If it is possible, do not rent from this group. It takes weeks for them to fix anything, and they capitalize on closing fees after leaving. We got charged with a $ 300 cleaning fee, a $ 170 carpet fee and a $ 195 repair fee. We were there for 6 months and carpet was only in 3 of the 4 bedrooms. When we moved in, we complained the master bedroom carpet smelled like dog, and they said there was nothing they could do. Hopefully, with the carpet fee we paid, the next renter will not have that issue. As for the repair fee, I’m sure we paid for the outstanding items that we reported(cabinet doors and pool screen,) which were also there upon arrival. Hopefully Ameriteam used that to support the new renters as well. We also had a cleaning lady come before we left. Basically we were shorted $ 665 dollars for things that were not normal wear and tear. They are very money grubbing, unwilling to work with clients and basically looking for a dime since the rental market is bigger than the sales market. It’s not always possible to choose if you really like a house, but if you get the option DONOTRENT anything from this company. In regards to the company’s comments below(updated 12⁄9): I agreed to the lease break. I didn’t mention the fees for the early lease break in the initial review. They were stated in the initial agreement and very clear, hence why there was no complaint in that area. The complaints were the available due back, home repair services and additional fees on top of the the lease break, which were extremely high given the short duration of our stay(after complying with the lease break agreement.) Please understand this is not a complaint of Florida law, but of the lack of service and integrity in the flexible dollar amount due back. I do appreciate the quick response, this is a first. We just now received final amounts from an October 13th move out(received December 8th.).
