Dear WATERTON and interested community members,
I personally like to Thank the current Manager Debbie and Assistant Manager Lauren. They have single handledly selected a team of concierge and security lead by Jose and maintenance and grounds keepers who have passionately personalized their posisions by taking complete ownership of the entire LUXURY building. The Watertons upgrades have cornered this side of the North/​South Miami Beach, Midtown, Brickell, and bayfront. I among the other residents often confer at the community events and social where like-​minded young savvy professionals and millionaire heirs mix, mingle, and securely live. They recently remodeled the pool and hot tub area with such a upscale modern appearance ALL of us residence are super excited about the spring and summer events that are sure to be a vacation and mental reprieve at home. Thank ALL of you for your hard work, diliegence, perseverance and dedication to excellence. I personally send a BRAVO ZULU to the WATERTON and request they ALL, named and not recieve a bonus and a significant raise because they are the faces, personalities, and professionals whom drive the projections and are ON TARGET for achieving any LUXURY MISSION.

Took me 3 months and countless headaches to get my payment.

I wish I could put less than 1 star, my objective is not to bash the building even though it is much deserved. My wish is that any new possible resident reads this and chooses wisely to not live here. Lived here for about 6 months and every single week it’s a new issue. For the price they charge for rent it is truly pathetic the way they conduct business and treat their renters. Even their employees say how horribly this building is ran and how very common issues at the modern Miami just don’t happen in other buildings. Not only do they lie to you but they simply don’t care that the elevators here have never worked and now they say it’s going to be 2 months before they can fix it. It is somewhat amusingly pathetic at this point I’m exhausted already and wish I had a way out. My air conditioner breaks once a month and I’m forced to sleep in miami’s heat and humidity while they take their time to do a «temporary» fix. When they switched the floors the people who came didn’t even finish the job and it took the maintenance guy to come to my apt for another issue to call them to come back to finish it. My oven is broken, my dishwasher doesn’t work properly and they don’t care! Wrote a maintenance report for both about a month ago and still not a single thing. When I need a new air filter it never comes. Was promised so many other things other than the long awaited lobby that NEVER Happened. The other day they hired incompetent workers once again to do some work in some unfinished rooms on the lobby floor, and these workers broke a water pipe that left me without water for a whole day when I had just come back from running outside and couldn’t even shower for work. Had to call out and got in a lot of trouble at work for it. And on top of that in the email they sent explaining what happened they lied and said it was fpls fault. Then a few days later they shut down the water again for some «tests» that the incompetent workers forced them to do due their negligence by breaking that pipe. This place is truly a scam, how can a place that says its luxury living that charges as much as they do have as many problems as project housing! When their own employees are saying the things they tell me you know it’s a real problem. Please don’t live here, I’ll make sure if I see any new renters taking a tour of the building to tell you guys right then and there I don’t care anymore I’ve had enough!

This is THE WORST building in Miami. Please do not waste your time and money on this place. The staff makes all sorts of promises that construction will be done soon, however, I lived there for over a year and not one thing had changed. No progress was made during my time there. The building is poorly maintained, the elevators are filthy and there is only one person on the «housekeeping team». One person for a 21 floor building. And for the price, you can live in a finished and beautiful building in Brickell. This place is a scam.

Please read all the previous reviews and you will notice the laundry list of issues with this ‘luxury’ building, they are not exaggerating. Then notice the reply from The Modern Miami’s corporate rep… it includes another empty promise. They stated the main lobby will be complete ‘later this fall’ on the 3 negative reviews, it is now the middle of February and I would like to report that it is NOT complete and doesn’t seem like it is going to be ready soon. I expect another generic response (all the replies to the negative reviews have pretty much the same verbiage) from corporate to this negative review that I am writing, trying to show some small details they have fixed or the ‘progress’ that they are making. It doesn’t take a rocket scientist to understand that it doesn’t take 10 – 11 months, I moved in April ’14, to remodel ¼th of a lobby… yes this is only a small section of the first floor. I’ve seen entire buildings go up in less time.
If the negative reviews don’t influence your decision then just know this…50+ units have taken legal action against the owners of this building. How bad do you think things are going here for so many people to come together to even begin to pursue something like that?
If my review convinces one person not to move in here then I have to give thanks to Unilocal for letting individuals express real concerns about a bad businesses.

I feel it my duty to write this review as a precaution to future tenants. I have lived here since April of this year and am extremely disappointed. We were promised the sun and the moon and wonderful amenities to be finished and working within two months. This has not happened. Come to find out, no matter what time you moved in you were told that the amenities and the lobby would be finished within 2 months. The lobby is a war zone without concierge or doorman. The gym is NOT state of the art as promised. The pool area does not have cabanas or comfortable seating or WiFi or music or any shade what so ever – not even an umbrella! There is NO grill area as was promised or volley ball court or outside gym area. There is NO doggie walk as promised. Besides not having the amenities, you are charged for parking if you have a second car – $ 100 a month! These are just problems with the amenities, the apartments are also not without their faults. The water bill is supposed to be on separate meters, everyone is paying over $ 100 a month for their water/​sewerage bills. The electric bills are also high because of the inefficient appliances that were supposed to be «modern» and «luxury». There are apartments that have continued flooding problems as well. The only good things I have found with this apartment is the layout is nice and the view is nice. I would not recommend moving here until all the problems are ironed out which not look like in the near future. The tenants have petitioned corporate and are awaiting their answers about all the problems the tenants are having. I DO NOT RECOMMEND THE MODERN MIAMI! There is nothing «modern» or «luxury» except for the rent you have to pay!

I moved to Miami in July and, as the previous posters have mentioned, was promised a luxury apartment building. I was told that all of the amenities would be completed by September 1. Since moving here I have not seen a single person working on the lobby area, which is blocked off from residents and littered with paint cans and debris. Visitors find it difficult to get into the building because while there is good security on the doors, no one is available to provide access downstairs. The elevators have been breaking frequently. I’ve seen people get stuck in them and almost got stuck myself (were it not for the elevator maintenance man who was in it with me). This weekend, there was only one elevator working and it took 20 minutes to get a ride. Individuals were riding in the opposite direction that they needed to go, just to ensure a spot on the elevator. I find this completely ridiculous. The corporation took the time to number the parking garage and charge tenants for a second parking spot (even in 2 and 3 bedroom units!), but cannot deliver on the amenities that were promised. There is no shade in the pool area. The lease stipulates that we cannot have grills on our balconies, but that there would be a designated area with grills — again, this has not materialized. I’ve seen the gym equipment (weighted cables) break while in the hands of a tenant, which is extremely dangerous.
As for my personal apartment, I have to take short (less than 10 minute) showers because that’s the amount of time I have before the hot water runs out. A maintenance staffer told me this happens because the units have tankless water heaters that «are not appropriate for apartments of this size and were a terrible choice.» I was told there is nothing that could be done to remedy this problem except for them to replace the heater. It is unclear if/​when this will happen. Friends in the building have complained to me that the layout of their unit is unrealistic, as the entryway to their apartments can only accommodate a loveseat (with a lot of effort) and not a standard couch.
Overall, I chose the Modern Miami because it is close to my job, has a higher weight limit for dogs, and because of the amenities I was promised. It has been extremely frustrating to live here and not get the things I am paying for. It has been even more frustrating to see potential residents be promised the same things that I was, but on a timeline that has been pushed up by two months. Every time I see someone on a tour, I want to tell them not to come here.

This apartment is a disaster. I have lived here over 6 months. Almost everything listed as an amenity does not exist and shows no sign of coming anytime soon. Many residents that are coming up on their one year here haven’t seen most of the things advertised on their website or written in their lease agreement. Either they are mismanaged or broke. It’s too bad because I was really excited to move here. Save yourself time, money, and a headache and move somewhere else.

Having moved to Miami 6 months ago from Jacksonville for a job relocation, I had 60 days to search for a place to call my own. Simple right? No. I spent many days, nights and weekends with realtors trying to find my perfect place, not to mention apartment communities all over Miami and Ft. Lauderdale. I work from home so my location is flexible. The headaches of finding a community to call home was more than I ever bargained for. South Florida is a whole different animal. After viewing dozens upon dozens of apartments and condos over a 60 day period, I came across The Modern Miami. It only took 5 minutes with Will (The property manager) and I knew this was home. He made the whole process so amazingly simple, I was astounded. This property is minutes from Brickell (without the traffic nightmares), EASILY accessible to the highway, Top notch quality built, has FANTASTIC amenities and the apartments are BRAND NEW! Even better, «pet friendly» truly has a meaning here. Which was impossible to find anywhere else. As for calling the Modern Miami home, the choice was obvious. Not to mention the rent prices are amazing! So much bang for the buck! If this was the first place I visited, It would have been the last! So much time wasted for nothing.
Call The Modern Miami home. You wont regret it!
