We picked this place out of one other. I can remember asking specifically if there were any bugs, and more specifically cockroaches. We didn’t get to see our apartment beforehand because someone was apparently moving out. The very first day we walked into the apartment, we found roaches on the walls and on the bathroom floors at night. It was maybe the third day we were there they had to get pest control in to exterminate one whole side of the building. I think the thing that worried me the most was no other residents were complaining about it. Either that or we got through to them that we weren’t going to tolerate bugs. From this point on there were many, many issues. I honestly think they move just about anyone into this place. There is trash all throughout the property on a daily basis. Residents pretty much step out of their car and throw trash on the ground. There are aggressive and large dog breeds on the property — much larger than the allotted weight limit stated in the lease agreement. There are drugs, alcohol, parties and police on the property on a weekly basis or more. I actually had a chance to speak with an Olathe police officer who confirmed this wasn’t the greatest spot to be, and how they were called into the area on a regular basis when residents barricade themselves in their apartment after a domestic violence episode or whatever the case may be. I could probably make this review very long, but I’m not going to do that. Instead, I’m going to sum most things up into a list below. I’m also including almost two years worth of photos. We moved out three months early and broke our agreement because of an unsafe door maintenance and staff refused to fix properly. Photos of that are included as well. They let us know that we’d be responsible for the remaining three months if they could not move someone else in. We felt we were not obligated to stay, and even spoke with a lawyer before moving who also agreed it looked to him they violated their own lease agreement and intentionally endangered other residents by their decisions. Before we left, the apartment manager resigned after they couldn’t get our door fixed and the regional manager had to come with her maintenance supervisor, who by the way did somewhat of a better job fixing the door, but basically said we’d had to live with things the way they were. The new manager was there about a month and they now have another one, and probably other new staff members. I realize this is a difficult job, so I don’t entirely blame the staff. I’m sure they are underpaid and have a lot of responsibility. Price Brothers Management Company, owners of the complex, doesn’t seem to care about investing any more money into this place. Rightfully so with the quality of people they continually allow to move in. We had to come to the conclusion that they only care about numbers, and I don’t think anyone would ever be anything more to them. It’s a business and they run it in the cheapest way possible to make the most money possible. I could’ve spent more time organizing this review, and I may edit in the future, but for now here’s that list I put together. 1. Dishonest and misleading website in regards to landscaping and other descriptive terms used. 2. Maintenance argues, makes rude comments and lies about doing it. 3. Crooked door that doesn’t shut, unsafe, damaged wood, improper replacement in 6 attempts. 4. Defective windows that maintenance admits Price Brothers will not have replaced. 5. Illegal drug usage and pot smoking in and around the complex. 6. Aggressive and large dog breeds on the property which violates lease agreement. 7. Plans to build a privacy fence to block neighboring apartment residents from trespassing, littering and many other nefarious activities. Fence was never built. 8. Strays, dead diseased cats and other breeding issues. 9. Trash and broken glass throughout the entire property. 10. Uncut branches blocking parking areas. 11. Laundry room with another defective door. Stolen laundry, broken into coin machines. 12. Old AC units with smells of mildew. 13. Second bedroom poorly insulated from a defective window. Vents do not work properly in the room. 14. Soccer, football, and other sports played in the parking lot with damages to cars. 15. Guests parking in residents’ paid parking spots. 16. Car repairs are done in the parking lot. 17. Loud music and games after 10 pm. 18. Our car was sideswiped in the parking lot. Unsafe drivers speeding, including assistant manager which has a banged up car and speeds. 19. Roaches and ants that cannot be eliminated. 21. Residents being solicited by trespassers. 22. Unsafe electrical boxes, manholes, and dog waste throughout the property. 23. Large funding for a pool that staff uses on a daily basis instead of money towards fixing units. 24. Incompetent maintenance who provide inadequate fixes with things like particle board, improper door seal placement, windows, etc.

Very poor communication at this Price Brothers apartment complex. Several issues within the last 2 months such as; laundry load card machine moved to the office and only accessible during office hours, free carpet cleaning scheduled because of early lease renewal ended up a no show without a call from the office, added pest control charge to my monthly statement without any notice and water turned off in my apartment without a returned call from the office. It boggles my mind because it doesn’t seem that hard — just pick up the phone or send an email blast. At this point I would have difficulty recommending this apartment complex and management company to anyone else.
