Very large room for the price! We stayed in the room in the back of the property, which was nice and quiet, just what we wanted for a Valentine’s weekend getaway. The proximity is perfect between the Hill Country wineries. Mark was very accomodating with our requests, and the breakfast vouchers used at the Blue Bonnet Café were a nice way to help with the yummy food! I loved that the shower had five separate heads… very spa-like! The feel is vintage, yet cozy. One note, if you are a light sleeper, plan on a white noise machine or simply run the air conditioner on fan only. It’s close to the RBar, and while they shut down their live music at a decent hour, you may want to go to bed earlier than they do. Or bring silicone ear plugs. That does the trick for me, no matter where I am!

Not a good value for the money, felt like I got ripped off. Paid $ 154 for a Monday night stay. «Room» is very small 2 stories with a very narrow twisty metal staircase too small to bring suitcase up, and doesn’t seem very safe. Big enough for only 1 – 2 people(don’t be deceived with the 2 stories). «Breakfast» was not provided, instead they gave me, literally, a $ 5 coupon(I stayed in lodging alone, didn’t give me 2) for the BlueBonnet Café down the street. Not the usual B&B hospitality. There is no community room or conversation. Each room is separated, and has an outside entrance facing the main street. There was no toilet paper when I arrived. There was no hair dryer. The bathtub, although it had nice jets, leaked, so it had to be continually filled with cold water. It was sufficiently clean. Everything about it was cheap, though. There was a «for sale» sign out front. Nice location in the center of downtown(best feature). Would not recommend.

Stayed here on a Friday night. This is a beautiful old home that has 5 guest rooms. Our room was LBJ suite. Two story with spiral staircase connecting sitting room and kitchen to upstairs bed and bath Very spacious and clean. Comfortable bed and fully stocked kitchen. Nice outdoor porches opening off the room. The only downside was that the B&B is across the street from a bar with live music and next to another live music venue. It was very noisy with loud music and inebriated people yelling until 2am. For that reason, won’t stay here again. Which is a shame as the property and it’s manager were so nice.
