with temporary housing. We had a 60-day, non-negotiable notice from our landlord. We didn’t mind, we were looking to buy since February. But as we got closer to the 60-day mark, we got very concerned; we didn’t want to ask family and friends to move in, we weren’t looking to leasing again. A decent hotel like Extended Stay would cost roughly $ 2,500, not to mention the cost of a storage place for our furniture. He kept assuring us that as our agent he would«NOTLEAVEUSHOMELESS». When our offer on the perfect home was accepted, the owner was in no condition to offer a «Lease Back»; that’s when the previous owner leases his property to the buyers until escrow closes or longer. This would have been perfect since we wouldn’t have to move twice and we could start getting settled in our new home We got so disappointed that my wife even considered walking away and keep looking. Chris fixed an impossible situation with what we didn’t even think was an option. He got on his phone called all his contacts and connections and found us a short sale property where the owner agreed to rent it out to us for 8 weeks with the agreement to pro-rate if we left sooner or stayed longer. We got a 2 bedroom 2 bath in Irvine, just 3 miles from our apartment, for ONLY $ 800 A MONTH. He then went to his Company’s «vendor list» and got us a mover to move all our furniture to the new place in one day while we were out with him looking at properties. SECOND, his method of finding us a home was so efficient and meticulous, that we felt 100% satisfied with our purchase; there was no buyer remorse of thinking we over paid or that we didn’t see enough homes before deciding. He conducted a long«Buyer Consultation» with our entire family(including our children) to find out exactly what our needs and wants were. Some of his question were bizarre at first but made perfect sense later. He took detailed notes and REALLYLISTENED. Once he did that, instead of putting us in his car all day on a week-end to blindly look at properties, he would personally go see the property on his own, send us the neighborhood comparables with a full report on the community, neighborhood and demographics, calculate out monthly payment to the last dollar, AND he would also shoot a video tour that he would upload on his YouTube account and send us the link for us to see. We were able to eliminate properties that weren’t right for us without wasting time to go see them. We were able to look at so many homes considering our full time work schedules. we haven’t even heard of anyone doing that. We went on to diligently negotiate a below market price for our home and made sure we moved in OK. My family and I are just speechless; he really went miles beyond our expectations and what his duties were. I would HIGHLYHIGHLY recommend him.
