Great as a tenant. Do yourself a favor however and don’t even bother cleaning anything when you leave. Either way you won’t get your security deposit back. I got $ 90 out of $ 500 (refundable) $ 700 total after leaving the apartment cleaner than when we got there. I have never felt more scammed in my life. If you are going to rent from Ledingham just factor in your «refundable» deposit as a portion of your rent and don’t even lift a finger to clean it when you leave.

Note to Ledingham:
Ledingham Family, We tried to be helpful and leave a few days early so you could secure a new 1 year contract with a tenant after we left, and even talked with the potential tenant (now current tenant) in the garage for 20 minutes about the perks of the property prior to your agent showing her the property and you repay us by prorating our rent for the time but then take majority of our security deposit… hence why I am posting this type of review on multiple sites. We pay your bills, and you make it less possible for us to pay ours… Thank you
Now to potential tenants:
Where to start? Dennis (contracted 3^rd party maintenance man) helped us more with our property than any of the Ledingham family ever did. If you are looking at the 2549 – 2543 units off 5400 in Taylorsville, plan on: not having guests over because Ledingham will send you a letter saying you are blocking access for emergency vehicles and snow plows, which dont come when it snows and the tenants have to shovel the snow; not getting back majority of your security deposit; having leaks that dont get fixed; going without heat for 2 full nights… etc. Your problems most likely will be different when you move in, but plan on it not being a fun experience.

Some people can have pets on a «no pet lease»…others can. Favoritism towards certain tenants is not only unfair, it’s illegal… to the ledingham property man that asked me to take down my review via email* see below after I posted. I know you you know me. The dwelling we are speaking of and person that has a cat who still has the cat and apt smells of piss was indeed given favoritism. When my friends’ were asked to leave because rumors of cats they were given less than a month to leave.

What seemed to be a good agent (RaNae) turned into a typical Utah business person. She would not return phone calls or emails in a timely manner. There was very little follow through on her promises. She authorized work on my home without first obtaining the estimate that I had requested. Upon addressing my concerns with her, she said that I should look for a new property manager. My real estate agent confirmed that this was not an issue with me, as RaNae was equally ineffective and unhelpful with her as well. FWIW — her husband Mike was a really nice guy, but unfortunately this is not his business. Low price = Low quality. Beware.
