West Coast Construction

In 1993, I had occasion to add a mother-​in-​law apartment to my existing home in Oakley, CA. I selected West Coast Construction, Rudy Sidrian owner, as my contractor. The work consisted of making a doorway from an existing bedroom through the outer/​exterior wall of the home, and building 421 sq feet addition on to it. Several problems were experienced with this contractor, including not completing the work on time as promised, and leakage of rain into the existing home during construction. The original estimate was $ 65,296.78 and ballooned to close to $ 90,000 when construction was finally completed. There were a number of problems that cropped up, most of which were rectified by the contractor, however, some were never corrected. It was only upon renovating the construction area in January 2015 that many hidden problems were found. First, the roof of the new construction leaked and had to be repaired by a different repair company at my expense. Ceiling and wall discoloration and damage needed to be patched and repainted, again, at my expense. The patching of joints between sections of sheet rock was poorly done, and in some cases, the paper separated from the sheet rock, which during renovation had to be removed and replaced. Shortly after construction completion, cracks began to appear around the joints where the walls met the ceiling, and to cover this, I had to have another contractor install molding to cover them. The floor ceramic tile installed, was installed incorrectly, and resulted in a number of cracks where the tile had not completely adhered to the underlying mortar causing air pockets. Upon remodel, this was discovered, and the entire floor had to be removed and replaced. The shower door that was installed, never closed properly, and after several attempts by the contractor to fix it with out success, it remained a problem until the remodel, when it was discovered that the original contractor (West Coast Construction) had installed the door gasket upside down which did not allow the door to properly close, further, the insulation had not been properly trimmed, and covered the magnets which prevented the door from remaining closed. The concrete sub-​floor was discovered to not be level and was un-​even making replacement of the tile difficult. The walls were not plumb and when replacing the sliding doors to the walk in closet it was discovered to be greater than one inch out of plumb making replacement of the doors extremely difficult. Although the new construction was able to be completed with a pocket door, the door frame had to be installed askew in order for the door to properly retract into the wall and appear even at the edges. A number of other cosmetic problems had to be re-​worked by me to cover them, including poor grouting of kitchen tile, and grout used where a vinyl sealer should have been used (around the toilets). Many of the construction issues were not discovered until remodeling was performed. Overall, I would rate the original construction as poor.
