The Courts at Historic Manassas Apartments

My husband and I have lived here since November of 2014. We moved in at a discounted rate. The apartment was brand new. It WAS wonderful. We have had no real issues within the apartment (beyond the occasional dead battery or broken lightbulb), and were quite content here.
Then, management changed and all of it went downhill. It seems to me that the clerical staff here suffers from a severe lack of attention to detail, and does very little to work with and communicate with tenants. When they DO communicate, there are boldfaced inconsistencies between messages. We have been here one year and are regretting it dearly now.
As to the parking and property itself, there are four, count em, FOUR visitor spots you may choose from. There is no towing if you are NOT in a visitor spot, before 8. You may park in a visitor spot with a pass, but nowhere else in the parking lot with that same pass. You may NOT park past 8pm without being in a visitor spot and having a pass, or risk being towed, BUT with three buildings of people, and four visitor spots, that seems unlikely.
We had a friend towed in the time it took him to park, run upstairs to grab the parking pass, and run back downstairs to see the tow truck hauling his car, disregarding the pass from us that he held in his hand.
We WILL be moving at the end of our lease, and would NOT recommend this complex to anyone. The inconsistency and stress from the establishment since management has changed, coupled with blatant violations of our lease terms and a clear lack of communication, as well as an unprofessional management of their payment system, is what has led to this shoddy review.

I have lived here since December 2014 and I really like it! All of the staff are so friendly and helpful. I love that they have pizza parties and other events for the residents every couple months. I pay an extra $ 50/​month for parking and it is worth every penny! The buildings are very secure — you have to scan your key through two doors to reach the elevator through the main entrance. The convenience of being able to walk to the VRE/​Amtrak and all of the bars, restaurants, shops and events in Old Town is great!
There are a few cons of living here, however. Guest parking is an issue, as another reviewer mentioned. The gym is really small: only a couple cardio machines, some free weights and one weight machine, but every time I go, I’m the only one there which is a bonus! Finally, my biggest complaint is the lack of area to walk my dog. The only place to walk is in the grass around the perimeter of the buildings.
Overall, this is a nice place to live. The apartments are new, with high ceilings and a good value for the price.

Lived here for a while and it was pretty good and I agree with the pros and cons of the other reviewers. The place was a good size and has perks, however it is a fair bit more expensive than it needs to be compared to what else is around.
One problem I do have is even though the maintenance staff are excellent, courteous and professional, the current leasing manager is unpleasable to work with and does not seem to fulfil all of her duties. Since the last manager left this year, requests have sometimes been ignored and when answered taken a lot longer to become complete, I have had to give information to her several times even though I have seen her write them down and she was constantly surprised to find out that I lived in the building (I do not expect her to know everyone’s name, but if we have spoken on several occasions I at least expect the building manager to recognize me and NOT half-​jokingly mention never meeting me). I enjoyed living here, but these experiences (and others with this person) tainted the building for me.

Been here for a little over a year. When the new management took over, things went downhill. Dog poop all over the property. Neighbors dogs barking all the time and the management won’t do anything about it. The facilities are nice but not worth the hassle. When we moved in, we were promised a parking spot in the garage and a storage place. The parking spot was inaccessible and still no storage place. The management doesn’t care what it tells you; they will make promises they never keep just to get your money. Should have gone with Mason’s Keep.
