I have worked for Vanda for 15 years now, She has always given fair services for a more than fair price. I have always seen her go above and beyond for her clients. As a contractor I can say she has always paid in a timely manner with no favoritism to one vendor or another. The best qualified and most reasonable cost is always the deciding factor. A quality sometimes lost in this type of business today. When it comes to the properties she manages she is very knowledgeable in the field of property management and HOA relationship as well as what it takes to keep every one calm in times of crisis. Vanda communicates to clients, contractors and tenants in a manner that everyone is assured that their best interest is her priority.

I live in a middle sized HOA on the Westside. Adore has managed our property for years. Our building is 30+ years old, but Vanda and her team do a great job keeping it up and troubleshooting. They know everyone by name. Vanda’s at every meeting. You hear horror stories about condo boards… guess we are one of the lucky ones. Fair board. Open books. Good managers. Reasonable HOA fees. Adore Properties recently started managing our association. What a change! We now have a professional and experienced manager who is familiar with our association’s CCRs. She comes to all of our board meetings and is polite and friendly to all owners, even the not-​so-​nice ones. I’m really happy we switched companies. I highly recommend Adore Properties.

I am a GC. I work with Adore often in various capacities at several properties. They are responsive attentive to the buildings needs. They are attentive and courteous to the tenants. For me as the vendor it is imperative to have clear flow of communication and get the needs of the building met. I expect any building managed by Adore will be well looked after, well represented, and affairs kept in order. I would also recommend any vendor to feel at ease if working with Vanda Hembre and Adore properties.

Please look at using a different property management company. As a renter in one of the building Adore manages, I have experienced horrible service. We have an emergency water issue and it took them over a week to address the problem. Once the problem was addressed, Vanda would never keep me and the other tenants informed of the maintenance schedule she would tell us they were showing up at a certain time and they would not come and then she would tell us they were not coming and the would show up. Very unprofessional and does not take action unless you contact her multiple times. Again, please look elsewhere for property management.

We set up our dues to be paid via ACH with Adore Property Management’s ACH administrator. Everything was great, then after a few months they changed their ACH administrator and we received confirmations that our dues were accepted each month but it wasn’t actually being taken out of our account. We reached out to Vanda to correct this issue and she said she would look into it but received no follow through. We sent a few more follow-​up emails and no response. I was able to get her on the phone and she said she would follow-​up by the end of the day. No response. It’s been a few months now and we still haven’t received a follow-​up. I’m not the only one in my community that has experienced this unprofessionalism thus why we are no longer a client. I do not recommend.

As a professional accountant, I have had the privilege of working with Vanda Hembree for many years. I have always been impressed with her professionalism and true passion for property management. Her proactive approach to management puts her clients’ needs first. Vanda is not interested in short cuts and believes in doing things right the first time. When problems occur, she communicates clearly and effectively with her clients in order to create solutions. She has a strong ethical approach to finances, which I respect. Vanda demands full accountability for all of her properties and complete financial transparency for boards.
