There was No Waitresses so I went to Counter.
I ordered Burger Combo. Flaka said it is Not
Available till 12 Noon. So I can Get a Burger Now at
Full Price, But Not a Burger Special. I said, Menu
at Tables says Avaliable till 4 Pm, Nothing about
Starting 12. Flaka then Changed Her Voice with
Discusting Attitude. She Told Me, Go a Table if you
Want to Order. I will Find You a Waitress. She Totally
Embarassed Me in Front of her Employees and
Customers. I Left Without Ordering. New Owner should
Have Employees who Care About His Business and
there Customers. Thanks Flaka for Your Discusting
Insulting Attitude.

go here all the time the best subs I’ve EVER had at any sub shop I love the staff sense of humor and this place is very clean

I’ve been a customer for 10 years. They continue to deliver the best bang for your buck when it comes to breakfast and the subs are off the chain. The hardworking staff are constantly spot cleaning to keep the place very clean.

Friendly service, great options. I recommend the philly cheese with pepperjack. Definitely will be back.

This place is by far one of the best sandwich places I’ve eaten in awhile. The service and environment is friendly. To add, the steak bomb as well as the breakfast are the ideal choices to have. For what it’s worth, you get the most bang for the buck and best quality food. Not to mention high quality cold cuts.

Excellent customer service very friendly. They make damn good subs, this place has recently gone through a simple remodel which is much better, the prices did rise a bit but not enough to shy people away. The have a cheap cheap breakfast lineup to cater to the working man with the basics for a good breakfast. My only complaint is the coffee it’s horrible they need to upgrade their coffee machine or find a new roast. Either way I will continue to go back to is excellent service and food.

Enjoyed my experience here. The staff was helpful. The prices are affordable. Good to Great tasting food. The place was not all that big but had space and plenty of seats. Refillable drinks. Freshly made food. Overall will recommend, will someday return.

Great subs. The customer service is straight and to the point. They get your sub cooked ultra quick. To the previous poster who said they could be friendlier (shut up). I want my freakin food not some convo about your ailing grandmother. Also, this place is right next to by favorite store. Home Depot.

hands down best sub shop downsouth, fast and always good, never had a bad sub there ever.

FOOD: I have had several sandwiches at this location. They all tasted good. The only issue is that they are constantly running out of ingredients., ie., sorry we ran out of onions today, sorry no mushrooms today. The sandwiches are a good size, great flavor and offer either white or whole wheat bread. I wish they had more drink selection.
SERVICE: At the counter. they get the order right. Perhaps a bit friendlier customer service?, I do not know, maybe perhaps.
PRICE: Well priced for the amount and quality of food being served.
ATMOSPHERE: The place is usually clean inside. The ac is artic cold which is great. Parking in the front could be a challenge, but there is ample parking in the back. They only stay open until 5 PM, I wish they would extend their hours.

Who doesn’t love a good, hole-​in-​the-​wall, hidden in the warehouse district of Cutler Bay, Sub Joint?
I discovered Substantial Subs years and years ago. I’m a total sucker for their Burger Sub, which can easily feed me for two meals. Even I get bored of a Burger, though, and I’ve literally enjoyed ALL of my choices here over the years.
The guys behind the counter are always so friendly and remember you when you walk in. The prices are definitely right, and I almost don’t want to write this review, because it might give away the secret of this hidden, awesome gem of a joint!

Decided to check this place out on a whim. And I’m glad I did! Customer service is great, my order was made quick and correct which is always a big plus and my steak bomb was on point! Definitely coming back again

5 Star Sandwiches!
I am constantly in the mood for «stantials» (as a friend calls it). The menu is gigantic and everything I’ve tried is delicious. Whether you get a hot sandwich like the Steak Bomb or a basic, cold sandwich like the Roast Beef, everything tastes great. I’m talkin WAY-​better-​than-​Subway-​great. And it seems like these guys take making sandwiches a lot more seriously than the guy behind the counter at the chain sub-​shops that are everywhere else. They know what they’re doing.
Service is fast and friendly, prices are great, the food is delicious (cant say that enough) and you get to eat in or take it to go. There is plenty of seating and at least 3 large LCD screens to keep the eyes busy while you feast. In fact, I may have to go get some now… just thinking about it makes me hungry.
If you find a favorite like I did, you’ll be back for more… or if you like to try something new each time, there are enough options on the menu to keep you coming back for weeks without getting the same thing twice.
Tell Jared to keep his boring sandwiches and go get yourself something better while supporting a local business. You won’t regret it.

This hidden Gem is a must try! Service is excellent and everyone makes you feel welcome. I have tried a variety of their subs and breakfast sandwiches and everything here is great!

Always fresh and always tasty. Substantial is hidden between commercial warehouses. This place is a diamond in a rough. You want chicken breast? Guess what they pull out and actual chicken breast. It gets better they cook it in front of you to. Yep I’m talking about old fashion real food, real cooking, not that microwaved crap you get at other sub shops. I love the feeling of unprocessed (well at least not as processed) food. They have a huge assortment of subs, and the most economical breakfast ever.

I love a «hole in the wall» with great food. Substantial is a perfect example. Located in a warehouse/​commercial area sits this little sub shop where you watch them make your order fresh. The «small» subs are huge and everything I’ve tried has been good or great. My favorite is a hot turkey, ham and roast beef on wheat.
They have tons of choices for subs, tons of soda choices on the fountain with both Pepsi and Coke products, and sides including many fried items, side salads, potato salad, chips, etc. The seating accommodations are far from fancy but the food is worth the visit. Say hello to the super friendly cashier guy who always has jokes and banter to lighten your mood!
