I really liked living at Sun Valley Ranch. The front office staff is helpful when you need them. I had a bit of a snafu with the exterminator. I had a wasp nest by my front door and on my balcony. It took him three trips before he was able to find both of them. Not sure how hard he was looking. They were supposed to upgrade my thermostat, but a year after providing them the info they requested, it was never been done. My apartment was nice because it was off to the side yet still rather close to the pool which is open all hours. The gym is super convenient but a little small. If you work out during the day it’s no problem. The front office takes packages which is helpful, but you have to get there during office hours to retrieve them. It’s a quiet complex and would definitely recommend living here if you’re looking in East Mesa. Every unit has a washer and dryer which is an awesome convenience. As a bonus, the bar Denim and Diamonds is walking distance. Great for dancing!

Been here for six months and without exaggeration I have had to shoe away crack heads by my entrance, random sketchy people knocking on my door late at night, grass areas are littered with dog feces. Lots of police activity here. This information is public record, so if you don’t believe me, you can look it up. Swat team with at least a dozen other squad cars in my complex for a domestic the first week I moved in. Had my motorcycle stolen. Somebody literally removed the fencing and rolled my bike away. When I explained the theft to management, I was obviously furious and she said verbatim, «have a good day». That’s it. I highly recommend looking into north east Mesa area for suitable living. Don’t make my mistake by moving into Sun Valley Apts.

I lived here from Feb 2014-August 2015 in unit 1146. From the beginning of the application process, to my walk thru at my move out, SVR ranch staff has been more than helpful and friendly. Anytime I had a maintenance issue, they were there no later than 3 days after I put in the request. Heather Rodriguez, the current manager, has a heart of gold. She is very understanding and actually takes time to work through any problems you may have. There were a few times I had to pay late, but she always worked with me. I lived in the front of the complex so I can’t really speak on other areas of the complex, but our area was always clean. The only negatives I have to speak on was that the front pool was closed a lot during the summer for maintenance, but the back pools were open so it wasn’t a huge deal. My upstairs neighbors did cause me a huge headache with their over the top stomping. I would caution if you plan on renting this unit, that you will be woken up from your sleep at night because of it. This of course is not the properties fault though. Other than that, I have no complaints and would recommend SVR to anyone who is looking for a quiet, more upscale apartment complex. It is a gated community with a nice club house and great amenities.
