Rivergate Management took over my apartment building(Siempre Mayo in Coral Gables) in November 2013. They purchased the building which was already in disrepair but have yet to make the much needed repairs to the tenanted apartments. We imagined they would fix the empty units first and move onto the tenanted apartments but they have not made repairs at all. In January, I sent an email to the property manager with a detailed description and pictures of the problems our unit was having(leaks). She said they would begin repairs in a few weeks and have a maintenance person come over to look at our leaks. We never heard back from them. That was 4 months ago. Last week we received a notice from Water and Sewer threatening to shut our water off due to account delinquency. I called and emailed the property manager again and she wrote back to assure us they were taking care of the outstanding bill. I also took the opportunity to ask about the maintenance request and asked for the number of the repair person so we can call them directly but they did not reply to that. The lights are out in the hallway and over the first set of stairs, the floors are filthy, there are dust bunnies, cobwebs, chipped paint from the walls and the ceiling. Again, I emailed but they did not reply to that either. We feel so neglected that we believe they are trying to push us out of the building so they can then make repairs and rent out at a higher rate. I am attaching the same pictures I sent to their maintenance office 4 months ago. We have since found a new leak in ceiling. I am sorry to say Rivergate Management has proven to be a disappointment. Since taking over the building, they have never called to communicate with tenants or request updated information. They do not regularly reply to emails and phone calls get sent directly to voicemail. It appears to be a company that is more concerned with investments than they are actual property management.
