Very competent, well managed and Helpful. Was I lucky… I don’t think so. I live in East Harlem for family reason and my apartment is neat. I visited it in February and I accepted the deal. Well, if you don’t like it see something else.
They went fast in the procedures… It was easy :)

This is probably one of the most awful property management offices to work with. They are uncaring and ruthless in their actions.
Most of their apartments are also situated next to the projects so they don’t offer any sort of visual pleasure or any sense of safety. Be cautious as to where they send you to look for your next apartment.
The associate there named Kate displays behavior that is terribly rude, incompetent and vile. The management office forgets that they work FOR the tenant. Kate will hang up on a phone call, interrupt the conversation, purposefully withhold information, and insult your intelligence. Her accent also makes it terribly difficult to understand over the phone to which she will respond that is «your» problem for not «trying» to understand her.
Furthermore, they rented an apartment with a known problem to leak in the ceiling under heavy rain and such leak damaged our personal property and the apartment. With renters insurance on hand, we were still charged a deductible which we thought should be paid by the management office. They would not even entertain the thought, telling us if we wanted any money to bring them to court.
So unless you want to deal with «less then ideal» locations, bitterly angry and incompetent staff, and risk the damage of your personal property without compensation, by all means deal with J&M Coutinho.
Otherwise look elsewhere and happily do so.
