It would be nice if they could turn the heat off! It is the end of May and it has been 87+ degrees for the last 3 days. I called Sol Goldman and they couldn’t tell me when they are putting the air conditioning on. If you’re looking for the best sauna in NYC come visit my apartment (5 star Unilocal review easily).

If I was able to give zero starts or negative starts I would. This is the absolute worst management company to deal with. If you can avoid living in one of their apartments I would highly suggest it. Trying to get any information from them is almost impossible. If you need anything from them, good luck getting it. You have to jump through hoops just to get some kind of response.

If the option to give it a half start existed, I would have picked it. all the signs were there during the leasing process but it was a location close to work. This company… I am running out of words due to anger. the super only picks up when he wants to.

constant struggle for hot water and often times not available for days
and SO MUCH more you only realize after moving in.
if you call the company, you have to call legal. Because that is the only dept. that picks up.

AVOID AT ALL COSTS

I have to add my experience, just in case someone thinks they will be getting a bargain by renting from Solil/​Sol Goldman. It won’t be worth it. Many years ago, I rented a studio apartment at 133 E. 45^th Street, 4-​R. Naturally, since it was «centrally located,» I paid half my student income for rent. There was no kitchen – it had a hot plate, and a half-​sized (ancient) refrigerator. There was no lock on the apartment door. There was no fire escape. Every holiday or long weekend, the heat and hot water went off, and after many phone calls and reports to the heat complaint line, was eventually restored… several days after the holiday.
There was no super. The super worked in a building on 46^th Street and avoided our building as extra, uncompensated work. The door to the building was broken off the hinges, a huge safety problem that took weeks to repair. There were mice, and several prostitutes who operated out of the 2^nd floor rear apartment. (Was told this by the guys who worked in the barbershop on the second floor. Apparently, they paid the rent on time, so they were no issue to the management company.)
The joke is, the same apartment is currently listed as available online. There is now a second sink in the bedroom area of the apartment, so the renter will not have to wash THEIR pans in the bathtub, and they have ripped the plaster off one wall to feature «exposed brick,» but it still has just a hot plate and a pint sized refrigerator. It features a private «marble bathroom.» The picture is fuzzy, but it looks like the same tenement tub and tiling I remember from oh so long ago. Current rent: $ 1,500 and change.

dealing with Solil was truly the worst experience I’ve ever had with any company in my entire life. i wish i was able to post a review with zero stars, but Unilocal doesn’t allow. From the beginning, we were lied to about the rent; it somehow increased $ 300/​month from the time we submitted our paperwork to the lease signing. They tell you in absolute piece meal as to the required documentation and give you impossible deadlines «or the apartment will be sold to someone else.» Literally telling us at 1pm that we need to submit notarized guarantor forms by 430pm (they like to leave early) while our guarantors have jobs and were in 2 different states. Also, we had to provide SCREENSHOTS OF OUR BANK ACCOUNTS?!? Then, dealing with a devilish and rude lady named Pilar, we were pulling our hair out every day. We were told that things would have gone smoother if we were «experienced renters» while I had already lived in 4 apartments throughout 3 boroughs prior to this disaster. All parties involved on our end were honestly appalled by how disorganized this shitshow of a company was. Finally, Solil really needs to have someone else answering the phones because the «lady» that currently does may be the rudest and most incompetent person I’ve spoken to. PLEASE PLEASE stay away from this company, i’m honestly surprised that they are still in business. As we were moving out, our neighbors informed us that they were in the process of suing Solil. i literally waited until my security deposit was returned before posting this, as I was seriously worried they would retract my money. All of these reviews can’t be misleading… they are really that bad.

These guys are the worst.
Leasing department (Jodi) — completely non-​responsive to move out requests and then after having moved out of my apartment, and having the my apartment inspected by the super and given the ‘ok’, was billed $ 4,000+ for ‘Holdover rent’ even though I vacated 45 days prior, gave written notice, and had it inspected.
After 3 calls attempting to understand the bill — I was told ‘Oh, just disregard it.’ I can’t imagine how many people must pay it just because they don’t understand their lease or rights.
Moved out 7 weeks ago — still no deposit return. Fingers crossed…

They are the LEAST ORGANIZED group of idiots that exist in NYC. After an application was submitted 29 days ago they tell me that someone else in the building is moving into that unit. They lie — they do not follow up — their owner is apparently a lazy owner who shows up when she feels like it — and their receptionist is the most angry person you’ve ever heard in your life. I wish I read these reviews before i applied. What a waste of a month for a seemingly good deal. Oh and 29 days later and my check isn’t even cashed yet. They’re ridiculously unorganized and shouldn’t be allowed to operate like this. I hope 311 or someone from the city gets involved the way they screw people around.

This business has lied to me many times. They threatened to raise my rent 7.9% which is not the legal limit if still living in residence. When I tried to get out of the lease they refused to receive the documents I had hand delivered, emailed, faxed, etc. until I threatened to involve my attorney. They have sent numerous bills, one at ever 6k and one for over 2k stating I owe them money only to tell me later that they never actually opened my file. Again, they «found» my info when I threatened using my attorney. They never emailed me or wrote a letter about people trying to see my unit and I had multiple people let in by their super without my notice. This is a violation of my safety and privacy. They will now not release my deposit stating I was supposed to have written them a formal notice which was never stated in any letter or email from them. This is the worst company I have ever dealt with and they try to steal money who cannot afford an attorney

IF you are looking for a costumer service maybe i this is not the best management. Their prices are very reasonable and sometimes under the market value. I would say they have the best deals in NY city.

If you decide to rent here, or attempt to rent here, you can only blame yourself. Everything you read is true. Satan’s wife’s douche does in fact funnel into Solil’s office in midtown. There are actual scum-​sucking rats that answer the phone. I was sure it was just a figure of speech, I was wrong.
My girlfriend had an awful experience with them before finally signing her lease. From day 1 trying to get approved all the way to move in day was a complete nightmare. Ma vaffanculo !!. From the bottom of my heart, fuck this place and everything it stands for.

What horrible staff. I have a legal matter connected to my credit, my lawyer will naturally speak to this. According to Sol’s «you’ll never get into this building, we’re
just letting you know.» Not even if I make sixty times the rent, apparently. I attempted to contact «senior management» regarding my situation, which includes a dated VP who proves to be part of the problem. If you don’t return calls and don’t act in a professional manner, neither will anyone in positions below you.
There is no way to tackle disgusting business like this in NYC, they make enough money to do what they want and prospective tenants, like me, are at their mercy. I’m not writing this review because I expect a change — I just wanted to verify the years of reviews preceding this one. They suck. People in senior positions will die in their job because no company in their right mind would hire them.

Someone else referred to Solil as the «Spawn of Satan»… I’d say that’s pretty spot on. I would tell you that I would recommend anyone that I know, care about, or even randomly come across on the street to absolutely stay as far away from any building owned by Solil.
They are a complete and utter incompetent waste of time and an utter joke to deal with. My wife and I found someone currently living in one of their units wanting to break a lease. We loved the apartment and offered to Solil that they wouldn’t have to do any work to the place. They wouldn’t have to paint, clean or even tidy up the apartment. We would move in as is. They wouldn’t miss a month’s rent. We offered first, last and security.
What they asked for during the interview process was completely ridiculous. Because I own my own business, they asked me for a guarantor. My company grossed just under $ 10M last year. I gave them all the financials, I gave them personal bank accounts and business bank accounts with over $ 250K in them, I gave them personal investment info, my rental income from investment properties… and after all that they tell me we needed a guarantor. Absolute Joke. I even offered 6 months extra security deposit and they told me they still needed a guarantor.
We reluctantly asked a family member to be a guarantor… and then they start asking him to jump through hoops. Not returning his calls or emails. That was the last straw for us.
Every single person over there has no clue what is going on whenever you call. Every time I left a message I never got a single call back. Just piss poor customer service.
During the process I came across these reviews on Unilocal and every other 1 star review is spot on. This company is a joke. If you come across a Solil building… RUN AWAY AS FAST AS YOU CAN.

Since signing the lease, they’ve been rude, impossible to get ahold of, and just overall apathetic.
When my lease ended, I thought I could just pay for another month while I moved out, but suddenly I receive this invoice for 170% of what my already overpriced rent was with absolutely no explanation. Then I had to educate myself and discovered what a «hold over rate» is. They sent no explanation what-​so-​ever. And I combed through my lease agreement and it’s not mentioned anywhere. Horrible experience. Decided to move out my stuff into storage within 24 hours to avoid having to pay it.

I know some of this is NYC, but they were horrible.
FYI I’m from NZ and my family in NZ are stunned at these practices.

Solil management is the spawn of satan. Paperwork takes years to complete. No one gives a shit about you despite you paying for an overpriced apartment. They cause unnecessary problems.
The best part of it all is that no one can do anything about it since they own a ton of real estate in the city.
All these negative reviews about them are not a joke. But it won’t matter for most people reading this since most people who are will have to rent from them.

Don’t ever submit an application fee or give any money to this company.
You probably got lured into the units this company rents out because they have a lot of below market units due to NYC housing regulation. BUT, you won’t ever get these units unless you bribe them.
They already have their own brokers (friends or agents they have been working with over many years probably) and only accept you if you use their «friends» and pay extra fee. These property managers or whatever probably get paid not so well so they make money behind like this which is clearly illegal.
I canceled my check ($ 75 application fee) after waiting over a week to hear back on my application for a studio in West Village. I called them what was going on because I’m well qualified applicant (make over 70x rent, with 750+ credit score) but they were keep saying the application process is a blind process and keep postponing the date. Probably, they were waiting for their friends or agents to find someone who would pay a hefty fee.
You can read other reviewers below saying that they wasted their application fee and never got the unit they applied for.
So, stay away from this company.

Highly dishonest management company, they accept lots applications and take the credit check fee of $ 75. I used to run credit reports for real estate they cost the company $ 25 max. After that they tell you someone else got the apartment, that it is going to be renovated and is not yet available to rent, or the jack up the rent in a bidding war. I tried to rent two apartments in from there building on 178 East 38^th Street and this happened both times. I will be filing a case against them is small claims court if they do not give me back my credit check as well as a complaint with the city. Avoid at all costs, if they are this bad getting into the building (the sale) imagine how bad they are once you are trapped in a lease!
One more example of how they lie: I call them up and ask for my credit check fee and application back and the leasing manager (Pilar) tells me that I am calling a call center. I know she is lying and ask for her name which was a fight to get out of her. Once she tells me her name i tell her that I meet her when submitting an application to an apartment that was never available.

Solil Management and Sol Goldman Investments is by far the worst management company I have ever had to deal with. It was unbelievable to me the way the super in my building (145 E 16^th Street, Apt 7B) was able to cheat people out of money on every possible occasion, and he did so with management knowing about it! They did not seem to care at all about all of the things that were going on that I blatantly told them about. I hope every tenant that has ever lived in their buildings gives them awful reviews and they can’t fill their buildings. If you have a choice NEVER choose to rent in a building managed by Solil.

This company has been a nightmare to work with. They changed the time of the lease signing the day of, basically once we were already at their office. They did not provide us with any details about how to pay the rent or the utilities. They did not inform us that the guarantor had to send in a physical copy of the lease (which, in hindsight, seemed rather obvious, but it would have been nice to be reminded of that before the day of the signing), so we ended up waiting an extra weekend, spending $ 500+ in hotel bills because of their incompetence.
Since signing the lease, they’ve been rude, impossible to get ahold of, and just overall apathetic.
The only reason this company is getting a second star is because there have been several employees who were very kind, good-​natured, and genuinely cared that I got into my apartment as soon as possible. They made the experience at least somewhat bearable.

Just to reiterate all of the posts previous to mine, this is by far the WORST experience I’ve ever had working with ANYONE on a professional level. It is beyond words how the old woman at the front desk has had her job for this long. I’ve never met someone so outwardly abusive and rude in my life. If I ever had to beat an old woman up I would certainly choose her. And don’t get me wrong, if you’re able to get past this horrible woman after hours of arguing you will be passed to a slightly younger but equally as crotchety staff member.
Much like any building management company in NY the demand is so high for these apartments that if you don’t want to take it someone else behind you will certainly grab it. This mentality has shaped and shifted building managers across the city turning it from a «service» industry into an industry where professional courtesy and business etiquette go out the window.
I would like to tell you to look else where but I have a feeling it’s just as bad. If you do however decide to go with them I suggest you come in fired up and guns blazing. If you go into that building with a smile on your face or with a positive attitude they will take advantage of you.

After submitting an application for an apartment (W. 22^nd street) that they said would be renovated, we were then informed that they had another application that would forgo the renovations.
We would not agree to taking it without renovations, so they went with the other applicant and would not refund our application fee.
So beware, they might change the agreement after taking your application fee money.
