Gilbert Square Apartments

My experience has not been nearly as bad as others! It’s not perfect here, but it’s fine. It’s quiet where we live (back, by the canal), no roaches, no mold, no bed bugs. There are some maintenance issues, but there is new management and they’ve at least tried. We had a huge hole in the bathroom, they have filled it now but still haven’t put the flooring down. The a/​c units would be my biggest issue, as they just don’t get cold properly.
I love the view here, I’m from Texas and I promise I couldn’t get this quality for this price there. I love my own little porch area, and people around me are extremely nice. The laundry room is nice & new management actually fixes the washer dryers, the pool is always clean, landscaping is nice and there is rarely ever trash around.

The only positive thing I can think of Gilbert Square Apts. is we lived there two years and we didn’t get bedbugs.
They charge for background checks, but they rent to anybody who can pay the rent. My neighbors were heroin dealers, junkies, and sex offenders
The property looks nice from the outside, but needs remodeling inside.
Repairs take months and once they get around to them, they get half done. T
They charge renters property tax and renters tax on top of it. I don’t own any property the landlord does Property tax is a liability of property owners, not renters. Furthermore the city of Mesa doesn’t charge property tax, It is only about five bucks a month, but it’s the principal and adds up to over fifty bucks a year.
They gauge you on move-​out. Not only do they keep you security deposit, but they bill
you on top of it.
They billed my neighbor about a thousand dollars, she left the apartment early because she got sick and needed her sister in New York to take care of her. She lived there two moths, left the apartment immaculate, and they charged her for painting, but they didn’t paint. She moved out on the fifth of the month, they cleaned the carpet and rented the apartment immediately, but charged her the entire month.
The only reason I stayed two years instead of one, is I was afraid they would take me to court.
Beware of there fifty page lease, Read it carefully. They have lawyers on retainer and if they sue you, you end up paying them because it is in the lease.

Drug dealers, sex offenders, mold, roaches, and all repairs have a 2 week waiting period.
