San Moritz

My Girlfriend and I had our best apartment rental experience here at San Mortiz for a year and half so I feel obliged to leave a review. I’m sad to have left this place. If not for us moving out of state we would have signed a new lease without hesitation.
This is a hidden gem nestled in between Las Vegas and Summerlin. Excellent value here since you’re right near the affluent Summerlin neighborhood. You can tell your friends you live off of Summerlin Parkway. Walking distance from Trader Joe’s!
The leasing office customer service is superior. They took care of every issue in a timely manner and are super friendly. Judy and the rest of the Office are first class.
The apartment itself was flawless. Spacious for a one bedroom apartment. Never had issues with anything in the apartment. Everything is well maintained. A big plus for me was how well the apartment was insulated. Keeps your energy bill down. The walls are thick so i never heard my neighbor! At my last apartment i would hear my neighbor dicing onions while i was trying to sleep. Upstairs neighbor’s foot traffic noise was negligible.
Neighbors were quiet. It’s mainly an older professional crowd. I did notice more retirees than i’m accustomed to. This turned out to be a good thing! If a retiree is willing to live in your neighborhood, you know it’s nice. After 9 PM everything is quiet in the neighborhood.
I leave five star reviews when the overall experience is superior and without hesitation i would become a repeat customer. These apartments matches my criteria. If i moved back to Vegas this is the first place I would consider. If you’re deciding on this neighborhood take my advice and sign on the dotted line. You wont regret it.

We have lived in San Moritz for over 2 years now. Sadly we will probably have to move soon because of our growing family.
Out of the apartments we have lived in, I have mentioned to my wife more than once that these are by far the best ones we have lived in.
We live in the 1200 sq ft. 2 bedroom apartment which currently costs us $ 975/​month although I think the rate is up over $ 1000 now with a year lease. Both bedrooms have large walk-​in closets which is great.
When we moved in our fridge was broken but they replaced it the next day. The oven was brand new when we moved in. The microwave was not working like we would have liked it to and they replaced it the same week we called them. Anytime we have needed maintenance they have been there within 24 hours to fix stuff unless we told them it was not a big deal and to take there time.
Once when I was leaving the complex the exit gate started to open and opened about halfway so I started to drive through it, one side continued to open and the other side started to close on my car. It hit my car and scratched the side of it. I called the office and they not only had someone fix the paint on the car but also had it cleaned inside and out.
Another time our water heater burst and was leaking water, they replaced it quickly and had us back up and running with hot water. After that we had a slab leak which made our gas bill excessively high since the water heater was not shutting off. They not only fixed the slab leak but they had us turn in our gas bills and reimbursed us for the additional cost that we had incurred.
The main pool has been clean about 98%+ of the time we go to swim in it. The BBQ grills recently had some parts replaced on them so they work better then they did when we first moved in, the heat is more even on the cooking surface.
Everyone at the office is always very nice whenever we have to go in to talk to them about anything. Judy, Emily, Amanda, Brian, and the whole office staff and maintenance staff have always taken great care of anything we have needed.
The last thing I want to add is that the location of these apartments is great, its very close to Summerlin Parkway and the 95 and is near the middle of Las Vegas, so if you need to go anywhere in town, it is never a very long drive from this location.

I lived here for two years. Though the aprtment was a little dated, especially the bathrooms, I found it acceptable for the money. My 2 bedroom apartment was only 835 which was a pretty good deal. Here are the factors that prevented a 5 star rating
1. The grounds– I was excited that there would be BBQ grills, pools, gyms etc. All of these were not very well maintained. There were gas grills, but someone had dumped charcoal in them and it was not cleaned out ever despite me making requests. The pool was often times filthy (children everywhere) with trash from snacks all around. The gym equipment was sparse and often not functional.
2. Repairs– I had to submit a few repair requests repeatedly. The worst was something was wrong with my sink causing it to leak about a week after moving in. After it was allegedly fixed the next day the pipe underneath exploded sending water everywhere– it then took them 2 days to come actually fix it. My oven didn’t work– it was very old and the temperature knob would produce a heat about 100 degrees higher than what it indicated. This was never fixed properly. My AC broke, in VEGAS, in the summer– took 3 days to fix. The maintenance staff is all very nice and skilled I just think they are over worked.
3. Parking– this was the ultimate deal breaker for me. My first summer there they reblacktopped the parking lot. So my second summer I was going to be out of town I went to ask if they were doing it again and if so where should I move my car so it would not get towed. They drew me a map. I parked my car there. My car was towed, and since I was out of town it sat at the tow place for over 2 weeks which prompted a heft bill. When I went to the office the person who had told me where to park had been fired over an unrelated manner and the office took no responsibility.

I’ve been living here for just over four months. So far everything has been great. The office is open until 6pm in the summer so I have no problem coming in to see anyone with any issues. The issues that I have are always minor things. I haven’t had any problem with tenants, but I’ve heard complaints on other sites… so I suppose I could just be lucky. The grounds are kept pretty nice and the apartments are just as described or better. I’ve only had a few instances where a service call wouldn’t get answered, but after living in a few apartment complexes in my life, I’ve come to expect that and San Moritz is better about it than most.
I haven’t had to call in for service for about three months (all of my service requests were small things when I first moved in). Since then everything has been great. I would definitely recommend the place to others.
