i agree the management companys hands are probably tied according to the owners demands but they should not be doing business with slum lords. For those of you who have complaints about no repairs being done the best course of action is to submit an RA-​81 form (individual apartment complaints) from DHCR and if they dont make repairs you can get a rent reduction until they make the repairs.

Terrible managmenet — they took over Riverton Square and the difference in service from Compass Rock is blantanly apparent even after two weeks. There is practically no heat in apartment on the coldest night of the year. I called to ask maintenace to check it out and no one came. The first winter I was here it was actually too hot in apartmentt but now the temps hover at below what regulations require. I must warn potential tenants away from this property — the rents are much too high for the services or lack thereof.

If there’s a negative star I would rate them –100! This leasing company is the definition of slum landlords but corporatized which is far worse. They are ineffective and just out right ignore you when you need anything. But they are so quick to raise your rent or cash your rent checks. There is a long list of things of repairs we’ve asked management for, but the worst is covering up the fact the whole building was infected with bedbugs (for decades) and they failed to take care of (the right way) by covering it up and ignoring calls. It was 4 mth nightmare! On top they raise our rent during all this bedbug fiasco! Then to find out every apt in the same building is also infected? Wow! If you are planning on moving into any of their buildings prepare to not see your security deposit, have your rent raised at least $ 200 every year, and move into an infested building full of exotic insects, cockroaches, bedbugs which gets worst every year! They will not work with you but will try to scam you for every cent you have! On top of that they will slander your good name by saying you are in bad standing unless we give them more $$. Isnt that illegal? Everything they do is illegal so keep looking elsewhere for a place and that will save you a lot of $$, time and headaches down the road!

I’ve lived in a building that A&E has managed for about 2 years now (I’ve been in the building for 4+ years but it was previously {mis}managed by a company called Dermot that went bankrupt). They inherited a lot of the problems from the previous company, but aside from denying us roof access (which sucks, but I guess it was a safety issue), they haven’t made any changes. The boiler still fails a couple of times a month. It’s Feb 1^st, 2016 as I write this, and we have had 2 ½ days without heat and hot water this already this year. The super is okay, but he doesn’t live onsite and has a lot of properties to deal with, and also has no real power. Our boiler needs to be replaced. It would be nice to have functioning washing machines in the basement. There are bits of gravel/​wall/​ceiling that crumble down into my bathroom every day and I don’t know why or how to stop it. And btw, my rent is NOT cheap. But moving is a luxury I can’t afford right now. So I guess I’ll just freeze to death in this apartment, or be crushed by falling ceiling bits at some point. But if you’re looking to rent, do your best to avoid renting from this management company. It’s not worth the headache/​frostbite.

Straight garbage management company. I’m finally able to run away from one of their buildings. Nothing gets fixed, the doorbell system hasn’t worked since May of 2015 a new system was installed however our information was never inputted. For some reason the old intercom in the apartment now just makes a constant buzzing sound for months; nothing has been done about it. I had to go through flaming hoops in order to be able to rent here however most of the building is made up of drug users, scammers, and fraud section 8 apartments, these people drive BMWs, Benz, and Maserati but they can’t pay for an apartment? No matter how hard the super works the hallways are full of trash, spit, and homemade water bottle bongs. The building’s heat is equivalent to hell but God forbid you turn it down right away these half dead scumbag dead beats start calling inspectors. I could go on forever about how terrible this company and they property is, at the end of the day the best advice I could give you is to never move into this slum.

My rating would be Negative Five Stars. This is a HORRIBLE, APATHETIC, PREDATORY company whose only concern is SHORT TERM PROFIT. It’s totally disgusting. These guys have barely any online presence and are accountable to nobody. The HEATING FAILS REPEATEDLY. We are currently in the middle of a blizzard with a state wide winter EMERGENCY and 30 deg temperatures — there is NO HEAT and no HOT WATER in the entire building — 99 Lafayette avenue. And HEATING HAS FAILED REPEATED IN THE WINTER which is unacceptable and ofcourse illlegal. The company acknowledges a two hour heating failure when infact it is often 2 – 3 days. We run electric heaters which increases the price of our bills. The company refuses to acknowledge any of this. These guys need to be taken to housing court. No amount of 311 complains or calling their so called ‘help line’ is of any consequence to them. They are thick skinned and totally apathetic. Their only interest is to raise the rent each year, and evict using all means possible, those remaining apartments that are rent stabilized apartments. This is a nation wide problem and there are several such predatory companies — Mayors, Councillors, politicians, housing activists, and residents like us need to address this farce URGENTLY.

You will never have anything fixed. Do not rent from this management company! They are lazy, and do not care about their residents.

This is a terrible management company. I had a personal emergency and fell behind one month rent and began paying again on time for the next 3 months. I tried requesting for my balance several times and when I found out I was behind I cut out the checks.
They apparently are very slow to process payments but very quick in taking legal action. They ask for a 3 day notice yet take 2 weeks to cash checks. With checks in flight they filed a petition non payment on me requiring me to go to court because they take too long to process rent checks.
Never rent from these people, you’re better off getting a landlord who is an actual human being that you can actually maintain communication with.
A&E will ruin your life if they get a chance. Talk about a deal with a devil.

This is the worst management company ever. I would give them zero stars if I could. I’ve now been without heat for 4 days in the middle of winter, with no response from the management company or superintendent and now have been forced to open a complaint with NYC Department of Housing. Never rent from these people, they are criminals.

If you don’t like heat, move on in to one of a&e’s buildings. So if you don’t mind paying for your own heat, go on ahead and move into one of their buildings. They provide very little of it and are pretty inflexible about turning it up. My building IS NOT ADEQUATELY HEATED.

People tend to forget the challenges a management company is up against. If the owner is unwilling to pay for repairs, there is nothing a management company can do. A&E has been responsive every time I called and very quick to take action to correct any problems. So far so good.

If I could give them zero stars I would but it’s not an option. My roommates and I live in an A and E management building in the east village and have had nothing but a terrible experience from the start. The building is infested with mice and cockroaches. There have been leaks in the ceiling. Management takes a month to reply to an email or phone call and when they do reply, are nothing but inconsiderate. Do NOT rent from these people

If I could give this management company 0 stars because it doesn’t even deserve 1. Not even sure where to begin… Last year they were replacing water pipes and needed access to my apartment, which I wasn’t entirely comfortable with but hey, I had to do what I had to do. I never got a letter informing me of the work that was to be done and second was told that the work would only take 2 – 3 days. Not only did my already small closet become even smaller but they took over a week to complete the job!
Next up was the issue of the lack of heat AND hot water for about 2 weeks in January! We called and complained but of course we never received a response. We had to boil hot water just to take a shower and huddle around a portable heater!
This building is constantly doing some «repair» work or another and yet nothing seems to have improved.
The sad thing is that we love Astoria and love where we live so we decided to stick it out for another year… well when the lease renewal came back to us they raised our rent by 10%! When we called to ask to meet with them to discuss the increase they were rude and basically had their noses in the air. Needless to say, we will not be renewing next year!
This is a horrible company that shouldn’t be in this business. Stay away and don’t rent from this company!

I hate moving in New York City… But I couldn’t wait to move out of the building owned by this company!
Let’s start from the bottom and work out way up. Laundry and garbage are in the basement of the building. The only way to reach it is an elevator and when you’re down there, you’re surrounded by locked doors. No way out. If an emergency ever happened and the elevators weren’t working, you would be trapped.
The basement of the building is filthy by the way. Horribly unkempt.
The elevators themselves also seem to suffer from poor maintenance. They break down on a regular basis and are not inspected regularly.
Many residents also don’t really seem to care about the building. There’s dog pee and poo in hallways on a regular basis. Good luck dodging that.
In the apartment itself, the hot water went out in November and wasn’t properly fixed until about March. Basically, the apartment was freezing all winter. I hope you like fast showers and portable heating units!
All sorts of pests — including mice and cockroaches also made an appearance. Trying to get management to take care of this problem proved to be basically impossible.
So there you have it in a nutshell. If you need something from management, good luck getting it. If management needs something from you, they will send scary, vague-​sounding letters telling you to comply.
Caveat Emptor.

Without a doubt the worst management company I have ever dealt with. They have the gall to raise my rent by $ 250 per month. This despite the fact that my apartment has been filled with cockraoches, mice, we’ve received several notices that the company hasn’t paid their electric bill, the hot water breaks a least once a month, and the management of the building barely responds, let alone fix anything. In fact, we have lived here for almost a full year and still haven’t met our super yet. My advice to anyone looking for a building in New York city is to make sure A&E doesn’t own it. They care way more about their profits than the people living in their buildings. Avoid at all costs

I would never rent from them again. If I weren’t stuck renting from them now, I would leave.

Awful people. Very inconsiderate, don’t return messages, lazy, etc. Stay away from them.

Unethical, horrible management company. Can we organize a class-​action lawsuit? I’ve spoke to several housing court judges who have said this is one of the most unethical management companies that exist. There is power in numbers. Let’s figure out how to take them down.

Do not rent from this management company.
They recently took over buildings on west 122^nd street from Dermot, and if you have experienced Dermot you know that this is a horrible company that does not care about their tenants.
We have had countless issues with our apartment and have had very little response from the super and management.
You will be very frustrated if you end up living in one of these units.
A&E employees are rude, and unwilling to work with you and your needs.

I currently live on tend street in Queens. Recently the housing department of NY came by to check up on things and I gave them the laundry list. Our water is either ice or boiling, and the heat only seems to work when it’s most inconvenient. Never mind 12^th flurries outside, your heat isn’t coming on and the shower is tap water cool. They need to get their act together if they expect people to pay upwards of 1600 a month for poorly maintained basic amenities.
That being said, I love my neighbors and our landlord does his best to help where he can.
Our radiator exploded when we first moved in destroying our art and walls, and they did nothing when I complained… it was the beginning of Fall… why was it on? And why wasn’t that checked before hand? The people I contacted at the company were so unhelpful they implied it was our fault the radiator exploded… seriously?
