We sadly moved away recently and it was so bittersweet! We loved our almost 4 year stay at Factory Place. We had amazing neighbors, made so many great friends over the course of our stay, always felt at home and loved the neighborhood. The grounds are kept up nicely, there is a(non-heated) outdoor pool and a large BBQ picnic area with ping pong. We lived in 1330 along the back and the units are beautiful. Prices are steep but it really is the only property like it in the area. Management is friendly and prompt at answering your questions or concerns. Anthony, who showed & rented us our unit, was very very wonderful and became a friendly face around the property. That said, the neighborhood is changing and getting a little built up… We missed the original vibe so decided to switch it up and move to the foothills of the national forest for a great big dose of nature. Goodbye potted succulents, concrete floors, and all our crazy downtown neighbors. We miss you!!!

I’ve lived here for over a year now and I love it. I’m about to move away soon and I’m very sad to leave. The buildings were once factories, hence the name, and now mixed use live/work lofts. The fixtures and cabinets are very nice. The people and businesses here are all very polite and cool people and will usually always give a polite nod and hello your way. The amenities are a little scarce there is a pool and a BBQ area and fire pit. The gym, ‘body by Nii sign’, is not an included amenity its a separate business unto itself. The management is a very dedicated group of people and are on it about helping you out. The facilities crew they have working here are very polite and will fix all your problems promptly. This complex is extremely pet friendly, you’ll often see tenants walking there dogs and cats around. The parking here was what sealed the deal. They have three different lots with way more spots then tenants. With no assigned spots its essentially first come first served and not having to worry about finding a spot for a friend that’s coming over for dinner is great. With the very off chance that all three lots get full there is plenty of street parking outside of the complex but I wouldn’t recommend leaving any valuables in the car if you do.

My boyfriend and I really wanted to make Factory Place our new home. We were so close. The lofts are amazing. However here were the reasons we had to decline. And yes, I will sound prissy in some of my reasons. I am a huge priss. Can’t say that I like that about myself! Pros 1. Beautiful lofts, with upstairs loft space.(Not just a big box.) 2. Brick walls and exposed pipes. Gorgeous! 3. Laundry w/in units. 4. Good sized pool compared to others we’ve seen in DTLA. 5. Nicely designed community areas. 6. Easy access to parking. Parking price included in rent. 7. Easy access to mailboxes. 8. Amazing gym, as the owner is a personal trainer. 9. Almost built a restaurant/market on-site. Wish that went through. It may still. may still? 10. Urth Caffe right around the corner. 11. Gun Range next door! 12. Overall great artsy feeling. 13. Anthony. Insert Shout out to Anthony — He’s the man who showed us around. He’s amazing. He in himself was a huge selling point! We also got to meet the owner. Nice small community/neighborhood feel. Cons for me 1. Didn’t really see many people in walking around the place. It was a Saturday afternoon and no one was using the pool or the community area. Made me feel lonely. 2. Really quiet community. 3. Views outside of windows aren’t that great. 4. Didn’t like driving up to the place. In the factory part of DTLA. Seems cool, but it felt lonely to me. 5. Refrigerators not provided.(small thing. really.) 6. Kind of pricey for what you get.(but I could also say that for all the lofts we’ve seen.) 7. Even though it’s really not that far from DTLA and Little Tokyo, it seemed like it was.
