Black Lake Apartments

This is the worst apartment complex I have ever lived in. The downstairs neighbor works for the apartment complex, and is a lazy sleezy man who likes to have under age girls over and get them drunk and have loud parties. The police is on my speed dial here. Barf is constantly left in the stairwells that is never cleaned up, no matter how many times you call about it. The neighbor upstairs is part of a sex trafficking ring, she has sex nonstop (bone chilling screaming YES HARDER YESS THERE DONT STOP GOD YES) for hours. I don’t recommend anyone live here. EVER.

The apartments are great and yes there maybe a mold issue but if you keep your furniture so its ventilated then you don’t have an issue and keep up the cleaning you are good. The ammenites are incredible you have two pools indoor and out door and they just re did the gym its so amazing. If you have issues the staff tries to keep up with it. Just commnicate with them. They are super nice and are their for the tenants. I have lived here going on 4 years. My family loves everything and all our neighbors and they are also always asking ways to improve the apartments if you put in a request they try to do it. Just ask.

My experience in the two years I have lived there. yes, two years. We should have moved much sooner.
Landscapers come every week and keep the grounds looking good. They have recently had all roofs replaced on the apartments. Indoor heated pool is kept clean but I wouldn’t think of it as heated. You are still shocked when you enter the water because it is cold. I have never used the tanning bed. I believe they change the bulbs in the tanning bed every year but I’ve never used it, not sure about actual condition.
The dog park (advertised amenity) is never cleaned by the grounds keeper (asked 8 times over 2 months). He thinks picking the poop bags out of the basket is cleaning it… Hello, what about all the poop left by bad pet owners. Yes, the dog owners need to clean up after their pet but when you pay $ 1200.00 every month for just rent and sewer, I think the grounds keeper could break out a dog poop scoop and actually clean the grounds. The ceilings on the outsides of your front door could have been pressured washed at least every 2 years to avoid the major dead bugs stuck all over (Asked 3 times in year and has not happened yet), horribly old refrigerators and ovens without oven clean option (had no idea they made oven /​o this option in 2015). Extremely cheap carpeting that lifts after just 3 months of installation. Black Lake could be much better if the upper management actually cared (upper management is not the staff located here but the owners and partners of this establishment). They have random ice cream hand outs for the children during the summer months.
The location to I-​5, Buffalo Wild Wings and Trader Joes is great.
All of the staff are friendly. We have had no problem with theft and feel safe enough to leave our home unlocked. Our neighbors watch out for each other.
If your trying to get on your feet and have pets, this place can be great beginnings when relocating from other states or areas. It would be better if they offered 3 and 6 months leases like Breckenridge and Breckenridge heights but dogs are not allowed at many apartments so its a compromise.
Regarding other tenants experiences with mold, We are in Washington State and it is something that you may have to deal with. We have never had a mold issue but I could appreciate the frustration if you ended up in a apartment that had it.

I’ve lived here two months now, and there is already mold growing throughout the apartment. They’ve conveniently «misplaced» my rent check BOTH of the months that I’ve lived here (that’s 100% of the time for those keeping track). Luckily I kept the receipts, but who needs the drama of coming home on the 6^th every month with a ridiculous overcharged payment notice (or you have to move out in 72 hours). Then you have to go in the office and show them the receipt in person, when you already gave them the check weeks ago!!! They have ONE TRASHCAN for over 1,000 residents (so good luck with that)… These people are very incompetent, there are NO AMENITIES. You should only move here if you have no other option, all I can do is tell you what I’ve experienced and let you know that I’ve already provided them with notice that I’m moving ASAP. Consider yourself lucky if you never move here!!!

Before you sign a lease you have to sign a Black Mold waiver, so it is not a surprise when it pops back up after being painted over or cleaned before you move in.
But, since it allows larger dogs, it is the best option for many of us.
The office staff is very friendly and young. I have had no problems getting maintenance issues fixed via email communication.
The amenities are nice, but I’d be curious to find out how many people have ever used the tanning bed.
This place could be really nice with a few changes that would have to originate from management and effect the residents. Many folks here are lazy when it comes to littering, picking up dog poop and properly dumping their garbage. Covered (paid) parking violations are rarely enforced, if I had one, it would annoy me.

Awful! Look for something else. You can find other nicer apartments that may be a little more expensive but worth it in the end. The grounds look nice on the outside but between the poo that no one cleans up and people allowing their pets to poo and pee in the children’s playground area, it is actually disgusting and stinks in at the peak of summer. Management does not care no matter what your complaint is and they do nothing to fix the problem. Fees and fines are not enforced. How could they be if people are still doing whatever they want?

Very cheap construction and very loud if you live below anyone, we could hear the cats above us. The ceiling cracks when someone walks above, and our neighbors above were not noisy people at all, so it wasn’t them, it’s the cheap construction. The closet doors on all the closets fell off numerous times, just by opening or closing them. And so many things broke or fell apart: trim, light fixtures, you name it.
The appliances are so cheap and old, our washer had rust inside it, and the dishwasher is useless, you are better off washing by hand. Parking is a nightmare, be prepared to walk a long distance. There are a lot of noisy people who have late night parties on their balconies and management doesn’t seem to care at all, so don’t waste your time filing a complaint. The bedrooms are about the size of a prison cell, if you have more than a bed and one dresser then be prepared to walk sideways to get around your room. Very little storage in the kitchen, and NONE in the bathroom.
Do not be fooled by the lower rent than nearby apartments, they charge for water and the average water bill averaged $ 70/​mo. The management is a mixed bag, one person is clueless, one is outright rude and unprofessional, so we avoided going into the office.
It’a a shame, because the location is nice (if you get a unit that is not right next to the freeway) and although they do have a landscaping company come in once a week (be prepared for a lot of leaf blowing noise) there is dog poop EVERYWHERE. They have a very small dog run but it’s just really a toilet, I had talked to neighbors who complained about all the waste in there, but they never do anything about it, which is a health hazard, and most of the grass throughout the entire complex has dog waste on it, so don’t walk on it.
They also charge $ 1,500 to break your lease and good luck getting your deposit back. They charged our next door neighbors for the carpet, even though it was old and had not been replaced, and didn’t replace it for the next people.
Mold is a constant battle, it grows on the walls and windowsills and covers the patios. We were counting down the days until our lease was up.

We moved to Washington and we moved into Black Lake Apartments and love it. Its not the biggest apartment but it suits your needs.
