Great company to lease from! My wife and I rented a 2 bedroom town home and the monthly rent was more than fair. The property was in a very nice neighborhood and was very well kept. Lived there for a year and had a few minor issues that were fixed right away at no charge to me. In the time that I lived there I had a handful of conversations with the staff of Executives and they were always very nice, accommodating and helpful. I would still be living on the property had my family not outgrown the space! I truly enjoyed my experience renting from them and would recommend it to anyone!

Almost Rented From Them, Dodged A Bullet! To be fair and up front, I am not nor have ever been an official customer of theirs. My review is based on what I saw in writing on the application and discussed with their agent. My wife and I own a house ourselves, and personally manage it as a rental since 2011(no issues, I know what I’m doing). We went to view a home in May 2016, and the home was fine, and price was more than fair. So we were eager to apply, until I got the application home and started reading… Checkout some of these fees: -$ 200 non-refundable pet fee(nothing too shocking there) If you have a pet, security deposit = 2 months rent(pretty extreme if you ask me, but ok) –Tenant pays to have HVAC checked and inspected yearly(Excuse me? That’s the homeowner’s responsibility.) –Tenant pays first $ 30-$ 60 of every service call made at the house(This is extortion! What exactly is the homeowner covering again? As I said, I’m a landlord myself, and I feel no need to steal from my tenants in this way, but hey, to each their own). –Upon lease termination, Tenant will repaint the interior walls, or painters will be hired, and the cost deducted from security deposit. This is just plain illegal, normal wear and tear is NOT deductible from a tenants security deposit, google it. Sure if I damage the paint, of course I have to repair it, but they didn’t word it that way, it said: tenant will paint or pay for painting. Check to see how often they give back an entire security deposit. That’s all, be careful who you do business with. My wife and I are so thankful we avoided this company. Wish we could contact the owner directly and rent this house cutting out this establishment in the middle. Instead, we’ll keep looking for an honest deal.

If you are not familiar with your rights as a tenant and are unfamiliar with property management — stay far, far away. Awful experience(s)!!! This comes from a landlord who takes great pride in the management of her properties.

Extraordinarily expensive. The houses they have listed for rent appear to be very nice, and well kept. If you have the money to spend they would likely have something nice for you, and their houses are in most surrounding Richmond areas, so there is something for everyone here. Now If you’re like me at scowl at the idea of bleeding someone dry financially then read further … A person with pets, it’s going to cost you $ 250PERPET security deposit, ALONGWITH2 security deposits up front(at the cost of a months rent per). Including if I remember right first and last month’s rent. It’s a shame rental companies feel like they have to treat renters this way. I’m glad to be driven off right up front, and not have to deal with possible stressors that come with accepting terms with this company. Good riddance.
