I would give River Oaks West 0 stars if that was possible. I never write reviews, but this warranted my attention so no one else will be as miserable as we were for a year. First of all, don’t get sucked in by the exteriors of this complex. They make small cosmetic fixes to make it look nice on first glance. Maintenance will sometimes come fix something, but only on their time. If your air conditioner doesn’t work and it’s 85 degrees in your apartment… don’t expect them to come the next day. Actually don’t expect them to come at all which was my experience. Second, parking is illogical and not planned well. Having 1 garage spot for 2 bedroom apartments is asinine, and the outside spots are not assigned. Good luck finding anything near your place on the weekends past 6 pm… Third, and most unbelievable of all, is that if someone«pays their pet rent…» they are seemingly allowed to leave their small, yappy dog outside attached to a table on their patio whenever they see fit. Not only are dog tie-outs not permitted in the lease, the lease also says you can not cause a disturbance to your neighbors. A dog barking at NOTHING, constantly for hours usually between 6:30−8am when several people work a night shift or hell are still sleeping and work a day shift, falls under my definition of disruptive. Multiple complaints from multiple tenants were received with«Ok, we will send them a letter», or «ok, we will call them». When these«solutions» failed to work, and this was again brought up to the management(including the property manager) the response was«well it’s a violation every time, but they pay their pet rent so we can’t do anything». Apparently if you VIOLATE your lease, which the office ADMITTED they did, you can stay here as long as you pay pet rent. So if you have an obnoxious pet, this place is apparently tailor made for you. After informing management that we would be vacating the apartment 2 months early due to work being so affected by the constant disturbances, they told me ok, well you still have to pay the lease in full. Fine. I wasn’t expecting charity, but not offering any sort of discount for the terrible tenets they allowed to violate the lease over and over is ridiculous. I have had friends move out of places due to less irritating neighbor concerns, and the rest of their lease was ignored, due to the fact that their rights in their lease were violated. I still did not raise any fuss, but asked if I could pay the rent on the firsts of the next 2 months. I was assured that this was fine. When I came to pay the rent on the first of this month, I asked what would happen if they rented the apartment out now that we have left. The girl in the office was clueless, as I have found to be typical due to the high-turnover of this office and had the manager call me later. She left a snarky voicemail saying that if I had any questions to call a regional manager. I decided to call, only to get my question about future renters answered-I had actually debated not calling. ONLYTHEN was I informed that I would be required to pay next months rent immediately. Directly contradicting the arrangement that the property manager had told me would be fine, less than 1 month ago. Had I not called this woman, whose number I got just yesterday, I would have been billed more fees for this crappy apartment. Sorry for this novel, but if anyone is dissuaded from renting from here it was worth it. Their ratings on various sites have gone completely down the chute from the time we moved in, and now I know why firsthand. Save yourself the time, money, and sanity and DONOTLIVEHERE.

The staff who works here has the worst ethic and lowest morality. They are only looking to lock you in with contract and after that, good luck. Specially, if you are looking for furnished apartment for short term, DON’T! I communicated with one of the staff here through emails and phone calls since I was in another state. Now that I am here in town, I looked around, I am utterly shocked how bad the deal I’ve got. I wonder about integrity of the people who works in the management. Obviously, they don’t have any. I wouldn’t pick this place for my own worst enemy for the money they charge for.
