Nothing but positive things here. This was the very first apartment complex my boyfriend and I looked at and were completely impressed. Jayme was very nice and extremely helpful and definitely took extra steps to make sure we were pleased with our apartment. We ended up choosing a unit that was just moved out of and Jayme had told us that it was a POSSIBILITY that wood flooring would be put into the apartment before move in. She took extra steps to get that done, and when we went to actually see our unit for the first time we were surprised by BRANDNEW floors, and new carpet in the bedrooms. Definitely, very pleased with this experience.

Update — We are finally out of Viviani and wanted to throw you guys an update since our last review of this ovation property. While moving the last bit of our stuff out of our apartment we came to find out they were charging us for an extra day past our move out date because we notified them that we needed one extra day to get the rest of our stuff out. This wasn’t the issue but the issue was they changed the locks and locked us out of our own apartment and the Manager on site at the name by the name of Jamie stated that they didn’t need to give 24 hour notice to enter our apartment and that they are allowed to change the locks on us without notice. Even though they did charge us an additional day and we did communicate with them as what we were doing. This is one of the worst companies to deal with and I wouldn’t recommend renting from any of their properties as they’ve done nothing but screw us over time and time again but this will be my last review as we are finally out of the handcuffs from Viviani and are able to move on with another rental company. That doesn’t change the fact that I really want to educate others about how poor this company(Ovation) is when it comes to dealing with their tenants they act all sweet and nice when you walk in to rent but truth be told once you’re inside and signed the lease they could give a crap about you. I haven’t had any other issues renting from any property in Las Vegas so I decided it was time for a nice little review. Also their corporate office doesn’t respond to emails and neither do the managers… I have records of it all and email trails for days so I know everything I say is the truth.

My family and I really enjoy living here at the Viviani apartments. The staff is GREAT and very helpful and the maintenance staff is very friendly and responses very quickly to our request. We would recommend anyone to consider the Viviani apartments as a place to call home. #2079

If you want an apartment complex to bombard you with fees and management to treat you like dirt, then this is the place for you. The area has gone downhill, very loud all the time, people honking in the neighborhood, walls are extremely thin. If something breaks, good luck getting someone to fix it. Office is always closed by the time you get home. Constant notices left on the door for circumstances that don’t even apply to the tenant. Surprise inspections at least three times a year, banging on the door at 7am. If you pay after the 5th for rent, they charge an extra $ 75.00, they won’t take a check, you have to get a banker’s check at the bank to pay. By the 6th of the month, you get an eviction notice. No rent drop off location when the office is closed or when no one is there. It always happens during a long holiday, they don’t care when you get your paycheck in. If you want to pay by credit card, they charge a 15% fee on top of your rent. Which is against credit card company rules in the first place. This is not a reasonable place whatsoever, they will do nothing to help you no matter what the circumstance, they are always trying to screw you at every opportunity.
