Charlton forge HOA Your typical subdivision in the south. If you’re NOT from the south or don’t know peeps that live in the south your probably wondering what a SUBDIVISION is. In simple terms it is a neighborhood, with like homes that usually have some sort of standard of how your home property should be kept. Sometimes you even have different bylaws that you have to go by and may share amenities such as a pool, club house, basketball courts, etc. Some are gated, while others are not. And some even have the dreaded HOA fees. I am SONOT an HOA person. I feel if it is my property I should be able to do what I want to some extent. At the same time I can appreciate a HOA and its rules because some folks just don’t know how to pick a paint color that is appealing to the eye, something that will blend in to its surrounding and NOT have the neighborhood looking like a circle or a kindergarten. The last thing I want to see is your car parked on the lawn, un-kept lawn or garden, trash all over, you turning your property in to Sanford and Son junk yard or some auto parts, etc. Some peeps need to be told NOT to party all night, and the painting your house the color of gangrene or cotton candy pink is an eye sore and bring DOWN the property values of your fellow neighbors how work hard to live in a place where there are NOT bars on the windows and you can go for a walk WITHOUT feeling like you’re going to get shanked! It is ALSO a WONDERFUL feeling to know that your CAR will be right where you left it untouched until the next day. The parentals have the pleasure of living her in this HOA subdivision for over 20 years now. Probably more but I don’t feel like doing the math. It’s a safe subdivision and most of its residents if not all are NICE and well-mannered. Most of the children are well-behaved but as always some parents should tighten the leash or have re-thought having kids altogether. Point being when your kid thinks it prudent to throw firecrackers at someone’s dog and scare the living SH*T out of the poor animal expect the owners of said dog to try to put a foot in your child’s AZZ or yours. This HOA/subdivision is NICE and QUITE just like it should be! Who wants to come home to noise and racket… NOONE that who? The parentals have GREAT neighbors who mind their own bees-wax and stay out of yours. Gotta love that. They are or course vigilant and have their own sort of neighborhood watch which is great! They always know when I come to visit for sure! This subdivision has a club house and pool and I think tennis or basketball courts or both. My brother and I have never used them and neither have the parentals. They USED to have Santa come around on Christmas eve in a red Cadillac passing out candy canes and saying hi but they stopped doing that with the change of the board for the HOA. SOSAD they got rid of that! They also used to pass out white lunch bags at Christmas time and sand to all the homes and you would put the little tea lights in side on Christmas eve right in front of your property. SOOOOOPRETTY at night to see every house with little lit bags in front. They DON’T do that anymore either. AGAINSAD! This HOA is ok but beware and hold on to your bylaws given to you when you move in because the new HOA people try to change the rules and make you go by them. If you don’t have a copy of your by laws they can make you change things on your property that was ok with the previous HOA board. They tried this with my parentals but it didn’t work. WHY… because they had the original copy of their bylaws. Hahah! Nice try HOA. For the most part I would totally live here. It’s very much like my own neighborhood and the HOA fees are reasonable.
