As newbies to renting out a property, I really didn’t know what to expect when I contacted Beach Cities Management. From the first phone call, they’ve been prompt in communication and professionalism. Our point person Viviana is fantastic; she made the whole process so easy and went beyond what was expected. Some of the best customer service I’ve experienced in a while. I can’t recommend them enough, and am so glad I found them to manage my property.

I recently moved into one of their properties and experienced nothing less than great professionalism attitude and extremely responsive to any questions, issues that I had… my hat is off to Krystal for doing a great job, she is just… awesome.

We are VERY PLEASED with Beach Cities Management, THEY ARE GREAT! When we made the decision move to New York from the Los Angeles we decided we would keep our home and rent it out. Though moving so far away, how would we keep tabs on our property? We looked into several property management companies and interviewed three. Not only was Beach Cities the most economical for a property owner, they offered the most services! After Co-​Owner, Dustin Edwards looked at our property he sat down at our dining room table with us and told us all about his company and what they would do for us, he also shared his experience, and answered any questions we had. He was so straight forward and approachable. We were really impressed at his knowledge of real estate law and owner liability as well. Their background check for prospective tenants is also quite comprehensive. We were sold.
Beach Cities has managed our property for almost three years, now. I just had another great interaction with our property manager yesterday. Being 3000 miles away, it would be hard to get a feeling for what it going on with the house, but, Viviana’s communication is so solid and clear, she has made it easy. She is easy to reach and is quick to respond to questions regarding our property. She has also made communication between us and the tenants, and connecting the tenants and a contractor easy and efficient. And she is super friendly to boot!

On Wednesday I called about a property listed on their website and was told to call back on Monday because it wouldn’t be vacant until the 1^st and would not be available for viewing until then. I called again on Thursday to ask a question and was told it was already rented. Apparently they were taking early applications that the lady who answered the phone wasn’t aware of???

Viviana is such a pleasure to work with. She is extremely professional and eager to help in any way possible. She is prompt in returning my calls and emails, listening to my needs/​concerns, and getting our repairs taken care of in a timely manner. I have thoroughly enjoyed working with her and the entire Beach Cities team.

Dustin and Viviana and the entire staff at Beach Cities are a total delight to work with. I have used several property management companies to manage our investments and Beach Cities is at the top of the pack. They are incredibly thorough, organized, thoughtful and kind. I have had nothing but a completely positive experience with them and would recommend them to anyone who needs quality property management.

We went with Beach Cities when we decided to rent our house after we relocated. Dustin was awesome and totally put us at ease. We interviewed several management companies prior and no one was able to show us exactly how all this would work. We then worked with Krystal and were thrilled with her. She took care of everything and found a great tenant and got them in quickly. From there Krystal managed our home and nothing could have been easier. When we decided to sell the home, we again spoke to Dustin who set us up with Chloe. Selling our home was the easiest thing we’ve ever done. Chloe was so professional and a joy to speak with. She got our house on the market and before you knew it, she had offers. We closed within the time we hoped to and everything was awesome. I cannot recommend the Beach Cities team enough. They made all this so easy, hope to work with them again.

The leasing agent/​property manager Krystal was very thorough and made sure to check in weekly with me to give me status updates on when my unit would be ready to take possession. The entire staff there are very friendly and respond quickly to messages and emails. Thank you for making the transition into my new condo a pleasant one.

I scheduled an 11 am appointment to see an apartment. It was in a rough neighborhood. I show up a half hour early sitting in my car waiting for the property manager Krystal. I notice a few people try to walk into the apartment building, but the door is locked. 1 man just stood at the door with his baby.
I called the office and a lady tells me Krystal is out of the office, but she’ll call her cell to let her know I’m at the property and waiting.
A young woman shows up and let’s the man and his baby into the apartment. (Was that her? My appointment was for 11, and it’s 5 minutes past, what time was this guy’s appointment?) I’ve never met her, I don’t know what she looks looks like. I call the office again in a panic and give them my number, (although Krystal called me to schedule the appointment.)
Not 10 minutes later, I see the Young lady come out with the man and his baby and walk up the street.
When I talked to the office a 3^rd time they told me Krystal had left. Not once did she call me to let me know she was there. And apparently she scheduled 2 people to see the place at the same time.
I drove an hour to this place. All the office lady told me was that I could schedule another appointment on monday… «if the place wasn’t rented by then».
4 hours later I finally got a call from Krystal, just letting me know I could reschedule, and didn’t even offer an apology.
Sad.

I think Unilocal should provide another rating designation – EXCEPTIONAL (like a huge gold star or something). Here is why: there are companies out there that are in for the mighty dollar… nothing wrong with that, unless that’s the only thing you care about. On the other side of the spectrum, you have companies that go above and beyond their objectives, display a clear commitment to business ethics, and remain actively engaged in meeting their client’s needs. The latter traits that I’ve mentioned exemplifies the services I received from Beach Cities Management (BCM). Please note that this review is for BCM as a property management company and as a real estate agent.
Let’s rewind approximately several years back when I was in search for a property management company for a condo that we have put up for rent. BCM was the first company I called due to the Unilocal reviews. When I met and spoke to Dustin (in person), he explained to me the services they provide along with the terms of agreement, and their fees. Without going through the detail of that conversation, my first reaction was «this is too good to be true». Like the saying goes…“when it’s too good to be true…” well… you get the picture. But, I said to myself, I’ll give it a shot, after all the agreement was only for one year. Guess what, I proved that expression wrong! I’m so glad that I called BCM first. This company was exceptional in many ways. They truly managed our property, they just don’t collect rent, take their share, and forward the rest to you. BCM is responsive to your inquiries, always have an open line of for communication, and remain actively engaged. There is a full transparency for the services they provide to you – repairs, costs, fees are fully disclosed with supporting documentation. BCM has a professional and knowledgeable staff that will assist you in marketing your property and maximizing your rental income. Simply put, BCM is the BEST! Thank you DUSTIN and to your staff. These are good people.
Now, fast forward to 2015. The wife and I was contemplating in selling our condo. Keep in mind that tenant was still occupying our property. Spoke to Dustin and he provided me with his professional opinion. He also indicated that BCM was a realtor and can assist us in selling the condo. I didn’t hesitate one bit and accepted his services. He assigned Chloe as our agent. A wonderful, nice, and truly genuine person. We met at the condo and she provided me with tips to maximize the value of the property with minimal work. She is very knowledgeable and in tune with the real estate market. After a thorough cleaning, some fresh paint, new carpet, and few repairs we were ready. We put the condo on the market in late May and have our first offer the first week of June. By late June we accepted an offer and we were on our way to escrow. While in escrow we encountered a few hiccups with the buyer’s lender with no fault from BCM. During this lengthy process, Chloe remain engaged and provided me with a daily update (yes, daily updates!). Even when there was none, she would text me just to say hi or good morning, just to let me know that she has not forgotten. She followed through with the buyer’s agent, the HOA, the buyer’s agent lender, etc. She was also patient enough to answer my nagging questions (sorry Chloe). Needless to say, everything worked out eventually and the property SOLD! Thank you CHLOE for your dedication and hard work. I/​we truly appreciate it. Thank you (100x)!!!
Overall, if you are in search for a property manager and/​or a real estate agent, call BCM first (or last, it doesn’t matter). I guarantee you will not regret it. These guys are amazing, professional, knowledgeable, and just all around GREAT!!! P. S. Sorry for the lengthy review, a short one will simply not do justice for this company.

Viviana and Krystal are very prompt in responding to any issue that may arise and they both were always warm and pleasant. I know that it can be frustrating to people who pay for a credit report fee and then are not awarded the unit for which they have applied but honestly, that is the same process with any property management company.

After using Beach Cities for a rental income for four years I decided to sell my property due to the terrible HOA company running my building (cough cough Phoenix property management). I called Dustin who runs the company and he asked Chloe Cruz to handle my sale. Chloe is top notch, she posted beautiful pictures of my property and I had a buyer in 2 days. Done and done. She was absolutely responsive and kept me up to date on every little detail. There were so many problems with the sellers lender, it was a nightmare. What should have been a 30 day escrow turned into more of a 60 day plus escrow. But Chloe was a pitbull, she kept on the sellers lender. I bought my property for 125. k, sold it for top dollar 261. k, I made a huge profit and Chloe was the main component for that happening. I plan on buying another property for rental income and I won’t use anyone else except her and Dustin. They are the real deal of realty.

I came in to look at a one bedroom apartment and was helped out by Viviana. The customer service was great she was very helpful. The tour of the apartment was a very pleasant experience. I hope I get this apartment! It is very well kept and nice.

I’ve been renting from Beach Cities management for approximately four years. I’ve lived in three of their properties. I am surprised to see the negative reviews.
They have been nothing but constant professionals when dealing with any issues regarding repairs, maintenance, or neighbor disputes.
They worked with me when a cheap ass landlord didn’t want to make repairs. Dustin (the owner) ordered all repairs be done plus upgrades on everything.
At a recent rental, the lease was up and the owner gave me notice that they were going to sell my unit (this couldn’t have happened at a worser time). They were there willing to help me find another apartment. I will forever be thankful to them. Linda, Krystal and Viviana we’re always a phone call away, and willing to to resolve any and all problems.
I give them 5 stars, if I could give them 6 stars, I would.

Pros: fast at scheduling repairs
Cons: charged $ 130 to clean immaculately cleaned house
Charged money to re screen front door which was exactly the way it was when we moved in
Didn’t keep out move-​in walk through and charged us for things that were damaged upon move-​in
I WOULD BE CAREFUL WHEN LEASING A PROPERTY WITH THIS COMPANY. I WOULD ALSO BE CAREFUL WHEN LISTING A PROPERTY WITH THIS COMPANY AS THEY HAVE A LONG VACANCY RATE.

I live in a Beach City property and I love it. Linda and Crystal are top notch and really helped me every step of the way, they are very helpful and I love my new place. It is an oasis and my neighbors are very nice too. Overall the experience working with this company has been nothing but a pleasure, even when there where snags Linda was always patient and helpful until my entire process was complete and my lease signed. I have been in my Apartment 2 months now and I could not be happier. There was a plumbing issue the day I moved in and within an hour a very professional plumbing team showed up and checked not only my plumbing but my upstairs neighbors plumbing as well and within an hour everything was taken care of. Love my building, love my neighbors, love Beach City Management. Do yourself a favor and let them help you find your next home. I couldn’t be happier. :) Michelle

Just before the holidays my husband and I decided to buy a house. We were tired of spending $ 2200 in rent when we could just put that towards owning a home. I’m a Navy Veteran eligible for the VA Loan spending weekends on
and at open houses when we came across Chloe Cruz. Within a month we were in escrow for our ideal home… After countless trips viewing houses we had picked out, she asked us to view a home she had chosen for us based on our list of needs and wants… And she nailed! I got chills as I walked in. I felt like I was ready to cry, I knew at that moment we had found our home. A month later, just after the New Year, we moved in to our perfect home! I’ve just begun doing business with Beach Cities but must say from my initial correspondence with Crystal (sp) & Vivianna the have very good customer service and know how to return a phone call. We are still in the process of finding the right rental but so far so good.

I had the worst experience with this so called managment company. They have you fill out an application before you can look at any property. Charge you 30 $ for the application fee. Then they called me the next day saying somebody got the apt I wanted and they wouldn’t give me back my 30 $. So basically they take your money and never show you a home. It’s awesome.
