DO NOT MOVE HERE!!!
1. Walk the ENTIRE building. not just on the guided tour.
2. Note that even when they repair damage… they can’t seem to paint it the right color! (sign 1)
3. LOOK AT THE CEILINGS IN THE HALL WAYS ON 4^th FLOOR… there is SIGNIFICANT water damage all throughout. the hallways ALWAYS leak EACH time it rains.
4. Pool in WEST courtyard is DRAINED. It was leaking and has not been repaired.
5. Look at the window’s. The wood is falling off around all of the exterior doors. i have been told that all of the doors have to be replaced and construction is starting any day now. (Been told this for 3 months…)
6. Elevators keep breaking
7. One of the entrance gates was damaged about a month ago and STILL has not been repaired (I think someone drove into it)
Main picture, the property is very poorly maintained and managed.
All of the agents, maintenance and the manager are nice. but they are in over their head.
My experience has been AWFUL from Day 1…

I moved from Texas about 9 weeks ago and am STILL in a TEMP apt…
Long story short…
I have been deceived and given the run around about when I will FINALLY get to stop living out of boxes.
I am supposed to move into one of those apt’s with the door issue but was told that it would happen no later than Dec wk 1… 2wks ago I was told no later than Jan 1… (the only reason I wanted to move here was for the view that a particular apt has…)
I have bee offered discounts in rent etc. but all I really want to do is stop living on mattresses on the floor and with none of my belongings.
It has been like pulling teeth to get management to respond and I have been waiting for a phone call from the district manager for 2 weeks. today I will be calling the corp. mgnt …

I have had a wonderful experience with this property. It is in a wonderful location, the staff they have are so friendly and caring, and I really like their floorplans. If your looking for a apartment in downtown area this is the community for you.

I really wanted to like The Enclave when we first moved in. The kitchens looked very nice compared to the standard apartment kitchen you get with most places, it was gated and in a good location, and didn’t come with awful plain white walls like 99% of apartments among other reasons. The sad truth is living at The Enclave has been AWFUL. We were shown an apartment on the first floor that faced the pool and looked great on the inside and I was told that this would be our apartment once it was finished being cleaned and having it’s A/​C unit worked out. Ok, awesome, I couldn’t wait. Once we signed our lease, we were given an apartment which faced the OTHER courtyard (there are 2 pools), and the pool was broken and empty and remained that way from the time we moved in in March of 2014, until this last week in July. Unfortunately, the pool LEAKS, the thing is, since it’s on the second floor above the parking garage, the pool leaked\s into the garage. Supposedly our pool has been fixed since it’s now full of water, yet the garage is still wet all over by where we park.
Another issue with The Enclave is the walls are paper thin. I had read about this issue but figured «it can’t be too bad». Wrong, the walls are so thin that every morning (literally) up until recently we could hear our neighbor play his music in the morning. It wasn’t loud music, because we could also hear him cough and even speak casually at times. On the «top side», the neighbors above us walk and make so much noise, we have literally had a picture fall off of the wall and break the glass in the frame. Another issue with The Enclave, is the parking outside. Since it is directly next to the Verizon Arena, people are ALWAYS trying to park in visitor’s parking (for which there’s about 15 spots) outside of the Enclave. The thing is that a lot of times people also try to sneak into the parking garage as well which isn’t hard to do since they just wait to tailgate in behind actual residents once they open the gate to get in or out.
The only way they would keep us as a tenant would be to make living here worth it for us. Then again, there have been at least 4 different managers here since we moved in, in March of this year, Another issue is the quality of the apartments. The units have these wire/​metal shelves in the closets. Once night around 3am one of ours ripped out of the wall while we were watching TV and everything in our closet crashed onto the floor. The maintenance guy said they had been installed incorrectly (they’re the Enclave’s shelves not ours; and hadn’t been mounted into the studs). Total time for maintenance to fix the shelves? 2 ½ weeks. Yup, 2.5 weeks we couldn’t hang any clothes because we didn’t have shelves to put the hangers on. Another issue we have include our thermostat breaking and not being able to control our A/​C for 3 days. On the note of maintenance, the maintenance guys are pretty nice, but do NOT expect anything to be fixed quickly.
I had read a lot of reviews about The Enclave and it’s problems before moving it, but I figured «it’s just residents who have had a bad experience. Surely it’s not THAT bad.» No, it can be. I should have listened to the reviews. Between the fire alarm, the paper thing walls, the stomping neighbors above us, the awful parking in the garage (you’re almost certain to be trying to avoid a concrete column), the rotating management, the pool issues, and who knows what else I’m forgetting, the Enclave doesn’t live up to what it promised. FAR too often, at least once a week, when someone sees my ID or is given my address they say «Oh you live at those nice apartments on the river huh? Yea I knew someone who lived there. They hated it». I used to laugh when this happened because I thought it was great here. Not anymore. Now I understand why I hear this so often. If you live in the city, ask around. Chances are you can find someone who has an opinion or has heard something about this place.

So i moved to the Enclave in the fall of ’13 and it was a pretty nice place when i moved in… on the river, close to downtown, the cycle loop right there, the ever trying N. Little Rock historical district… etc… I had a river view on the 3^rd floor (def wouldn’t have been worth it had i not had the river view) and some really good neighbors. The staff was awesome when i moved in, Trey & Bonnie did a great job of getting everything setup prior to me arriving. The building cleaning staff is AWESOME!
Everything was going pretty well initially, then it seemed as if the «quality» of living started to deteriorate, just a few examples…
1. People were letting their dogs urinate outside the elevators (inside the hallways) on the walls (no reprimand, although they had been caught numerous times.). I have a 75lb boxer that knows better… pretty sure if your dog can’t hold it, you should have carried it out.
2. Tenants started smoking in the elevators (Cmon, really? this is why we don’t have nice things… Again, they knew who it was and, well, they still live there…)
3. The windows in my apartment would leak water when it would rain, i reported it to maintenance, and well, I’m sure they’re still leaking.
4. Upon giving my 45-​day notice to move out (30 minimum) they seemed to be on top of their game… However when my «partial month» rent was charged to my CC, the new Asst Mgr charged a full months rent. When i told them, they said they would have to send me a check… No sweat… Well, that was March… Its now July, I’m in the Middle east, and they STILL haven’t sent a check. Thank god it was with a CC so i can dispute the amount and get it back.
5. They offer a great incentive to have you pals move in… $ 150/​6mo lease referral, $ 300/​1yr lease referral… but as you can imagine… jumping through all the paperwork hoops to get this taken care of, my referrals from Jan ’14 (2), well, they said a check would be mailed… takes 30 days… and its July… 7 Months later… nothing.
All in all, The Enclave had a great idea a few years ago to be a nice place by the water front… But, over time it looks like its turning into the standard «North Little Rock» by the water apartment complex (Ghetto). They really could be nice if they wanted to keep it to tenants that take care of things and boot people for violating the terms of their contracts.
All in all, i would give it a 1 star, but i loved my views of downtown and the inside of the places were nice, so ill give them an 2(-).
Would i live there again? ABSOLUTELY NOT! 5 Yrs ago, ABSOLUTELY!
Spend a tad more and live on the Little Rock side… Or look at the town homes right up in the historic part of N. Little Rock.
This is all just my .02 worth and i prefer living in a nice place… college was a while ago and don’t want to relive it.

I just moved out after a six month stay. My husband and I are in the military and were in Little Rock for some training and had the opportunity to pick our residence. I had heard good things about the Enclave, so I happily moved in.
Things were great at first. The building is only a few years old (was built in 2008), but appearances were deceiving. It’s nice to live in a building with all brand new stuff. The kitchen appliances and clean carpets and huge closets are a giant plus. There is also washer and dryer in every unit, which is wonderful.
Unfortunately, you can tell the building was thrown together very quickly and I wouldn’t be surprised if it was condemned in 10 years. The winter was awful because the windows aren’t great quality so the apartments are very drafty. That combined with the fact that the hallways between apartments are not enclosed (open air), gave us a huge power bill.
The place is also very poorly managed. Three women run the complex and it’s obvious they have no background in property management. They take long lunch breaks, and whenever I went to them for help, they always had some excuse as to whatever I needed was out of their responsibilities.
I didn’t have any qualms with the area as it is a very close walk to the Rivermarket, and despite only being a few blocks from the homeless shelter, I felt very safe. The building and parking lot is locked up quite well, and I can (almost) always find parking inside the garage. It is also just across the street from the Verizon Arena that has shows quite often!
Beyond that, I had several MAJOR issues:
A few months after I moved in, we were issued a letter by management that there was a white liquid dripping on about half of the parking garage. Apparently when they built the courtyards, they forgot to install any drainage, so over time water was seeping through the cement, and dripping acid onto the cars. The letter was quite rude and basically said they weren’t liable — EVEN THOUGH IT WAS CLEARLY AN ISSUE WITH THEIR BUILDING!
Then in the next coming months, to fix that problem, they blocked off half the parking would drill into the cement all day installing drains. If you don’t know what drilling into cement constantly for weeks on end sounds like, it’s kind of a mini earthquake that vibrates throughout the whole building. When I had to work some nights at the hospital, getting sleep during the day was impossible.
The amenities in the building are also poorly maintained. The gym is dirty and has no bottles for sanitizing workout equipment, and one of the treadmills was broken for months.
The lack of upkeep or effort to even care drove me nuts. It could be such a nice residence if anybody who worked there cared at all or if they were willing to put a little money into keeping it nice. That said the two maintenance men that live and work in the building were very helpful and friendly.

Moved in when it opened. The place has problems, but after changes in leasing staff, getting better. Construction mistakes need to be fixed, but parking problems are resolved. Besides trash at the elevators and trash chutes, look out for pet feces in the walkways, urine in elevators from time to time, and vomit after concerts. As for any place, folks slam the doors and stomp around, but that is apartment life. Younger crowd but great downtown location.

I recently moved to the Little Rock area from ATL and after living in the Lenox Park area of Buckhead /​Brookhaven it was hard to find a place in the area that was up to snuff.
After living in a hotel for a week I was able to score a 1bd at the Enclave. Relative to the other offerings in the Little Rock area (including West Little Rock) this is one of the nicest places in town.
The staff has been very helpful and responsive to apt. issues which is a vast improvement over other places I’ve lived. Its nice when you walk into the office and ask a simple question and instead of the person behind the desk glaring at you because you are asking them to do their job, they smile and actually know that answer to the question.
While the area just a few blocks away is ghetto, this community is safe (we have two police officers who live here) and I haven’t heard of any problems. That is why I dub it, the Castle.
In summation:
1) Good resident parking
2) Good staff
3) Two pools
4) Clean and in good condition common areas
5) Across the river from the famed Little Rock Rivermarket
