From the word«go» my experience with the Orchard has been a nightmare. 1. Property mgr showed me a unit that wasn’t available, took my deposit for said unit, could not come up with a comparable unit and would not refund my deposit(as 72 hours had passed). Because I’m a single mom who cannot afford to lose $ 250, my hand was forced and I made the move anyways(damn do I regret it EVERYDAY) 2. They don’t mention it, but SURPRISE, after living there 13 days I receive a notification that my utility billing has changed and I now owe: $ 100 for BASIC cable & internet(i.e. tv just plugged into the wall and no wifi = about $ 35/month if you called Time Warner directly) and $ 67 a month for trash, water & sewer. Considering it is myself and a small child, this is OUTRAGEOUS(metered water averages $ 18/month and you can get a trash bin through the city for $ 175/year). Unfortunately, this is now part of your«rent» and you can be evicted for not paying. 3. The apartments have not been renovated in ages and have serious flaws(a rotted deck on the second floor, cabinets that don’t open, drawers that won’t shut, I’ve had two of the heavy closet doors come off the hinges during normal use and fall on me(luckily not my child) and a bath fitter that comes nowhere near fitting 4. I’ve had apartment employees enter my unit at least 3x where they have not left notification of being in my home(which IS against my lease terms) 5. I had an ant infestation that destroyed my pantry full of food. Not only did they not notify me they had been there, the exterminator left this ant poison(in the form of a clear gel) all over my personal pantry(a piece of furniture that belongs to ME not the apartment complex) — forcing me to throw away all of the food and Tupperware that it touched. It’s POISON — they also couldn’t exactly confirm to me where else this gel had been laid. Note the part about having a young child again who plays on the floor. The apartment mgr offered no reimbursement for loss of food nor help with where the poison was placed. 6. Yes, I did contact an attorney, and they said I would spend more $ on small claims then I would save in the fight — I tried speaking with the apartment owners as well — and after 3 months I did finally get a return phone call, but there was no acceptable solution offered. Please save yourself from this headache — sure the property is nice — and its nice being so close to Mason — but in my opinion… not worth the headache.

I’m more then likely will be moving out at the end of my lease… The staff up in the management office is ALWAYS changing, they’re never there when they’re suppose to be(Late coming in/early leaving) I’ve told them multiple times now about the problems inside my apartment, and even taken them to the«higher in command» about the problems that need resolved in my apartment. And the parking is not very friendly here… I share a building with 1 other 1bedroom apartment with 8 other multiple bedroom apartments… Parking is a nightmare if you don’t pay for a garage… 20 cars to 10 spots maybe…
