This is probably one of the best apartments communities to live in in Lodi! I was in Lodi on a temporary travel assignment and my company put me up at The Fountains. The apartments are central to everything you might need(i.e. shopping, banking, hospital, entertainment, transport etc.). The gated community is secure and the area is quiet with, no major noise problems. The tenants are mostly working professionals, with a few small families with kids. The grounds are well maintained and there is ample parking. The pool areas are maintained and inviting. The gym has some good equipment, but one or two machines need to be replaced as they are non-functioning. I also seemed to always miss the paper towels in the changing area/restroom in the gym. The garbage/recycling area is close to all units and the mailboxes are right by the pool area. My second floor unit was a very spacious 2⁄2. There is ample storage throughout and very nice sized walk-in closets in both bedrooms. The living room area is nicely sized with a fireplace, vaulted ceilings, and good natural light from large windows. The patio is small, but serves the purpose. You can fit a small table and 2 chairs there. The kitchen has very nice cabinet space and all appliances(refrigerator, stove/over, microwave, dishwasher) are Whirlpool brand. The appliances are older(early 90’s), but functional. The gas stove and oven worked well and there is a nice size box-style window that you can open, as well as sliding glass door off of the dining area. The unit also has a Whirlpool brand washer and dryer(both also from early 90′) that are in the hallway past the second bedroom. There is nice cabinet space above the washer/dryer. There is new carpet throughout and the walls are nicely neutral. There is a ceiling fan in the dining area and central air conditioning and heat. The maintenance staff are friendly and efficient. The online maintenance request form is very easy to use. I needed a small part replaced on the dishwasher and was able to use the online system in the morning to request a repair. When I got home that evening my repair was completed. The property staff are very helpful, available, and friendly. Though it was short, I enjoyed my stay at the Fountains and would recommend this apartment.

I’ve been a tenant here since 12⁄2009. I have been more than happy here. Everytime I call for an issue, whether it is maintenance or a complaint, it has been resolved. The office Manager and Assistant are both very nice. The few times I have had an issue with noise it was resolved immediately.

First thing’s first, I love the maintanence here. We needed our dryer, our dishwasher and our spare shower water temp knob fixed and each was fixed same day. They don’t give you any grief about it either, they’re happy to help. There are some lovely tenants here. It’s nice. There are families here too. Everyone keeps to themselves and are mostly quiet. As for a few of our neighbors here, they seem to have signed a different rental agreement than we did… I’m pretty sure it states that if noise you are making in your own unit is audible in a neighboring unit, you are being too loud and is unacceptable. I believe it says that there is no smoking in the units as well. Both of our downstairs neighbors are problematic. One has a sound system that he likes to use at all hours of the day and even as late as midnight on a couple occasions. I have called about this issue and was given attitude by the front desk as if we don’t pay money to live here and have a right to complain about our neighbors being a nuisance. Our other downstairs neighbor smokes weed in his apartment. Every time he smokes in his unit, the smell comes up the shared wall(our master bedroom and master bathroom wall) and makes it smell disgusting in both those rooms. And all I was told when I called in to complain about this was«I’ve been by there a few times and have never smelled anything, but we’ll give him a courtesy call.» I can name two other units where I’ve SEEN someone smoking weed(a bong sitting in your window sill while you’re hacking a lung up with music blaring and standing outside your apartment just give it away) and smelled it too so there was no mistaking it. All I ask is that the front desk cut the attitude and do something when asked to assist in resolving an issue that rightly needs to be dealt with. Our rent is going from $ 925 to $ 1100…that’s a huge jump in rent that honestly, we can’t budget for, but they need their money I guess… Also, there’s a homeless man that somehow manages to get into the gates and digs through all of our dumpsters. The police have come by a few times but he still comes almost every night. So taking the trash out at night is definitely out of the question after he scared the daylights out of me standing IN the dumpster I was trying to chuck a heavy trash bag into. I’d take my rent money elsewhere if at all possible.
