Kevin Zapf«managed» my property for 6 months and I never received any rent. I paid him for repairs and cleaning before renting the house which never happened. He allowed two women and their gaggle of children to move in who, based on their mental application, could not afford the rent. These women, their children, and their friends destroyed my house. I had to hire another property management company and a lawyer to get them evicted. They never paid rent. The bills were never put into their names. I had to pay all the outrageous water, gas, and electric bills. I was unable to deal with any of this because I had moved to the west coat. My former neighbors called, texted, and emailed me repeatedly about the state of my house and the continuous Jerry Springer like behavior of the tenants. I would be homeless and bankrupt right now if I didn’t have family who helped me, financially, with this disaster.

I have to preface this rating with the fact that I HAVENOT done business with this company. I am basing this rating on my initial phone consultation. So…now we are in the market for a good property manager for single home rentals in the area. Sheesh! Good luck! But that is a whole other can of worms. These guys actually called me back when I contacted them about handling the rental of my property(hence the mandatory star) unlike the 10 other places I called today. I’m not sure if the guy just wasn’t interested in a residential listing or if they are really just a bad business but the conversation went something like this… Him:(in monotone voice) «We have a website where you can log on and your renter can log on and you can do everything from there.» (I’m thinking, great-or we could just use email and online banking??? No attempt to explain the benefits of this website) I asked a number of other questions(mind you, I was doing all the asking-there was no attempt to get my business) but they were all met with half attempts… I won’t bore you with the rest… but finally: Him:(in monotone voice) «We cater to getting Military and DoD renters.» Me: «Great! How?» Him:(monotone) «We advertise in their publications.» Me:(Being a 12 year Vet and spouse of DoD employee) «Oh wow, OK how? Which ones?» Him: «Oh, I don’t know. We contract that out.» Me: «Thanks for your time.» –CLICK– Seriously? You don’t know where you advertise? Isn’t that the BASICREQUIREMENT for finding a renter? Letting people know that the house is FORRENT?! Again, I’m not sure what the deal is here-maybe they don’t want single home rental business? At any rate, I’m not handing over $ 5K+ annually to someone that can’t even entertain my questions for 5 minutes.
