My new favorite hangout! Over 100 teas to choose from with the friendliest staff around. TMTR’s customer service is outstanding. They have hot and iced teas to suit any palate. I love the traditional English Breakfast, Coconut Chai, Lancaster Mango iced tea infusion, the Gummy Bear, and Iced Hawaiian Paradise. In addition to amazing tea, is their delicious food! Chef Tristan’s Cracker Bites with homemade crackers, mozzarella, feta, tomato, and balsamic are to die for. I also LOVE the crumb cake! All food is fresh and made to order. Give them a try, you won’t be disappointed!

Ooooh my goodness! The food is SO good and the teas. They have so many flavors of teas. I have never seen so many different types of teas. The atmosphere is awesome, relaxing, and calm. I highly recommend this place, The Modern Tea Room! Best sandwiches, oh just everything.

My wife has a really hard time finding places she can eat at. Most restaurants use ingredients that are bad or will cause her to be sick. All the food here is made with top ingredients and they have food for special diets like vegetarian, vegan, gluten-free, and anti fungal. The kombucha is amazing here and it’s fresh on tap. You can taste the difference with how fresh the loose leaf tea is. If you just want a nice place to eat or sit and drink tea this is the place that you need to try. We will keep coming back as this our new date night stop. Gabby and Tristan are amazing host and owners. They have made a very warm place to go.

Modern Tea Room is Lancaster Blvds newest addition. Walking in you immediately get a sweet greeting from the staff. We were quickly seated and handed menus and she so nicely explained the different options of teas and food items. They have a wide variety of teas that you can choose from and you can have it served hot or iced. We ordered 3 teas. I tried the Blossom Lychee, a ginger tea and my kids tried the Berry Tea. They were nicely served in little tea pots and it was soothing and relaxing. Its real nice to have a tea place where you can lounge and enjoy some tea and food. It would be nice if they served an actual sandwich or dessert tier as a menu option. It would definitely then give an optimal Tea room experience. Overall, I would definitely be back! Service was great and I would love to try there other tea selections and food items as well.

I went tonight for the first time. Let’s just say that I am really excited to come back! I had vanilla black tea and midnight blue… so good! You can combine the loose leaf teas for fun. I also ordered a blueberry scone that was delicious. Gabby the owner was there and was super nice and informative. Apparently they have tea infusions, I will be having the gummy bear next time. She also let me sample their kombucha on tap which was really good. We need more places like this in the AV!

I usually wait for three visits before reviewing a place, but no need this time. I am delighted with the quality, service, ambiance, and staff here. The variety of teas is delightful and I, an avid tea drinker, have learned new things here! If you follow me, you know I’m an avid solo diner. As such, I am well cared for here! Never neglected. Always respected. I’m looking forward to the grand opening and the full menu. If they keep up the excellence I’ve experienced in the soft opening, this place is going to be a Boulevard hit.

Friendly. Knowledgeable. Innovative. Quirky. I’ll admit, I can be judgy when it comes to tea and tea houses, but The Modern Tea Room blew me away. They are still in thier soft opening stage, but they already have strong signature dishes. Pair that with an extensive tea knowledge in a cute little Blvd shop and you have a winner in my book. We only went for tea and a snack, but we’re so impressed by the menu we ended up with 2 entrees and our snack. Highly recommend everything we ate and drank: TMTR Edamame(sprinkled with rooibos!), BLTTEA(tea infused mayo!), and the Oh Avo Avo(the tomatoes are amazing!). I had a smile on my face the whole time I was there, in no small part thanks to Gabi, our wonderful hostess. I work on the BLVD and I am so proud to have The Modern Tea Room here in my town.

Though they are new and I’ve only gone once so far, I have to say I’ve had a great experience. The owner is super sweet and helpful, you can tell tea is their passion! So let’s start with the tea, my husband had a hot apple spice tea and it was delish and smelled like christmas. I had the gummy bear tea, and oh my word… it’s gonna be my summer drink. So good. I highly suggest it. My sister had the Chia thia tea, and it was my two faves in one! We decided we had to try a food item so we had the pbj. It is freshly crushed peanuts, fresh crushed berries, granola and hunky drizzle… amazing. Healthy as well, my new way to make sandwiches for the kids. Overall a great experience, I hope they do well I would love to see them last on the blvd.

Wow, was the first word that popped in my head after eating and getting some tea here. This place is a gem! They just opened up and I thought, why not, «let me give them a try.» So happy I decided to stop by. Excellent customer service, the food was amazing, the tea I ordered was out of this world. I ordered the Cubano sandwich with the special darjeeling oolong tea. Can’t wait to go back and try everything else. I received nothing but positive vibes as soon as I stepped in. Thanks for everything guys!

Wow this place is in Lancaster but worthy of Rodeo Drive! I ordered the Moteato tea. Ummm might as well been a mojito! My husband ordered the pumpkin pie tea… light on the sweet. He loved it! I ordered a sandwich they made to try today… chicken and artichoke pressed. Very good! He ordered the Cubano no pickles and easy on the jalapeño. Both came with a house salad with cranberry dressing. Very good!
