International Relocation Solutions is a one-person operation run out of the woman’s(Birsen Larson) apartment. Nothing wrong with that except the woman is a bit of a flake. Birsen illegally deducted from my security deposit an additional two days of rent and has not bothered answering my emails. Background Through Craigslist, I rented a furnished one-bedroom apartment in the Parc Telegraph building located at 220 Lombard, Apartment 614, for the month of March, 2014. The place is small(600 sq. ft.) but comfortable and ideally located within walking distance of Fisherman’s Wharf and the Financial District. The rent was $ 3,900 a month plus a $ 500 security deposit, from which would be deducted $ 120 for the post-move out cleaning. After I wired the month’s rent and security deposit, Ms Larson offered to let me move in a day earlier(on February 28th) and modified the lease to include that extra day. She did not mention anything about charging for that day nor did she change the rental price in the modified lease, which simply states, «Term»(with from and to dates) and a price($ 3900). Clearly, the lease implies a fixed price for a specific rental period. When I received my deposit refund check Ms. Larson had deducted the cleaning fee(as I expected) but also deducted an additional $ 260 for two days of rent! Apparently she thinks she rented the place on a 30 day basis rather than for the specific time period stipulated in the lease. I have pointed this out to her in several emails to which she has not responded. Conclusion I am sure I can win this case in Small Claims Court but pursuing that course of action is difficult as I live on the East Coast. Of course, Ms Larson knows that. My next step is to contact the owners of the apartment and appeal to them.
